Got an EPC but inaccurate and slow to deliver

I had an EPC from Paul in Farnham, While he did turn up on time and looked around the flat the measurements for space were not accurate and the EPC missed off the new hot water tank with 50mm of insulation and said we need to update this further as part of the EPC (SAP 2012 says 50mm should be sufficient) this means the EPC dropped to a D. It took Paul 5 days, 3 emails and a phone call to get the EPC through after he said in person we would have it next day and now when I tried to follow up to say about the issues above no response. I have an EPC which is not accurate and while it is good enough to sell the house this is a really poor service. Price is ok but I should have spent the extra £20 and gone with a bigger more reputable firm.

The sap 2012 regulations only state that the hot water cylinder needs additional insulation if it has 25mm or less of insulation so this was an issue with the measurement of the assessor not the software.

Dear Zak, Thank you for your review. However I must point out that it is not the assessor who decides the rating. The software provided by the government produces the recommendations and the rating. If the property has 50mm of tank insulation and that is what has been input then this is correct. The system is the same for all assessors and the rating would not have been different with another assessor.

Reassess

I needed to fit extra loft insulation to comply with the RHI requirements, as Daniel Betts had completed my original EPC report a month or so earlier (and I was very pleased with the service I had received from him) I asked if he would come back to reassess.

I wasnt disappointed; his report was again detailed and thorough and acknowledges the newly installed insulation. I can now get the RHI for the air source heating.

As before, I received the report the same day, thanks very much.

Yet another fly by night supposed network.

Not an EPC man but a patchy network of assessors who are paid a pittance. Don't expect reliability. If you want someone who will actually turn up and do a proper job go to the official EPC register (Google it) where there's a list of your local assessors.

Hi Max,

All of our assessors are self employed and set their own prices. They receive 100% of the fee they charge so your comment of 'paid a pittance' is 100% wrong. We are not a panel that gather work enquiries in and pay the assessor a low fee. Although I agree there are some out there that do.

We are 100% against that practice. You should ask our members before posting incorrect information.

If you have recevied a poor service please send me the details of the assessor and I will check it.

Chesterfield EPC

I had Daniel Betts from Chesterfield to do my EPC today, very quick and friendly service, great price, he emailed the certificate to me later in the day. I wouldn't hesitate to recommend Daniel, if you need an EPC in this area just give him a call.

Quick and efficient.

Quick and efficient.
Paul Chapple from Farnham was very friendly and efficient and sent my EPC record to me in a timely manner. He came within days of me calling him. I was very impressed with this service.!st time I have needed an EPC. Highly recommend this company. They load the EPC onto a national database so the estate agent gets access immediately so I didn't even have to email it to them.

ECP rated on assumption !

We had to have EPC certificate done as we originally planned to sell, It was requested by In House estate agent but we paid the work. So we have not have anyone around. We never received even the certificate etc. In House might of requested but we paid so I do not understand why we never received the Certificate. So we did not sell as we decided not to. Just have a different plans a year and a half later just to discover that basically our flat is ''rubbish''. Called them asked them how they rated it as we had no one around they said they have pictures so must of been in. However most of the rating is done on ''assumption'' BAD BAD BAD. You can not rate somebody life and property based on assumption right.
