I was hesitant to move forward and they…

I was hesitant to move forward and they told me they would add a refund clause to the contract. I’ve been presented a couple of properties that to hit there targets require $55k, around 24k design fee and 30k in furniture. Then after their management fee if you want them to manage them they don’t break even until 18 months. After going over a couple of properties and saw this I asked for a refund and am being told I am not eligible. I thought there guys were doing good business but it seems they are quite deceitful.

Increased My Debt as a Military Member!!

Unfortunately very disappointed. I normally don't like to leave bad reviews but I have to warn future clients. I am an Active Duty military member and reached out to BnBLeverage for opportunity where they briefed me me and my family make. They set us up with a BnB in the Poconos, assured us of the profits, forgot to mention a $50/guest short term rental fee until the last minute with the property and mentioned it would only require a few hours a week on our part to manage.

The reality was vastly different and now, a year later, we are out of business with over $30,000 in credit card debt to pay off with no support from The 1 Percent BNB aka BnBleverage!!

HIGH RISK - BUYER BEWARE!!

They amplify all the profits you will be making and make it seem like zero risk if your business should go under. That's simply not true. The credit card through chase they recommend, while it has a $50k maximum, still needs to be repaid by YOU if your business fails, regardless of the LLC safety net they talk about. High RISK with this company; Buyer Beware!!

Definitely not a good investment

Definitely not a good investment, I’ve tried it and it got me into lots of that. And it’s very confusing and they charge lots of Money to get you, Trained, and basically something that you can learn on your own. And the investors beware. They will also add you to their Facebook group and then kick you out.

Misleading Promises and Unrealistic Expectations

I recently had an experience with The1Percent, a company that claims to offer Airbnb arbitrage services, promising high profits and financial freedom. Unfortunately, my experience—like that of many others—did not live up to their glossy marketing and exaggerated claims.

From the beginning, their sales team painted a picture of effortless passive income, assuring me that their system was foolproof and that I would see significant returns quickly. However, once I was locked into their program, the reality was far different. The costs associated with securing and furnishing rental units were vastly understated, and the company failed to disclose the true challenges of running an Airbnb arbitrage business, such as occupancy fluctuations, city regulations, and hidden expenses.

One of the biggest issues was the misleading revenue projections. They used best-case scenarios to showcase potential earnings but did not account for real-world variables like market saturation, seasonal downturns, and maintenance costs. When I raised concerns about my actual numbers not matching their projections, the support team offered little practical guidance, often shifting the blame to “execution errors” on my part rather than acknowledging the unrealistic expectations they set.

Additionally, their mentorship and training materials lacked depth, often recycling generic advice that could easily be found online for free. Once they had my money, the level of support and transparency significantly declined. It became clear that The1Percent prioritizes selling their program over ensuring client success.

If you are considering working with The1Percent for Airbnb arbitrage, I strongly urge you to do thorough research. Speak with actual hosts, calculate real expenses, and be cautious of any company that makes it sound too easy. This business model can be profitable, but not in the way The1Percent advertises. Their claims are misleading, and many clients end up losing money rather than making it.

BE CAREFUL…

I have refrained from writing this review because I never want to intentionally harm a business. However, I feel that we were grossly misled on our sales call, and part of this is due to our inexperience. I want others to know the right questions to ask before working with them or any BnB Arbitrage company.

After three calls with their sales representative, we were excited to work with them, as their DFY model seemed ideal for our entry into the STR market. We asked if everything was included in the initial fee, and we were told yes. However, after paying and having our onboarding call, we learned that interior design was an additional fee, and that not everything was included.

They are trying to keep us locked in due to the contract we signed. The issue is that, as newcomers, we missed the fact that interior design was not mentioned in the contract. We trusted the information shared during multiple Zoom calls and the written FAQ, which states: “This is NOT just another coaching program or course. When you work with us you will have a team assigned to you and we will do 95% of the work for you, including but not limited to: finding your ideal property, negotiating the lease, interior design, furnishing, writing your Airbnb listing, helping set up your LLC.”

As soon as we realized we were misled, we requested a refund. They refused, claiming they had already done significant work for us (which is untrue) and that we had already watched the course. We proposed a refund minus $3,000 to account for the one onboarding call and course, which we felt was very generous, given that the course content could easily be found through free resources like YouTube. After a lengthy back-and-forth, they offered us $1,000, significantly less than what we paid.

We then took the step of filing a chargeback with our credit card (something we’ve never done before and don’t take lightly as I never want to intentionally harm a business). Once they received notice, they asked us to withdraw the chargeback, stating they would “negotiate” with us once it was withdrawn. We explained that our trust had been broken, and we were open to withdrawing it only if we could come to an agreement first. They refused to negotiate until we withdrew the chargeback, which felt designed to pressure us into compliance.

We requested the Zoom recordings where we specifically asked about additional fees, but they refused to provide them, sharing only the first call recording.

While some may have had a positive experience with them after receiving all the facts upfront, be warned: even if they mislead you, they will not take accountability, issue a refund, or act with integrity. We found them to be unethical and would not recommend them.

Deceptive Practices and Poor Business Ethics

I came across an Instagram ad late last year, just before Christmas, and decided to take a meeting with the company. During the meeting, the salesperson aggressively pitched their services, even offering to "front load" my contract for two properties at once to help cut taxes for 2024. They claimed to be the best in the industry, guaranteeing both their services and profitability of the property. I admit, I had a few beers before the meeting as it was our holiday party week, right before Christmas, and ended up buying into their sales pitch.

The plan was for services to begin in January. However, life took an unexpected turn—wildfires in Los Angeles disrupted me directly, impacting my family and friends. On top of that, I am having to deal with a serious health crisis involving a close family member.

In the first week of January, I reached out to explain my situation and requested to delay starting the program until later in the year. I asked for a refund as I am uncomfortable having a random company "bank" such a large amount of cash...To my surprise and astonishment, the company responded by claiming I didn’t "qualify" for a refund. Let me be clear: I NEVER started the program. There was no onboarding, no house searches, no training, and no services provided. I didn't even has a SINGLE Zoom call or meeting via phone or otherwise since paying them!

Despite this, they are attempting to keep my $15,000, claiming the holidays counted as "time spent" on my contract. They even allege I received training materials—which I didn’t—and the materials they reference were supposedly sent via Facebook Messenger, a platform I don’t even use.

Adding to the confusion, the company is currently undergoing a rebranding process, which has made their already disorganized communication even worse. All interactions are limited to Facebook Messenger, which feels unprofessional and unaccountable. This is coming from a cybersecurity and technology executive, a CISSP, that literally manages this for a billion dollar company and consults with startups and brands large and small...

As far as I’m concerned, this company has taken advantage of my circumstances and is using false pretenses during their sales process to keeping money for services they never rendered, using a confusingly worded contract with terms and conditions they don't ensure you're aware of prior to signing up.

It’s frustrating, dishonest, and an incredibly poor way to do business. I hope this review helps you avoid an experience like mine...and helps them become a better company.

Shameful.

As a long time real estate investor…

As a long time real estate investor I’ve done well in the single family space and have invested in some syndications over the last few years as well.

I was initially skeptical as I am with many investments but I had a friend who had done this awhile back and he spoke highly so I decided to jump in.

So far I’m glad I did. There were some unforeseen things that happened but the team helped me navigate it easily.

My property has been up for about 3.5 months now and overall satisfied with the results. Would highly recommend bnb to anyone looking to get started and can’t say enough good things.

Best STR/airbnb program that I’ve been…

Best STR/airbnb program that I’ve been in! Thank you to bnbleverage/the1percent team. My property has been running for 8 months and now I am working on my 2nd property with them.

I signed up for their program because I am a full time software engineer and do not have the time to find my own properties.

They fulfilled on everything that they promised and provided a ton of support throughout the entire process. I highly recommend working with them.

Alright… after 3 months of working with…

Alright… after 3 months of working with BNB Leverage/The1Percent, here’s my honest review on the company. First thing I noticed when I joined was that they were extremely professional… their team is super nice and informative. The community is awesome to jump into and chat with other members. And their whole system is set up so you don’t have to do anything but learn & wait for some properties to be presented to you. 

When I started my property acquisition process, I had an onboarding call with Diana, who was my assigned representative, who was searching for my property. When I tell you that there was no way I was going to do half the stuff that she does, I mean it! (LOL!) we got on a call and discussed the criteria for my property, learned about some regulations, how long it will take, what to look out for, etc… even as a tech guy, I was impressed.

From there, they started my search and took about 3 weeks to present me my first property. Diana was awesome, presenting me properties with my criteria. It took about 3 properties presented to me to finally land my first lease... After that, I spoke with the design team to get the property set up! They flew out there within the next week after my lease started and got him ready in 11 days. The design they came up with was incredible. You can tell they are true professionals! 

The only negative thing I could say is, they don’t offer property management in-house, but they do connect you with a few companies that could be a good fit if you need it. 

I know I went on a rant here, but here’s the TLDR: hire a professional team like BNB leverage. I easily identified all the mistakes I would’ve made doing this myself and tallied up that it would’ve ended up costing more than their fee. Don’t cheap out on design. It’s important. Follow their plan that they have for you and don’t forget to have fun along the way!

I signed up 9 months ago

I signed up 9 months ago, got my property in about 30 days and was designed in about 12 days start to finish. I live in PA but the property is down in FL. Overall my cohost takes care of most all of the day to day. It’s been a learning journey so far but I’m looking forward to launching my second property before the end of the year.

If you’re on the fence I would recommend you jump in but you definitely need to be willing to put in the work to learn the model.

Honest perspective on my experience

I signed up a few months ago and this has been my experience.

First, let me say this I am a software engineer in the bay area. I have invested in stocks, bonds, 401k, crypto etc. I purposely stayed away from real estate because of the time it would take to get involved and I just didn't have the time to do it.

I got involved with BNB leverage, here were my initial concerns.

1. Managing a property remotely and having to be the one to answer the messages.

2. The effort behind getting started.

3. Making sure I got a property that could perform.

Let me say BNB delivered on all these.

First, they showed me the cohosting platform where I can find a local cohost that already understands my market (Ft. Lauderdale). I only have to pay 6% of total revenue which is very reasonable.

Second, they did all the heavy lifting up front. The locating, the setup etc. All I had to do was apply for the STR permit which was a fairly straight forward process.

& lastly is property performance, I think I did launch at a good time of the year which was an advantage but my place has been booked pretty 80-90% of the time since I launched.

Overall, it was a great experience for someone in my position. There were a few hiccups in the process but the team navigated me through it pretty easily. I also did have to apply for 3 properties before I nailed the one I wanted so be prepared in case your first one doesn't work out but it was to be expected.

Highly recommend BNB as an investment vehicle for anyone who has some cash and is looking to get an Airbnb.

Great experience overall

Great experience overall, initially I got the property up in about a month and half. The process was simple straight forward and courteous. We had a few hiccups during the setup process but the team handled it well. Overall a great way to get into real estate and airbnb.

Great Investment

I’ve been working with BNB Leverage for a few months now and the experience has been nothing short of amazing!

I was nervous to make an investment, but their team has completely put me at ease and walked me through the whole process.

They found me an amazing property in just a few short weeks and their designer worked their magic and designed the home so much better than I could have ever done on my own.

I started getting bookings right away and was profitable my first month. There have been a few things that have come up here and there and their team has been super responsive and helpful in teaching me and helping me through the learning process of becoming an Airbnb host. Definitely recommend using them to save yourself the time, money and mistakes that come along with trying to do this yourself.

I have been wanting to get into the STR…

I have been wanting to get into the STR business for a while and researched a lot of different programs. This one was by far the best one out there. The initial call was informative and they walked me through how the criteria would work for my property search. They showed me 3 options before I settled on one that I really liked. Their team answered all my questions, the program provided great insight, and their community was supportive. Would recommend to anyone!
