House was great! Very Clean, more than enough room for 7 adults and 2 kids. Check in check out was super easy. Within walking distance to the beach. Easy parking. Within 10 minutes drive to Moody Garden.
The condo was very pretty and I love Beach Cove. We had a great time, even though it was cold and rainy most of the time. But, we were in a very convenient location we was close to everything. Will definitely stay here again 😃

Our space was clean and very quiet with black out curtains. It was comfortable for us two adults. Close to the boardwalk, dining, entertainment and right on the beach. The space outside of the rental (front desk area, elevators, pool areas) is dated but functional and clean. No place to store luggage in the lobby area if coming in early or leaving earlier than your flight out and want to explore.
UPDATE - Hi Vacasa, it's impressive how responsive you are now that this is on a public forum. - in response to your reply - you emailed me on 1st April 2025 saying that you would refund me $804.41. That never came through.
Then on Jan 23 2026 you said it had been refunded to my debit card. - that never came through,
Then on 2 April 2026 you said that $280 had been refunded to my debit card (with 4 digits that weren't mine) - saying that the original refund you had promised me was an error - that never came through.
Then on April 3 you said $280 had been refunded on a card with a different 4 digits that still wasn't mine.
Then on the 21 April you confirmed by phone that a refund had been paid of approx. $450, but you couldn't give me an exact figure.
Then today by phone and message you confirmed again that a refund (which you couldn't tell me the amount of) had been processed on 21 April (which hasn't arrived) and when I (yet again) asked for confirmation of the refund you sent me a copy of my booking reservation!
This saga has been going on for over a year and if you'd simply refunded what you said you were going to refund (in restitution for your original poor customer service and lack of promised amenities) then we would not be having to have this public conversation now.
To quote the film Jerry Maguire - SHOW ME THE MONEY!! - Or at least the proof of refund!
I would urge anyone considering renting a property with Vacasa managing it not to under any circumstances.
To summarise: initial booked skiing location was cancelled 2 months prior to rental - ok it happens, new location looked nice, but a review said the hot tub was not working - Vacasa had 2 months to get it fixed but didn't, lots of emails and they basically just didn't fix it, offered to provide a refund of the hot tub fee and a letter of apology. - As it was a pretty key reason for selecting the property it was frustrating, but life goes on! (spoiler, we never received the letter of apology or the refund!)
We then arrived on the Saturday to find that there was a note on the dishwasher saying that it was not working. We contacted the local office on Monday (they’re closed on Sundays) and they had no information regarding the dishwasher (this is pretty surprising, considering it should have been their maintenance team that placed the note in the first place). They said they would send someone out to look at it, and we never heard anything back. We had to hand wash all dishes the entire vacation, and not bothering to let us know what was happening was extremely poor customer service.
When we arrived, there was a smoke alarm missing from the second bedroom, with electrical wires hanging out of the ceiling – we reported this and it was rectified on the Tuesday.
The fireplace downstairs was not working throughout the whole stay (someone came in on the Tuesday to put some electrics back into it and relight the pilot light, but it still didn’t work). As that is the only source of heat in the living area and as the area is built into the stone with no insulation, it meant that that area was far too cold to be able to use during the entire stay.
We tried to use the outdoor grill, but this is so old and unserviceable that it would not heat up past 200 degrees and so was unusable.
In addition, the underfloor heating in the bathroom off the first bedroom was not functioning, and there were at least 6 light bulbs not working in the house (this is a minor issue, but it is reflective of the poor attitude to property management that seems to persist in this property).
We reached out to Vacasa following our stay - I’m a firm believer that when things go wrong, often it’s the way that they are handled that can help resolve the issue. - That was in March 2025 - after initially refusing to provide a refund (despite originally offering one) and 7 emails later Vacasa agreed to refund $804.41 on 1 April 2025. - Ok, it took a while but at least the saga is over (or so we thought!).
When no refund was received I followed up, over the next 12 months the amount promised was changed multiple times and I was told on several occasions that a refund had been processed, but Vacasa have not provided any proof of refund whatsoever despite me requesting it.
Just don’t book through them, no matter how nice the property looks, they are terrible at maintaining the properties, won't fix issues, and won’t refund you despite promising you a refund! - A quick internet search will show you that this is not a unique case. - Renter beware!

Just steps away from the beach! The property had everything our family needed for a comfortable stay while celebrating the life of our son, Luke. We prepared dozens of cookies in the totally equipped kitchen. Had a few family members stop by for shared pizza meal with plenty of seating area for everyone, including inside and outside on the ocean view deck. The cozy living room offered a gathering place as we designed picture boards for our event. Each of the three bedrooms with a bath was exactly the combination we needed for the five of us. The perfect and thoughtful recommendation from Michele to rent a golf cart was ideal for transporting items to the pavilion, including our 90 year old Mother to the beach. The peacefulness of the beach view provided all of us with the support we needed, not to mention all the staff from Vacasa. To the host, Bradley we are forever grateful too.
The owner of Casago (now merged with Vacasa) in New Smyrna Beach, Florida is Tim Smith. He **falsely** accused us of having a pet on the property. Tim called the police to have us evicted. The police officer offered Tim a reasonable request to allow us to stay the night and leave in the morning since it was past 10pm and our daughters (4 and 6 years old) were asleep in the house. Tim Smith refused and had us evicted. Unreasonable man. Do not trust this man.

The home was very clean and tidy, very well appointed with everything you could need. And of course the killer view
The property advertised was reasonable given the location and was as advertised as far as amenities. I travel a lot with three grown men to rate golf courses, and it is hard to find suitable lodging at a price within budget.
Large home with beautiful views in a quiet location. Very clean and great, detailed instructions about directions and how to enter the home.
The place was peaceful, clean, and had everything we needed for kitchen utensils, and supplies. Also bathroom had plenty of towels and supplies. Booking went smoothly, and the even let us know we could check in early. Customer service was very helpful, and quick to give assistance.
This was such a great spot for a birding getaway. The views from the room were incredible, and honestly, the views through my binoculars were just as spectacular. It made the whole experience feel perfectly aligned—relaxing and immersive at the same time. If you’re looking for a place where you can unwind and still be close to excellent birding locations, this is it. Highly recommend.
We just booked 2 different stays/units through Vacasa in Maui. They were fabulous to deal with and wouldn't hesitate to book through them again.
After booking I had a question and reached out to them via email and they answered me right away.
We had to cancel shortly after booking to rebook something different and they refunded us right away.
Their check in and check out was flawless, including their offer of an early check-in as soon as the unit was ready, we were also offered late check outs. They onsite staff was also very helpful.
Absolutely HORRENDOUS customer service! I left an item in my room and called 2 hours after I checked out. I was told it wouldn’t be an issue and it would be shipped to me the next business day and I would be charged the shipping cost. I was perfectly happy with that, only it never happened. I called again and again and again and had many chat conversations with customer service. I keep being told there is not an update available and the area manager will provide an update as soon as they are able to check some special list and found. It’s been about 8 weeks since I checked out, and nearly every day I ask for an update and I get told there is no update at this time and to be patient. Worst customer service I’ve ever experienced. You’d think I’m trying to get something back I left on a different planet. Never again will I book with Vacasa and I’ll go out of my way to steer anyone I know away from them as well. If you stay with them, just know, if you leave something behind it is IMPOSSIBLE to get it back.

This review is focused on the vacasa identity verification process. What an absolute waste of time. Not to mention the personally identifying information they collect - how is this stored? How long is it peristed? etc. etc. Likely cocumented somewhere that I don't care to look up. I will avoid booking a property using that uses their service in the future.

We arrived at Harbourgate Marina Club on Friday, May 24, 2026. We were in apartment 610. The apartment was disgusting. Black hairs all in the bed, all the lamps were old and rusted, the refrigerator was nasty and full of something brown that was leaking all inside. The dining table was filthy - looked like it had never ever been cleaned. It was a total nightmare. We called and requested to be moved after we sent photos of the complaints. They told us our issues were not enough to move us. What a joke! They today us they would not move us and it was going on 8p.m. I finally got someone else on the phone and demanded my money back. After much back and forth they finally agreed to a refund. These folks are terrible. Do not go through Vacasa ever!!!!
