The only trustworthy company in the…

The only trustworthy company in the Copenhagen rental jungle!
We rented an apartment from Newsec, a landlord notorious for withholding the majority of their tenants' deposits. Knowing this, we got several quotes for our move-out renovation. We were incredibly lucky to choose Udflytningsgaranti. From the beginning, it was clear they provided the best value, complete with a comprehensive warranty for their work.

It took half a year and numerous inquiries before Newsec finally provided a partial deposit refund and the receipts. To our surprise, they charged us for additional work not even mentioned in the moving-out report.

This is where Udflytningsgaranti truly proved their worth. They advised us on how to handle an unjustified expense for a door replacement (which we have now reported to LLO), and they honored their warranty by refunding us for all the other disputed costs.

Renovation work in Copenhagen is expensive, but I sincerely recommend Udflytningsgaranti to anyone who needs move-out repairs. They truly stand by their guarantee!

Hold jer langt væk! 🚫

Udflytningsgaranti er hverken professionelle eller troværdige. De overholder ikke deres kontrakt og tager intet ansvar, selv når man sender dokumentation. Jeg blev bl.a. opkrævet for rengøring, som ifølge aftalen var deres ansvar.

Min klare anbefaling: vælg en anden virksomhed.

Udflytningsgaranti is neither professional nor reliable. They do not honor their contract and take no responsibility, even when documentation is provided. Among other things, I was charged for cleaning, which according to the agreement was their responsibility.

My clear recommendation: choose another company.

Naturally, we have a different view of how this case unfolded compared to what you describe. We always work according to clear guidelines, which are stated in our offers, and which provide security and clarity for both parties.

In this case, our guidelines were not followed, and payment was withheld. We acknowledge that there were a few minor errors in the work – this can happen in any project – but that is precisely why we have our guarantee. As stated in our terms, however, the guarantee lapses in the event of late or missing payment, which we clearly communicated several times during the process.

Despite this, we wanted to resolve the matter in a constructive way. We therefore agreed that – despite the breach of agreement – we would still honor the guarantee and cover the relevant errors and deficiencies. We were under no obligation to do so, but we chose to accommodate this in order to move the case forward.

In the end, we reached an agreement in which we corrected the issues that were within our scope of work, and you paid the outstanding amount. The case is therefore considered closed.

We take note of your review and respect that you had a negative experience – but we do not agree with your description of the case.

Did what they promised

Udflytningsgaranti did what they promised and did a good job with no set backs. We had a good and easy contact all through the process and I am very satisfied. I would recommend Udflytningsgaranti to anyone thinking of moving.

Fantastic help

Fantastic help - did everything in the contract and very helpful communication wise with anything we were uncertain of. 10/10.

Avoid at All Costs

I strongly advise anyone looking for a stress-free, professional moving-out cleaning to avoid this company entirely.

I booked them for a Sunday based on the promises on their website and over the phone - detailed checklists, move-out inspection expertise, reviews here on Trustpilot, and a satisfaction guarantee. On the day of the appointment, I personally handed over the keys in the morning, expecting the job to take several hours. My partner and I even planned our day around it.

However, when we unexpectedly returned just three hours later, we found the keys already left in the mailbox. When we went up to the apartment, we immediately saw that many essential areas had not been cleaned. This included obvious things like taps still covered in limescale, floors that didn’t appear mopped, dirty drains, greasy drawers, and a dishwasher with grime inside, among other things.

I called to ask whether the team was on a break or would return later. I was told that the job was already completed and that what had been left was "impossible to clean." I disagreed and sent photos showing clearly cleanable areas that had been ignored. I was promised that someone would return shortly.

About 30 minutes later, one person arrived with only a couple of cleaning products and cloths, no mop, no vacuum, and no tools to handle the unfinished tasks (even if the floor cleaning was on the list). I pointed out multiple areas needing attention, and was told they could be done in 30 minutes. We waited outside while the cleaner worked. After that time, we returned to check and saw that many things still hadn’t been addressed. She tried to wipe floors with cloths instead of proper equipment and didn’t have what was needed to clean thoroughly. After insisting, I was told a team would return later that day to finish the job.

Trusting that promise, I left the keys again. I was reassured that the job would be finished by the next morning before 11.

The next morning:
I went back to the apartment to find the keys once again left in the mailbox with no message, and the apartment still in the exact same state as the day before. No one had returned. No notice, no apology, no communication.

When I followed up again over the phone, I was told the team simply didn't have time to come back and that they won't be coming - no resolution, no refund offered.

At this point I had no choice. The inspection was coming, and the apartment was not in acceptable condition. I suffer from chronic pain, and had specifically hired professionals to avoid the physical stress. But I ended up having to clean the entire apartment myself, just hours before the inspection. It took me nearly six hours, and I used only basic cleaning supplies from the supermarket.

Every area they claimed was “impossible to clean,” I cleaned myself, and I documented all of it with photos and videos, fully timestamped, both before and after.

I sent a detailed complaint by email with all documentation attached, including a long PDF with photos showing every task they failed to complete, asking for a refund. The photos clearly showed areas so visibly dirty and untouched that this isn’t even about overlooked details, it’s about basic cleaning tasks.

I included tracking to confirm it had been received. It was opened and read multiple times, but they chose to ignore me completely. Even after a follow-up message 8 days later, there has been no response.

To this day, the issue remains unresolved.
The service I received was nothing like what was promised on the company’s website, so don't let yourself be fooled by their descriptions. The cleaning was rushed, incomplete, and far below the standard of a professional service. The response, or lack thereof, was even worse.

If you're moving out and want a reliable, stress-free cleaning: do not hire this company.

They overpromise on the website, underdeliver, and take no responsibility when things go wrong.

Never experienced worse in my life, please protect yourself, you do not want this BAD experience EVER

I had 2 apartments which were supposed to be painted and cleaned: the one I was renting and the new one I bought. Made the agreement and paid 50% of each contract in February 2024 for the work to be carried in the beginning of May (the amount was the same on each apartment).
They start the work on the one I bought, the painting was ok but there was no cleaning done. I got the phone call, on Sunday 4 pm that they did not do the cleaning, as I supposed to have the key Monday morning.
I understood the situation and said I am ok to take the key Monday afternoon so they have time to do the cleaning.
Of course, on Monday afternoon NOTHING was done. I paid for professional cleaning and they had the mother of an employee to come and do the job, of course without any experience on what it means professional cleaning. I did not accept it and they promised to clean it the second day, on Tuesday, until I have my movers coming with the furniture. When I arrived at the apartment with the movers, after I checked with David on the phone if the work has been done and he said YES, I checked the apartment when I arrived and the same result, sending several pictures with the job NOT being done. I needed to move in so I started doing the cleaning myself. I also gave them the possibility the day before, when I saw nothing was done, to not do the cleaning, and I will pay for the painting only. David said, no, I want to do the cleaning ... so I gave several chances, so everybody will have a good experience, unfortunately the only one hurt was me.
They were supposed to start the job on the 2nd apartment the next day (Wednesday).
ON THE DAY at 8.30 am they called me and said that they will not start, with lots of lies. They had already the 50% paid in each of the apartments (having the same amount), they had the 100% in their hands, so the money I already paid was more then the job they did in one apartment, just painting.
From that day I asked the money to be paid back from the 2nd apartment as they NEVER started and even now I do not have the money paid back. Lots of lies, attacking my morals, threatening and bad behavior. I hired them to have a seamless move, especially with the pressure of the 2 apartments, and I got the WORSE someone can think. They STOLE from me, their behavior is unacceptable, lies on top of lies, and now we go to COURT.
So if you want to loose money, go to court and spend extra money (as I need to do in order to recover what I paid for and NEVER received, they breaching the contract on the day they suppose to start the work, which also made impossible for me to find another company to do the work), being lied and having constant pressure, go with them, else PLEASE find somebody else.
They are doing this as they already have my money in their pockets (as I prepaid more than the one apartment they did, just painting) and they do not care if they need to lie, they will do whatever it takes to put you down and take advantage of you.
Do not work with them, I have never experienced such bad services. I have lots of pictures showing the work not being done, even with those they do not have the common sense to accept their lack and the fact they did not deliver what they been HIRED to deliver.
So, if it was a -10 than that were the points I would have given them so nobody else will be put through the same experience I went through and I am still trough even almost 2 months after i moved. They collected the money 4 months back nd they NEVER DID THE JOB, this is the company you are looking at now.

Det er værd at nævne, at vi endnu ikke har haft nogen kundesager, da vi først begynder at tage nye sager ind fra oktober måned.

Det er dog vigtigt at bemærke, at vi som nye ejere ikke har nogen forbindelse til det tidligere selskab og heller ikke har juridisk eller økonomisk ansvar for tidligere kundesager. Vi har ingen indsigt i gamle sager og har heller ingen kontakt til den tidligere ejer. Derfor kan vi desværre ikke hjælpe med din specifikke sag.

Worse than the landlord. Dont get robbed

We got an offer from udflytningsgaranti to renovate an apartment of 93 sq m for 36000 Dkk. We had to cancel due to unavoidable reasons, and they charged us 2500 just because they booked the appointments. This cost is hidden in small print somewhere inside the so called offer. You dont sign any contract and you are not informed of this hidden charge upfront. The shock came later. The same work was done by landlord for less than half the amount quoted by udflytningsgaranti. This is not some private landlord who does cheap renovation. Its a company with high standards in paint choice and sanding material. Please stay away from them and avoid yourself from being robbed in daylight. It so turned out the landlord was more helpful in our case.

You will never find out how much your landlord will charge you, and that is their advantage.

Professional and efficient handling

Up until now (move out inspection done, but haven’t received my money yet as it takes some time from my old landlord‘s side), everything worked fine. The work was conducted perfectly with only one minor painting mistake, that will be corrected, and even my landlord (Balder) was very satisfied.
Definitely saved us some of the move-out hassle and stress so far!

Smooth work and support when moving out

I was moving out of an apartment after 3 years and the building administrator gave me a long list of items that have to be renovated. I know that in accordance with the new law I could get some of these things reduced but I was still sure it would be a big bill and lots of bother if I tried to do it myself or trusted the landlord. So I hired udflytningsgaranti and it went really well. They were very good with the communication for setting the pricing, starting work and also finalizing. There was a small issue with the communication on their lawyer’s side but that did not impact the work done. The final result was great and in my opinion looked better than when I moved in. It was super helpful to have udflytningsgaranti representative with me at the final inspection because the inspector brought with him two other guys with flashlights (?!) going on all the surfaces. But there were nothing to pick on and my inspection went without any remarks for me. So I am very happy. I chose payment of 50% after the deposit is returned so that is yet to come but I hope it will also be without surprised.
Certainly can recommend udflytningsgaranti for those who don’t want a smooth and stress-free process moving out of rented apartment. And maybe also to get a consultation when moving in because the landlord inspectors will not have mercy on anything that was not marked in the original moving-in report.

Save yourself money and a headache - just organise the painters, cleaners and floor sanding yourself.

Don't bother - organise the contractors yourself, it will save you time, money and angst. We trusted that they would take care of everything given their guarantee promise (especially since they had experience with refurbishments in our building and with our landlord DEAS). From the outset we were very clear about what needed to be done however they let us down and we ended up paying more than we should have.
Key issues were:
- Not providing us with proper advice based on our situation (in retrospect we should have been advised to just get the landlord to do the floor sanding)
- Sloppy work by contractors. Despite assurances that the place would be ready, on the day of the move out inspection with the landlord, there was food left in the fridge by the cleaners/painters and paint and plastic in the bathroom. Painters also missed filling holes in the wall. (Thankfully in our case the landlord's agent agreed to re-do the inspection the following day while these things were addressed).
- Very poor communication/customer service. I'm not sure how much of the problem is language related (we corresponded in English) but communication was messy and frustrating.
- When an issue arose they insisted on communicating only by email which further created confusion when it really would have been helpful to have a phone conversation with someone to discuss.
- When we sent a formal complaint to the email routinely used for correspondence, it wasn't forwarded onto relevant people and we had to chase after 2 weeks. I mentioned in my original email that I was expecting a baby and wanted the issue resolved quickly which was seemingly ignored.
- When we finally got a manager on the phone to discuss resolution of the issue, their attitude was really poor, resentful and blaming us that we had 'let ourselves be tricked by the landlord'.
- They finally agreed to pay half of the extra cost we were incurred but ultimately we were still out of pocket an extra DKK 4,000.

Communication was quick and uncomplicated.
The ejendomadministraton wasn´t quite happy with the renovation during the handover of the flat . We got an extra bill . But udflytningsgaranti covered the extra costs. We were quite happy with the whole process.

Great service, nice people and great job performed!

We had a really good experience when we moved out from our apartment with Udflytningsgaranti from the start to the end.
They took time to assess the work and explain everything to us. We liked that they wanted to reduce the price as much as possible for us and gave us some advice to do so.
The communication with the back office department was very reactive and clear.
And the most importantly they finished the work on-time, without any remarks during the inspection and we don't have to pay until we have received our money from our landlord.

Good service for reasonable price!

This was a great experience for us! To begin with, Utvlytningsgaranti.dk was cheaper than any other contractor I got in contact with. They were also the only company to present us with a detailed list of what their price would cover. They also sent an employee to help us discuss with the landlord during the move-out inspection. Finally, when the landlord came up with new things that he wanted to be fixed (details he had not mentioned before), Utvlytningsgaranti did the extra work for no extra money! I will definitely come back if I need a renovation company again!

High quality work

I used Udflytningsgaranti when I moved out of a big apartment in Sluseholmen because I saw that they had many good reviews on trustpilot.
I have two small children and so I needed sanding and lacquering of the floors, painting and good cleaning. They did a really good job and the move out inspection went perfectly, without comment, and I’m getting my full deposit back. The communication with the company was always easy and fast. All in all I highly recommend them.

Outsourced cleaning company didn't show up due to Covid, and I had to pay for cleaning from my depositum, but then got fully compensated for the amount thanks to guarantee 🤝

good service

the company is not cheap in my opinion (I had to pay 2/3 of what the 3 month deposit was anyway), but i wanted the security of knowing there would be no extra surprises if I left it to just getting the move out report bill from the landlord, who has a reputation for charging people even more than the deposit held.

The floor sanding was good, the painting not perfect so there were some remarks and a bill from the landlord about it, but Udflytnings garanti did then reimburse me this money so in the end I got all my deposit back.
