** WARNING AGAINST USING URBANK LINK NORTHCLIFF**
I strongly caution anyone considering Urban Link Northcliff for rentals.

Firstly, they use very outdated pictures of properties in their listings. If you are from a different province and can’t physically view the property, you’ll be misled into believing you’re getting something completely different from what you actually sign up for.

Secondly, once you move in, don’t expect proper service. Issues you raise will not be handled adequately or in a timely manner.

Lastly, when maintenance or repairs are needed, they tend to cut corners with the cheapest possible fixes instead of addressing problems properly.

Overall, my experience has been disappointing and beyond frustrating. For the NORTHCLIFF BRANCH it’s all about lining their pockets and ZERO service delivery! I would NEVER recommend using Urban Link Northcliff if you are looking for honest representation and professional service.

Excellent service; our builder Shaz came back on the evening to finish the job. We are thrilled, Urban link has been brilliant and Sian is fantastic.
I honestly couldn’t ask for better help and everything we have needed has been done. I am thrilled with the service and would recommend them to everyone. If you want a builder ask for Shaz.

This letting agency is rubbis doing they are job.dont ever rent property from this agency they will make a rise rent every year and they dont want to fix anything in the property.they keep saying they will speak to the landlord and sent the con tractor to fix but never happens.all they care about is just your money.so think before you rent property from this agency.

This is one of the worst housing company I have ever come across. Applied for a house and they left me hanging for 2 weeks and after 2 weeks they said that I got accepted so I gave the holding fee than after 1 week they called me and said landlord has taken the house away from them. They refunded my holding fee and said I will get it in 5 working days but it’s been nearly 3 weeks and still haven’t got it. Would never recommend them to anyone.

There should be an option with minus points for this company. I have been living in a rented apartment from this agent for 10 years now. They never fix technical problems. The technical condition is getting worse and worse. I report problems many times but there is no response other than a polite email. I live on the top floor. The roof leaks and the whole apartment is moldy. In addition, the vent pipes are not mounted, they are torn and lie on the ceiling, which makes the ceiling wet all the time. The ventilation system is poorly designed and damaged. If the downstairs neighbors burn something in the kitchen which is often the case, the poisonous fumes are pumped into my apartment. I am systematically poisoned by exhaust fumes and fungus on the walls. Recently, I was seriously poisoned by exhaust fumes then my friend have to call an ambulance. All the time there is no air to breathe. The bedroom cannot be ventilated because there is a non-opening window. There are no windows in the kitchen and bathroom and went system not works. I wake up every day with a severe headache and have already had 6 strokes. Due to moisture and mold, I have chronic sinusitis, stomach pain, and kidney problems. Recently my asthma symptoms have worsened. In February I was hospitalized with suspected lung cancer. I can't move because I don't have enough money to let another home because I don't have a job because my health has deteriorated because I live in a poisoned apartment. Hello Mr. Heller! we have here paragraph 22.

Don’t use this letting agent.Sent me a bill for things that were already like it when I moved in , I was only at the property for a year and they are saying so many things need replacing. Jokers.

Worst home agents in the world been with them 2 years and they treated me like Pooh.

Never and ever try to rent or use this agency. They are totally useless and crap. They put someone as a manager from Stone Age era. Your deposit is guaranteed for no return. Even they will ask you for more. The one’s in the so called ‘office’ in Walsall are looking for a trap and they will abuse you if you get in there. I wonder how the government allow such agencies to serve the people. Warning ⚠️

Worst company!!
I was only renting temporarily on a 6 months lease. During this time one of the windows wouldn't close which I had to wait over a month for them to sort out and the kitchen tap was broken and was mould on the windows. I cleaned after leaving the property but they tried to charge me for the mould that was already there, cleaning fee to hoover around 4 crumbs on the floor even though I hovered (which they pay someone that lives in the building to do, then they send an inflated charge), a new end strip which was due to wear and tear, and 1 blind slate even though this was missing when I moved in. I was waiting over 3 months for my deposit so I went to get a statutory declaration to get it sorted

Went to a viewing with Dana, and then at a different property with dharam, both was very welcoming and friendly! Then called the office, where the manager Had lots of knowledge and answered all of our questions.

Awful experience rented our property out to find that when we needed our house back we were told Urban Link had been sold and we was not aware of the lack of credits the company have so when I took them through the complaints I was told this rental company didn’t even have the basic elements to sell or rent and didn’t follow protocol!! We paid monthly for the rental to be managed to find that the garden was wrecked with our electrics playhouse and water feature. Also the kitchen was badly effected with the laminate peeling and marks all through carpets and last of all shower was hanging off wall and garage doors were dented in from when Tennant parked right up to them! No compensation other than £250 didn’t even scrap the barrels!!!

Sian has been dealing with my move into new property. She has been fantastic keeping us informed every step of the way. References were completed within a day or so and contracts signed within a week. Fantastic to deal with and always there on the end of a email or the phone. Great website that allows you to do application and everything electronically which is a breeze. Martin.

This letting agency is soooo crap. I don’t know why the landlord we spoke to chose this agency. The landlord was ever so nice it’s ashame he let his property to be handle by Urban Link.
After all the hassles they put us through to complete the requirements and then getting our deposit and one month rent they have the guts to say...oh you are in a queue and it will take almost a month to give us the contract and the keys for the house. How dare them to do that to us. Who wouldn’t be angry at that... Then refuse you to have the house because you got mad at what stupid things they did to you and getting in touch with the owner of the house.
They put us into a lot of trouble asking for some requirements that are not in their checklist then let a third party to ring us with out informing us ahead of time so we can entertain the third party’s questions. Who on earth will answer a number that is unknown specially at this time that so many advert callers randomly rings a number?
Another, asking for income reference if they are already have payslips and P60. What more can you prove them about your earnings for 20 years in the same permanent job. Just because your manager did write it done on your reference because of confidentiality...But they have your income reference at hand. I don’t get it.
For 20 years I have been renting properties around my work area with different agencies I never ever had any trouble as such as this. We only wanted a bigger property that is why we wanted to move. But I guess I should have asked my current agency instead. It will be a lesson and they will be in a blacklist for me.
This agency is truly a looting agency.
Anyone reading this please don’t be a victim of this agency you will have a stressful life if you choose them.

Good at looting your deposit
They showed me a crappy house (paints ripped off, tiles broken, furniture almost broke, garden like a garbage torage). I accepted and moved in, since the rent is cheaper. when I vacated, they told the house is not in good condition and looted my deposit.
I made the house look good and livable condition, still my deposit is gone because of these unethical letting agents trick. becareful with them
