The Survey Spain Network of Home Inspectors/Building Surveyors and Appraisers/Valuers is Regulated by RICS as Chartered Surveyors and Registered Valuers. We work on all the Costas, Inland and the Balearic and Canary Islands of Spain. We report in English on building, structural, valuation and off-plan Surveys/Home Inspections for residential and commercial buildings, and development land. Don't be dissuaded from making an offer for a property "Subject to Survey". Don't buy other peoples' problems. The lawyer will check all the paperwork, but rarely visits the building and isn't qualified to identify problems with the structure and condition. The big money is being spent on the buildings and it makes sense to have them professionally inspected so that you know what you are buying. We provide Expert Witness current market valuations (different from mortgage valuations) of property in Spain for Law Courts anywhere outside of Spain. Impartial RICS Valuations are often essential for Divorce, Inheritance, Tax and any other legal financial settlements. Our professionals have all lived in Spain for many years and can empathise with clients who are buying in Spain for the first time. Independent, Conscientious and Confidential, we work 100% for our client.

You get what you pay for

Professional, prompt, comprehensive, thorough, and expensive. (Large sum of) money well spent. Strongly recommended.

Thank you A. You have chosen an interesting property, with some challenges, but better that you know of them now. Our cost is little compared to the purchase price and the unpleasant surprises you could have had if you didn't have a prior inspection. To paraphrase one of the earlier reviews. “Consider the money spent more of an investment into your peace of mind (that you know what you are purchasing), rather than a cost.”

An Excellent Service

I was interested in buying a property 33 years old which had been for sale for some time. I could see that quite a lot of work needed to be carried out and was also aware of a large tree growing very close to the property. I arranged for Survey Spain to inspect the property to help decide whether to go ahead with the purchase, and to know how much would need to be spent. I was not disappointed, all my questions have been answered in great detail, including listing essential work together with an estimate of costs, and much more information which I would not otherwise have known.
Thank you Survey Spain for an excellent report, well worth the money!

A very professional service

We asked Survey Spain to help us with a building survey for a house that we want to buy in Malaga. They were extremely professional throughout the entire process, replying very fast and very detailed to all our questions regarding the surveying process and everything related to it.
They provided the short report in the same day and the detailed one few days before the deadline to give us time to have an informed opinion before moving further with the steps of the acquisition process.
We were very happy with the detailed report and the entire process. They also informed us about a lot of details related to the legislation in Spain that we would not know otherwise, giving a lot of suggestions regarding what we should check together with the lawyer during the process.
Overall, we are very happy with the entire collaboration and we highly recommend Survey Spain. We consider the money spent more of an investment into our piece of mind that we are making a good choice, rather than a cost.

Excellent service

From the initial enquiry (to which they responded promptly, which cannot be said for other people I sent enquiries to) to the final report, the service was impeccable. They also promptly returned a payment I made to them in error. Both the interim and the final report were in plain English and provided clear advice. We decided against buying what would have turned out to be a money pit but next time we'll be going straight back to Survey Spain.

Thank you Elizabeth. Yes, sometimes the initial impression, rushed with an agent, can be exhilierating, but a calm, independent, professional inspection can show that all is not what it seems. We are pleased for you that you took our advice, as there are many better alternatives available.

An Expensive Kick of the Tyres

I chose Survey Spain as they seemed to offer a comprehensive, unbiased service for expats such as myself. They sold themselves as a company that surveyed Spanish properties to a British standard. However, the surveyor was at the property for less than an hour and was clearly influenced by the estate agent. I know this because they stated things like that fibre optic internet was installed at the property, which is something that the estate agent had told me but wasn't true. The surveyor hadn't checked this themselves.

They also missed a one meter diameter hole close to the perimeter of the house hidden under a single piece of loose astro turf. They also suggested that the drains functioned well because there had been a storm the day before when in fact there hadn't.

They also missed clearly evident subsidence at the front of the property, multiple doors and windows that fail to lock and damp within the property.

When I raised queries with the company I was made to feel guilty about the number of e-mails we had exchanged given that I had opted for the reduced report service, which was sold as a quicker service that I needed to meet the deposit deadline with confidence. This service was still priced at 1,145 EUR. A very expensive kick of the tyres.

EDIT: The company's response is further evidence of their dismissive and dishonest approach.

To their points:

- Of course I did not ignore the replies of a company I paid 1,145 EUR.
- It is correct that the surveyor spent less than an hour at the property. The estate agent informed us when they arrived and when they left. Regardless of the surveyor's approach of written notes vs voice memos, they missed considerable faults with the property.
- The surveyor was influenced by the estate agent. The report says "Fiber optic in construction". There was no physical evidence of this for the surveyor to check themselves. Stating this is not correct is a falsehood.
- I had specifically requested attention of the structural integrity of the surrounding concrete platform because we were planning to build a swimming pool. With this in mind, it is completely reasonable to expect a building surveyor to lift a single, loose piece of astro turf that had clearly sunk into a hole.
- The surveyor stating that it had rained in the nearest cities is not proof of a storm. All weather reports showed no rain the day before the survey.
- Fissures were considered superficial by the surveyor and they are (I've since had this verified). The evidence of subsidence they missed was loose, misaligned, cracked, sloped brickwork in the driveway and concrete clearly added recently to ramp the subsidence.
- The surveyor missed the damp.
- 56 e-mails, mostly short, a few generic and some dismissive from the company, is not excessive for a poorly conducted building survey.
- The survey was not delayed. It was planned and completed on Wednesday 2nd June. I did provide the incorrect e-mail address of the agent but the correct phone number. I'm not sure why the company would state that the survey or the report was delayed. I found that all to be in good time. Just lacking
- The fee was 900 EUR, without VAT. With VAT it was 1,145 EUR.

I have downgraded my rating to 1 star due to the company's continued dishonest approach. I can tolerate mistakes. However, mistakes need to be owned and, if possible, rectified. Not dismissed, excused or lied about.

I am happy to provide evidence of all of the above to Trustpilot or anyone thinking of using Survey Spain's services.

It's unfortunate that our initial response to the review is not shown before Jonathan's edit, as readers only get repetitions of his negative and incorrect assertions. In responding below, we showed a desire for accuracy and wish to correct errors. Staying silent would have been dismissive. We will not continue this one-sided Troll-like correspondence.
----------------------------------------------------------------------------------
[CDF] All of these assertions have been discussed in numerous emails, and Jonathan is repeating incorrect matters, having ignored our replies. The inspection was carried out 4 months ago. We consider he is an unreliable reviewer.

I chose Survey Spain as they seemed to offer a comprehensive, unbiased service for expats such as myself. They sold themselves as a company that surveyed Spanish properties to a British standard. However, the surveyor was at the property for less than an hour

[CDF] That is not correct. Jonathan wasn’t there. Surveyors work in different ways. Some prefer to walk around taking copious notes, which takes time, whilst others use photos and voice recorders and can be on site for a shorter time, but be as attentive during that time. Both surveyors will spend considerable time in their office downloading the information and writing the factual report.

and was clearly influenced by the estate agent.
[CDF] Not correct

I know this because they stated things like that fibre optic internet was installed at the property, which is something that the estate agent had told me but wasn't true.
[CDF] We stated – ‘Fibre-optic in construction’ and ‘Fibre-optic is anticipated, as a supplier was working to install it in neighbourhood.

The surveyor hadn't checked this themselves.
[CDF] Not correct.

They also missed a one meter diameter hole close to the perimeter of the house hidden under a single piece of loose astro turf.
[CDF] Jonathan informed us that it was their intention to build a swimming pool in that area, so its surface was not checked in detail. If the hole had been obvious or suspected, we would have commented on it. Jonathan, as stated in an email, fell into the hole, so it was hidden, which he confirms here. It is unreasonable to expect us to lift all artificial lawns to check for defects underneath.

They also suggested that the drains functioned well because there had been a storm the day before when in fact there hadn't.
[CDF] The storm has been discussed and proved. The surveyor’s response when this was repeatedly raised was,
“As I explained, it rained on Tuesday afternoon at Tarragona, and in the evening at Barcelona. At Calafell, as at Barcelona, the afternoon and day were clear, but not the evening or night.”

They also missed clearly evident subsidence at the front of the property,
[CDF] Evidence of fissures was noted, with photos. We were not of the opinion that they were evidence of continuing subsidence. Most buildings settle slightly after being built, which may cause minor cracking. These are normally filled and decorated over, with no problem continuing thereafter. We did point out that the particular finish is fragile and thus it is likely to show more defects over time, due to continuing expansion and contraction caused by daily and seasonal changes in temperature and humidity.

multiple doors and windows that fail to lock and damp within the property.
[CDF] No significant damp was noted at the time of our inspection four months ago.

When I raised queries with the company I was made to feel guilty about the number of e-mails we had exchanged.
[CDF] There are 56 emails in the folder, which is considerably more than our average instruction. It is also evidence of our intention to provide a good, responsive service.

given that I had opted for the reduced report service, which was sold as a quicker service that I needed to meet the deposit deadline with confidence.
[CDF] We were asked to carry out this service quickly due to Jonathan not instructing earlier in the buying process. He first contacted us on Friday 28th May, confirmed instruction on Tuesday 1st June, the inspection was carried out on Wednesday 2nd June, with that being delayed due to Jonathan providing an incorrect email address of the agent. The brief initial opinion was given on the same day, 2nd June. The draft report was provided by the surveyor on Monday 7th June, with that being delayed due to answering a number of queries by Jonathan, despite his being asked to wait for delivery of the full report. That was sent on Tuesday 8th June, 7 days before the final date Jonathan had given us.

This service was still priced at 1,145 EUR. A very expensive kick of the tyres.

[CDF] The fee was 900€ euro.
