We were looking for a loan to buy a new property or land and Lane was very helpful in explaining financing options. He helped us evaluate and identify possible properties to acquire, contacted sellers to answer any questions we had about the property. He was very responsive. We didn’t feel like just a business transaction, we felt like we were actually cared about. Lane and the staff at Union home loans went above and beyond.

Very Unethical! I used their company to pull out money from a vacant lot I owned.
It was in my personal name with no personal guarantee and non recourse.
My dad decided to buy the vacant lot from me.
I asked Lane Scholes if we needed to transfer the loan to my dads name to release me of any liability.
He said it's not needed because the loan is not even on my credit and if my dad ever defaults then they just foreclose on the vacant lot.
And I would have no financial responsibility. So I said ok fine let’s just keep it in my name then with my dad making the monthly payments.
My dad paid on the loan for 5 years. They made 100% return on their money. Over $150K profit on $150K loan!!!
Since the economy has had a major impact on my dad’s construction company he had to unfortunately let the vacant lot go.
When I told Lane Scholes about this he got very angry and said I am financially responsible for the loan now.
He begged me to find a buyer for him since he did not want to foreclose on the vacant lot and then try to sell it themselves.
Because of my kindness I spend 50 hours of my own time reaching out to every one I know. I found a buyer. And Lane Scholes and him came to an agreement.
Union Home Loans, Inc. uses FCI Lender Services, Inc. for billing. I received past due notices in the mail after we signed the assumption agreement and transferred the Deed of Trust out of my name.
I reached out to Lane Scholes and asked him to send FCI a release of liability so they stop sending me invoices.
He got very angry and said he will only do it if I pay him $1,000.00
I said what is the $1,000.00 for. He said for his pocket!!!
So not only was Lane Scholes not appreciative of me finding him a buyer. Even though that was not my responsibility.
He also tried lying to me acting like FCI needed the release or else I am still on the hook. And only if I paid him $1,000.00 then he would send them the release.
I reached out to FCI Lenders and they were very quick to respond and amazing!
They told me they took me off and will no longer be sending me any future invoices without needing any release from Lane.
Lane Scholes showed his true colors.
He knew that I was going to use him to deploy $1M in cash in a few months when I pull money from my house.
And use those funds to be an investor on hard money deals with him.
So for $1,000.00 he lost a $1M customer. It’s called GREED. Cutting off the hand that would have fed him for what…$1K.

This is one of the best lenders I have work with. I have make at least 5 loans but I have never seen any representative that is so reliable and responsive to their customers like this lender. I recommend everyone to go here.

In just 10 business days after first speaking with me, Lane was able to close two loans and solve my one big refinance problem - something that for over a year now 3 other companies could not even come close to doing.

If you need certainty of execution These guys are great. I am a broker and have worked with union for 5+ years on both residential and commercial deals. I have completed $80M++ of construction, fix and flip, refi, land, and other types of loans for my residential investment/development business. I have enjoyed excellent relations with a number of lenders. Having said that, Union Home Loan (and Lane Scholes specifically) is the best lender I have ever dealt with. Fair and honest. They act quickly and honor the terms they quote. They work with you to understand your needs. They are also creative and, frankly, very personable and enjoyable. They have become more like a partner than lender. Finally, they do exactly what they say they are going to do- and do it with ease and speed.

Obviously terms are key, but this is a true partner/lender which really makes a huge difference. I strongly recommend this shop.
