Extremely stressful experience – proceed with caution
Our experience with The Property Buying Company was incredibly stressful from beginning to end.
What initially appeared to be a straightforward sale became months of delays, poor communication where we were passed through several departments and advisors who fail to respond once you have committed. We were repeatedly told we were close to completion, only for further issues, requests and delays to arise at the last minute.
The most disappointing part was that, after months of progressing the sale and once we were committed to our onward purchase, the company reduced their original agreed offer by £12,000. Now taking it to £22,000 under the market value. At that stage, we felt we were being placed under significant pressure to accept a much lower price because they knew our onward purchase depended on the sale completing. When we got to the point of exchange, this was dragged out over two weeks, constantly being promised exchange the next day.
No buyer should be put in that position after acting in good faith throughout the transaction.
My advice to anyone considering using this company would be to instruct your own independent solicitor rather than one recommended by the buyer. Having a solicitor acting solely in your interests is invaluable if problems arise. We used their solicitor and again it wasn’t handled by just one solicitor. Thankfully, right at the end of the process we were passed to a compassionate solicitor who appreciated how stressful this had been.
Property transactions are rarely perfect, but I expected honesty, transparency and consistent communication. Unfortunately, that was not my experience, and I cannot recommend this company based on how our sale was handled.

On the point about the solicitors, we would just like to clarify that, whether we recommend the solicitors or not, they are legally required to act in the clients' interests. Customers are always welcome to appoint their own solicitors if they prefer, however, we primarily select our panel due to the speed in which they can operate.
That being said, we would like to hear more feedback about the solicitors, as we are very selective about who we use and recommend, and regularly review the service being provided. You are more than welcome to get in touch with us about the issues you've experienced, and we will address them and prevent it happening to any future customers.

I’m not very happy about how things were handled. I wasn’t told that my viewing was an open house. When I got there there was a few people there they were just as confused as me. I think it was handled very badly.

However, where there is more than one interested buyer the seller ultimately decides which offer and buying position that they would like to proceed with, and unfortunately on this occasion another buy was simply in a stronger position.

Poor levels of service and communications
Given an offer that was acceptable to both parties at the start of the process and inevitably as you get further into the process we were passed on to another team member who made excuses and what seemed to be unnecessary delays. we went a week or two each time before we could get responses.
I think because were were not desperate for a quick sale like some people unfortunately are when you use companies like this, but we understood it was a tactic to lower the price which the eventually did, which I might add was still acceptable to both parties.
However they pulled out at the last minute saying that it was too much of a risk and we lost our new build property that we were planning on moving into.
Overall poor levels of service and communication. I would not recommend or use this company unless you are really desperate for a sale and can afford a massive loss.

As the purchase progressed further information came to light, which unfortunately meant we were no longer in a position to proceed at the price that we had agreed.
Rather than attempt to renegotiate, again, we thought it better to withdraw and absorb the costs we had incurred up until that point.
We accept that it took us longer than it should have to reach out and communicate that decision, and sincerely apologise for hte additional frustration and uncertainty it caused.
We always try to find a solution behind the scenes that would work for both sides, but unfortunately on this occasion we just couldn't.
Regardless, we still wish you the very best with your sale.

We're sorry but there seems to be some kind of miss understanding about the figures discussed and the terminology of "pulling out".
The £80,000–£85,000 figure provided during the initial conversation was an estimate of what we may be able to offer and was specifically subject to further valuation, research and checks on the lease. It wasn’t a formal offer or an agreement to purchase the property.
Once we had carried out those additional checks, we contacted you again the same day to explain where we would realistically need to be.
Providing an initial indication before completing our research is a normal part of our process, which is why we make clear at that stage that any figures are estimates and subject to further investigation.
We appreciate that the revised figure wasn’t what you had hoped for, but we do feel the process was followed correctly in this instance.
