Absolutely Disgusting – Avoid at All Costs
I’ve stayed in these apartments multiple times, fully aware they’re a budget option — but what I experienced this time was beyond unacceptable, and it all happened on day one.
I woke up after the first night covered in insect bites. When I moved the bed to investigate, I found a thick layer of dust, dirt, and who knows what else underneath — clearly it hadn’t been cleaned in a very long time. It was genuinely disgusting, and it made me question what might be living in that room.
To make things worse, the room was shockingly under-equipped. There were two of us staying for 17 days, yet we were given just 1 fork, 1 knife, 1 bowl, and 1 coat hanger. That’s not just inconvenient — it shows a complete lack of care or preparation for guests.
As for customer service? It was non-existent. No empathy, no apology, no effort to resolve anything. They didn’t seem to care at all.
Thankfully, I cancelled my 17-day stay and got a refund — the only good outcome from this disaster. I won’t be coming back, and I wouldn’t recommend this place to anyone, no matter how low your expectations are. Basic cleanliness and respect should be the bare minimum — and even that’s not guaranteed here.

After one hour of moving in, me and my partner have experienced a ridiculous amount of issues.
The room was disgusting, the carpet was filthy (although I have specifically asked for a deep cleaning), the mattress was stained and full of body hair, the drawers hadn’t been cleaned properly and were also filled with hair (and a pair of dirty underwear), the lightbulb in the toilet was broken, WiFi barely working and there was a leaking from the roof. The kitchen was dirty as well, there was no clean space for us to store our appliances and food. I have of course immediately called the landlord and complained and gave me some weak apologies and advised that they never had this kind of issues before and would get it sorted for me. I have then met another tenant who advised that the same issues had occurred in their room, including the leaking who had been reported but nobody cared to fix it.
Me and my partner had to find a different place and we only went back to the room to pack our stuff before moving out. To our surprise (not really) there fungus growing in the room (in correspondence of the leaking that had previously happened). I forgot to mention that the closet was broken and the wallpaper had started to peel off and behind it there was mold.
Awful experience!!! The only positive thing is that they at least had the decency to give us our deposit back even though we broke the contract (and even that required a lot of patience, with different information provided by the people working there who failed to give straight and coherent answers about the refund timing and status).
You should be ashamed to provide this service and ask for so much money for this terrible living conditions.

I came across one of TLK drivers on the road today 25/5/23. He was so aggressive and rude. I wish they could be told to consider physically challenged road users.

Dangerous and shabby!
First off all did not get check in details till 6.30pm, even though I was supposed to check in 4pm! And that's only after chasing them!
Secondly even after contacting them before arrival to check if showers working as had issues previously, it was not done! Resulting in me suffering BURNS due to the scalding water.
Ended up leaving early hours in morning as no chance of sleep due to no AC, and room like a sauna.
Contacted them to speak to manager only to be told not available for 48hrs!

Booked 2 Exc double Rooms. At TLK apartments in Orpington. Have never stayed in such a dump in all my life. Rat invested, broken beds, noise was like sitting on a main road or you could have the railway on the other. Crack heads shouting at night. Beds you can’t sleep on. As for the setting, I was surprised my car was still there the next day. Photos looked great. But it’s awful. So much so I had 5 days booked, I left after 2. I couldn’t sleep for noise and terrible beds. Was the same for my friend that had the other room. Also another guy that works with us, had to move out.
Filthy dump with misleading photos
I booked one night in 30 High Street BR3 1AY. My “apartment” (which is basically a double room en-suite) was room 106. The rooms that Booking.com advertised were absolutely beautiful, and when I paid I checked once again and sure enough my room looked stunning. What I didn’t know was that they only show their best apartments - not the dump that I was put in. Kettle didn’t work, tv permanently stuck on one channel, light above the bathroom cabinet dead, nowhere to hang anything. Not a hanger or a wardrobe in sight. Just a bed in a room with a fridge and a tv that doesn’t work. An absolute s***hole. Filthy dingy grey walls covered in black marks. This is unquestionably the worst place I’ve ever stayed anywhere. This company takes your money, no refunds (obviously) but when you see the beautiful photos you think you’ve got a bargain. I won’t bother wasting my time pursuing a refund. This review will hopefully cost them far more in the long run.

TLK representative Jamika was so helpful it was unreal, she completely understood my situation and was willing to go far and beyond to ensure that I moved in to my rented property within a timely fashion, received my key and background checks were carried out as swiftly as possible. Very rare to come across people who are clearly passionate about their work and wish to carry out their role to the upmost standard. I literally have nothing but positivity to say about her. Even after I moved in she has continued to be exceptional in her duties to me as a tenant. Absolutely an incredible individual. Jamuel Has also been helpful, clear and fast responses as well as constant reassurance. He confidently answered my line of questions and if I needed him he was available to answer the phone. I’m so happy with the TLK team.
Tennant for a year, really good!
I've been living in one of the flats tlk manages for about a year and so far so good! The room I have is in a perfect location and it's beautiful and big, which is amazing for the price I'm paying.
A few days ago we had a problem with our shower, which pretty much stopped working, and it got fixed in less than 2 days. Extremely happy with the experience.
Not up to my expectations, very disappointed.
I have lived here now 5 months and I wish to leave. My previous place fell through due to ableism so I went with this house. It was more pricey and slightly over my budget but I'd assumed it be of the same quality of places I've previously rented.
As a neurodivergent person I regret agreeing to rent here as it has put a strain on me and has made my mental and subsequent physical health worse for it.
Firstly my biggest problem since moving in has been that my expectations were not met. I was not allowed to view the house but as I was desperate for housing I took it on. Moving in first day I discovered that the property was undergoing renovations and some of the shared facilities were not as picture, which is what I relied on as I was not allowed to view.
Futhermore the age of the fellow housemates were not as I asked with only one being of a similar age to me. The rest were much older, which is fine, but it's not what I was told as I was told there was a max 8 year age difference. This has caused me anxiety as Ive felt unable to build a housemate relationship with my fellow tenants meaning sorting issues or trying to negotiate covid isolation much harder.
Since moving in I have spent far more money than I have expected to due to the lack of facilities. One since moving in I lack fridge, freezer and cupboard space with only the fridge issue being sorted and having to negotiate cupboard space. Due to a lack of freezer and being low income has meant I have not been able to make affordable meals that comply with my neurodiverse mind.
The Internet is not up to par either. As someone who works from home I rely heavily on the Internet so having a very poor connection (and a box that was supposed to be replaced a year ago) means my work suffers and forces me into the office paying commuting fees and exhausting me further. I've also had to give up some to most of my Internet connected devices that I use as its not been sufficient to support a multiple device, multiple tennat household. On the day of this review we have now gone 32 hours without Internet service.
Also, when my lock door broke, locking me out of my room when I returned from work, due to as the locksmith said a poor lock fitting I had to negotiate for the cost to be covered as I could not get hold of the company but was told I would have to pay the full fee. Luckily I am very grateful that they agreed to cover half the cost incurred due to the incident.
There is also no hover for tennats to use so very difficult to clean your own room and seems to be rubbish inside the flat as chairs, an old mattress and a bathtub exist in the hallway.
In the correspondence with the company I've disappointed in only being referred to as my legal name despite it being a deadname and with the wrong title. I do not mind in contracts being referred to a certain way but in correspondence I should be referred to properly,which they stopped doing the minute they saw my deadname. For transgender tennats it would much better if there was a note were they can make a note what to call you in correspondence as deadnaming even when it's your legal name is distressing.
I must say however, my room is lovely and really great and Im very happy with it, I just dislike the thought of having to exist only between these four walls as this place disappointed me.
The people are also nice in the flat despite not being the age I was told, and you are mostly left alone which is good. Paying rent is easy and simple. The rooms themselves are in a good condition when you move in and there is a toaster, kettle, oven and washing machine.
If you are neurotypical, and just looking for a place to stay, this is adaquate. However, if you need something more in a place you live for your own mental wellbeing etc..., this is not the place for you.

I had to report them to the Property Redress Scheme and of course I won.
They had to pay for compensation. Disgusting.
