I lived in a shared property with nine others in Brixton for five years, and it was a fantastic community—especially during the Covid lockdowns. The licence fee was excellent value, and the location, just four minutes from Brixton Station, was unbeatable.
I have since moved into a one-bedroom flat through Lowe, which is not only well-located but also much more affordable than the soaring rents in London. Lowe has truly gone from strength to strength. They are now a highly organised, thorough, and considerate team who have taken great care of me, particularly when I needed to relocate.
Their maintenance system has improved significantly under Teresa’s management, with excellent communication and organisation. Poppy and Tim, who run the business, are friendly, approachable, and always responsive to any concerns. Joe and Lauren in the lettings team were incredibly accommodating and made my move smooth and hassle-free.
If you're looking for a more affordable option in London without compromising on quality, I highly recommend seeing what Lowe has to offer. Having been with them for almost seven years, I can confidently say they genuinely listen to their licensees and have continually refined their systems and communication to provide an even better experience.

This was my third experience with Lowe group. One of the best guardian companies in London. I always enjoy my time with them. I was renting a descent size studio flat in West Kensington and the rent price was very reasonable so the location and the studio size. Lowe management team is amazing especially Lauren and Teresa they are always happy to help and assist with any issues or inquiries. I highly recommend Lowe guardian. I was very happy with the studio, location and the company but it’s unfortunate that I have to work from the office now and commute from West Kensington to Marlow wasn’t an easy choice.

They are flat out exploiting people and incentivising buildings to stay empty by gutting and renovating them - and then charging market rates for zero security and zero rights. There are many other much better companies out there.

DO AVOID them at all costs!
I’m not surprised I’m reading so many negative comments!! DO AVOID them at all costs!! I had a viewing booked 1 week in advance with Lowe group, which I received an email confirming it (and a reminder too!) but only 24hs before the viewing they cancelled it, saying that I hadn’t completed a form and that the agency rep was unable to view on Friday.
I phoned them as I was sure this was a misunderstanding, as nobody asked me to fill any form in advance, and I had received confirmation of the viewing - the lady who answered the phone was actually polite and agreed that it should probably be a misunderstanding - however, when I phoned the consultant who cancelled on me, he simply said that he had told me a about the form (he’s not even the one who booked the viewing for me in the first place!), and that I sounded blunt and therefore not suitable to be a guardian!
Extremely rude, disrespectful, and clearly an excuse for his own mistake - also such a lack of empathy as I had taken time off to go on the viewings (bare in mind they are not flexible regarding times!). Huge red flag and I am actually glad I didn’t waste my time - I’m writing this as I don’t want anyone else to be treated like I was, and obviously it’s important to help others out there who are on same position as me

I wouldn't go with these guys if you can help it. They make you pay a full deposit immediately for a place, not a holding, which I though was fine because this is after you have done all the pre checks on the website. You then think you have the room but you don't and they do more checks to which become increasingly draconian (you aren't allowed to be in your overdraft for periods of time apparently, even if you are high paid) which doesn't really align with helping key workers. I was only aware of this AFTER I put the deposit down by the way. They will change their mind if they find people they like better even if you have committed (this happened at least once too) I was so desperate I put the deposit down even though they showed me a photo for half of the room, stating that it was a 'privacy issue', despite showing me a different, full room the week before where I could see the all the tenant's mess, bed and belongings. Communal areas don't have cleaners in the places- all in all its actually easier to go with an estate agent which is saying something. Still waiting on getting my deposit back so we will see! Apparently it takes 7-10 working days and I'm not sure why considering I have never lived there and they withdrew the contract so it should just be refunded straight away. Bizarre company. Hopefully not a scam!

Hey. I lived at a LOWE property between November 2023 and September 2024 after applying online. My original viewing was with Lauren, who was lovely. Joseph on housing team is really good too, as was (I believe a manager) Teresa. Moving in was smooth. I can only speak for my property here, but the room had no problems and was reasonably priced (530), and I made a lovely space of it. My housemates were fantastic, and the property itself was spacious and in a good location. We could do things like change up areas, garden etc. LOWE were great with that in general. Few more points to make below.
Second point:
LOWE has a great maintenance team, who are in my experience generally very prompt, sound, and good at responding to maintenance issues such as (direct examples) broken window locks, broken sinks, mould in bathrooms, general things like that), which a lot of landlords are very loathe to fix. They also maintained the grass we had :)
Third point:
Security could be quite a bit tighter - there's no CCTV at our property (can't speak for others, but assume the same), windows at the place I lived are easy to get into, and occasionally there were shady people about the area. There were instances of theft, and also people trying to use our parking spaces. Common issues in London, but something to be aware of.
Fourth point:
There are monthly house/room inspections, and they were very fair (again, can only speak for my place and duration I lived there) without being overly invasive. For me, it feels much better than most renting situations you come across in London, without a shadow of a doubt.
Fifth point:
Towards the end when moving out, there's the processing of returning your security payment and general wrapping up process to go through. I found LOWE super helpful here, particularly Lauren again. All smooth.
Conclusion:
Overall, I would highly recommend LOWE as a guardianship agency. If anything were to change in my new housing situation, I'd definitely look at returning to the same property, or one within a similar low price bracket.
I really deeply hope that as LOWE expands its portfolio (which seems to be happening a lot with the cost of living crisis), it continues to offer a good portion of affordable rooms within a reasonable price bracket in addition to the more upmarket options to ensure a diverse range of access to alternative living arrangements.
All in all, I'm very happy to have lived in this affordable place, which enabled me to return to London and build a solid foundation :)

I'll start this with a disclaimer, I'm new to lowe and am moving in this week, so I'll work with what I know about them till now...
Lowe are a friendly, young, caring company, they take the time to match you with like minded guardians you'll have something in common with, they strive to create an environment that will be comfortable and friendly and encourage people to use shared facilities and be social/ form bonds. They have rigorous checks including character references, job references and CRB checks, to ensure people are pleasant and compatible to share facilities.
I was most impressed by how much time they spent chatting through options and preferences to find a space. I've been a guardian a number of years with several companies, for me it's a chance to live in interesting spaces and pay less on rent, but there's also a community of young, creative, interesting people who are also willing to be moved to a new space when needed and stay flexible. Lowe have a great system for reporting maintenance, there are QR codes in the building which link you directly to an app, speedy, convenient and very efficient.
I believe if you go into a guardianship expecting stability then you will be disappointed because the nature of the job is that we are 'live in security' we live in these spaces to act as a deterrent for squatters, or crime, in order that they stay occupied whilst permissions are sorted to knock the building down or re-purpose it, so we can be living in some uncertainty. Stay open minded, and enjoy the adventure it brings.
