Totally agree with Sarah's Negative review from…

Totally agree with Sarah's review from 9 May 2024. Interesting to see that Talbots Surveyors has dismissed her review as being fake because they have dismissed my complaints w/o looking at my evidence. In short, Andrew Cohen will look at your case ony a few days before hearing and ask you for inputs on your side the day before! Andrew Cohen will then try to charge your fees 60% higher than you have negotiated by inflatiing the fee they quotes on agreed task and by adding tasks you have never agreed on. The complaint process when you have issues with Andrew Cohen is managed by Alan Cohen, which will dismiss it w/o even looking at your evidence. I wrote to him: on 18 Nov you wrote that I should provide the evidence over 10 days, which is 28 No. [….]
I am attaching this word document with the evidences and well as a list of these evidences organised in appendices 1 to 7 below
Would you mind confirming good reception of these 7 appendices in the word attachment.
He will reply on 25 Nov: "
I have already reached my decision and have closed the matter".

This post has come from someone who, despite receiving a successful outcome at a tribunal hearing where we acted on his behalf, is now refusing to pay fees that were clearly agreed upon before any work was undertaken.

The scope of work and associated fees were confirmed by email, which he agreed, and the client remained actively engaged — frequently requesting updates and having numerous discussions with us over many weeks and months. The suggestion that we only engaged in the days before the hearing is simply untrue and ignores the long-running correspondence and preparation that took place well in advance.

He is now disputing the scope of work, despite his ongoing involvement and regular communication, and refuses to pay the fees agreed — not based on the quality of our work, but seemingly in an attempt to avoid payment. As such, the matter will now need to be dealt with through the courts.

It’s also worth addressing the reference to 'Sarah,' a person none of us at the firm have ever dealt with or had confirmation of the property she is referring to. Furthermore, it is completely inappropriate for the reviewer to describe me in personal and derogatory terms, particularly when we have never even spoken or met. Such comments are unfounded, unprofessional, and have no place in a fair or factual review.


We stand by the service provided, the fairness of our fees, and our handling of the matter throughout. We remain committed to professionalism and integrity, even in the face of unfounded and defamatory remarks.

As Chartered Surveyors, we are bound by the strict code of contact and regulations of the Royal Institution of Chartered Surveyors and we are required to have an approved complaints procedure and a complaints officer and to thoroughly investigate every complaint, no matter how spurious or untrue the complaint may be.

Our complaints procedure requires our complaint officer to thoroughly investigate any complaint against the firm impartially on behalf of the complainant.

Our complaints officer therefore obtained and considered the file, then requested from both sides their evidence, to support the complainant’s and Talbots contentions , after which the complaints officer’s opinion will be provided to all involved.

Both sides were requested to be provide their evidence within ten days, but as both sides responded much more quickly, a quicker decision resulted.

In fact the complainant, did not provide any evidence at all to support his spurious claim, but purely repeated his spurious false accusations against Talbots, whilst Talbots provided extensive evidence to support their version of events and following proper consideration, the complaints officer wrote to both sides confirming that he had examined Talbots’ file, carefully considered the evidence with which he had been provided and was completely satisfied that the complainants complaint was neither justified nor reasonable in any way and he would therefore be closing his file on the matter.

The complainant then contacted the complaints officer stating that he had further evidence that he wanted considered, but was told the matter was closed as far as the complaints officer was concerned.

He then threated “escalation” and subsequently posted a false, vindictive and completely unjustified statement on Trust Pilot and still refuses to pay Talbots fees despite an exceptionally successful outcome of the case.

Talbots is obtaining legal advice to pursue for non-payment of fees and to seek damages for making a false, vindictive and completely unjustified statement on Trust Pilot, presumably in an attempt to cause harm to Talbots reputation and avoid paying fees.

They surveyed a property for me

They surveyed a property for me. The report was in depth. James then took the time to talk me through some points on the phone. Was very generous with his time. I found the whole thing really detailed. James also has a wealth of experience. Highly recommend. Well worth the money.

Awful experience

Awful experience – rude and unprofessional

Terrible customer service from start to finish. The person answering the phones was dismissive, uninterested, and showed no willingness to help with the issue we were calling about. The overall attitude of the company is rude and unprofessional. Based on this experience, I cannot recommend them at all.

Highly Recommend James Cohen – Professional, Clear & Efficient

James Cohen carried out our home survey before purchasing, and we couldn’t be happier with the experience. He was incredibly professional, thorough, and clear throughout the entire process. From the start, he was super quick to respond, schedule the survey, and deliver the detailed report.

James took the time to answer all our follow-up questions and, at our request, recommended trusted professionals for further inspections. His communication was excellent, and he made what could have been a stressful step feel smooth and manageable.

Would absolutely recommend James to anyone needing a reliable and knowledgeable surveyor!

Highly recommend

Highly recommend James Cohen - he reviewed a property in N6 for us, and we were very impressed with his thoroughness, knowledge, and competence. Really happy with the detailed and comprehensive report (which we received still the same day), and his assistance on the phone. He is clearly very experienced and knows what he is talking about - we will be looking to use James again in the future.

Very pleased with my homebuyers survey…

Very pleased with my homebuyers survey done by James Cohen. James provided a comprehensive report within 24 hours and was available for a long telephone chat for questions and expert advice. Highly recommended and definitely worth it compared to the rather basic RCIS level 2 survey.

Homebuyer's Survey review

James Cohen at Talbot Surveyors surveyed a house that I am hoping to buy. The report was received within only a few hours and it was very detailed, with lots of really helpful information, both to action immediately as well as to consider actioning in the future.

James and Tina were always polite, friendly and very quick to respond to queries, even answering emails whilst on holiday and on a Sunday evening.

Overall, I was hugely impressed with the company and I can now understand why they are recommended by Goldschmidt & Howland estate agents. I also thought the price for their Homebuyer's Survey was good value.

Professionals Who Go The Extra Mile

I have no hesitation in recommending James and Tina Cohen from Talbots. They helped me through a difficult situation when the survey on a proposed purchase highlighted issues that were not apparent to me from my lay perspective. James saved me from letting my heart rule my head and I am grateful. I received the report on my new purchase yesterday and it was measured and sensible, identifying areas of caution but also reassuring me that I can manage any risks. The turnaround time is efficient and effective: the very thorough survey was completed and the report received within a week of booking (and the report was received on the day of the inspection). I have found James and Tina to be helpful and accommodating and to have gone the extra mile for me. I instructed Talbots on the recommendation of a lawyer whose professional judgement I trust completely. I am happy to pass on the recommendation.

Highly recommended for a homebuyer survey report!

James and Tina were absolutely amazing, James took the time to explain the different types of Buyer surveys and suggested the Homebuyer's survey report. We received the report immediately after the survey, very clear report with the suggested immediate to-dos. Very responsive and professional. If you need a surveyor for a house purchase, I highly recommend James!

Living in garages confirmed by andrew cohen

Living in garages as confirmed by Andrew cohen on his visit in October 2022. Trying to harass me despite being told no access, yet still demanding to gain access despite oral orders at hearing refusing anyone who is not impartial and only appointed directly by RICS who will confirm impartiality and to only do so after the person responsible for putting me in garages responds. Reported this man and the solicitor being fraudulent in contempt of oral orders from court to the police and will be taking further action. Avoid if you appreciate being treated as a human and not a rat and want those on the receiving end to be treated fairly. Updated given the reply from the person in question. As someone living in the garages I can certainly comment on his conduct and how he is harassing me. Text message exchange with this person proves his commitment to harassment and operating far outside the oral orders given at the hearing in December. I have proof of this man in my garages and the below reply shows further why this unaccountable and ethically bankrupt firm should not be trusted by you with your surveying activies.

Friendly, knowledgeable and quick

From our initial contact, James inspired confidence. Not the cheapest of the surveyors recommended to me, but Talbots includes more, so good value. The detailed report arrived immediately after the survey, was very clear, mentioning everything that did or might require further attention. Overall, brilliant and hassle-free.

Amazing and the best

What an absolute pleasure it has been to work with James & Tina. Looking to purchase an old property and needed an thorough understanding of what we are getting! The survey and communication has been extremely helpful on the survey and they have been quick and efficient. Our insurance company commented on how well the survey was done.

Incredibly fast and detailed homebuyers survey - Thank you!

I called up to book a homebuyers survey on the Monday, with the very helpful James explaining the process and nature of the service, the survey took place that Friday and indeed the near 30 paged, exceptionally detailed report was in my possession that Friday afternoon!! The speed and competency of the review was exceptionally useful, highlighting key deficiencies in the property which lead to a nice reduction in transaction price. I am glad to say that without James’ report, we would not be aware of the significant issues the house had, the estimated costs to make good, and ammunition to reduce the price down for these make good costs. I would highly recommend and would absolutely use again if we have a similar transaction in the future.

Words are not enough to thank James for saving us from two onerous transactions!

We tried to purchase flats on two occasions and both times we were very impressed with the service we received from James. He is a highly qualified and experienced surveyor, and I would highly recommend him to anyone who is looking for a building survey.

Both properties had some deliberately concealed faults which were spotted on time due to James's amazing attention to detail. He noticed things that I would have never even thought to look for, and he made sure to point them out to us. James is very knowledgeable and professional, and he took the time to explain everything in a clear and concise way. He also made sure to answer all our questions, no matter how small.

This gave us a much better understanding of the condition of the properties, and it helped us to make informed decisions about whether or not to buy.

Thank you, James! We will be back for the third survey when we come across our next dream flat.
