Absolutely horrible experience at Upperbanks Rochdale. Do not fall for their “1 month rent free” scam. It’s misleading and designed to hook you in. I tried leaving honest comments on their Instagram page, but they deleted my feedback! I hope this helps others make an informed choice.The location is the only positive: just five minutes’ walk to the tram and interchange, plus Aldi, M&S, Starbucks, Boots, and a cinema are all close by. Entry is locked, so there is a basic level of safety.

But that’s where the positives end.A one-bedroom flat here costs about £970 and a studio is £890. For the tiny area of 600 sq ft, the rent is shockingly overpriced. After leaving, I found an entire floor of a house for under £700 with bills included — it made Upperbanks’ pricing look even worse. Bills like water and electricity are extra, plus council tax. You’ll end up paying around £1300 per person, and for that you get little privacy, below-par service, and hassles from start to finish.

The joining process is a nightmare: deep reference checks, employer letters, and up to six years of tenancy history. By the time you realize how stressful it is, you’re already committed. For every small maintenance issue, like getting replacement keys, it’s always a slow process. Reception staff weren’t helpful or empathetic — multiple times, I was busy and had to chase them down just to get into my own flat.

When I gave notice, their attitude worsened. No help with moving boxes, no door held open, just indifference. Moving out as a single woman was made unnecessarily difficult because staff refused basic assistance.The worst part: after I moved out, they charged me £550 for “damages and cleaning.” This is nearly a month’s rent elsewhere, and their claims were unfair — even blaming me for the smell because they checked the flat late after I’d turned off the fridge. I kept the place clean, using candles and potpourri, and spent little time there.I’m now disputing these charges with Flatfair, but it’s been a massive hassle including emails with council and utilities. For the price, you’d expect an easy process — you don’t get it.

In summary: Upperbanks Rochdale is overpriced, badly managed, and unprofessional. I’m glad I left, and I strongly recommend you reconsider if you’re a busy professional. There are better and more affordable options nearby.
