I totally echo all the negative comments, particularly the more recent ones, about this diabolical company.
They should not be allowed to trade, let alone deal in the misery they bring to anyone unfortunate enough to engage with them.
Having rented through them in 2025 I have nothing but the same contempt for them as they do for customers. All they are interested in is the money, money, money. Sending constant reminders for payment but ignoring all requests to resolve problems and issues in the property. The place was disgusting and looked like it had never been cleaned. The beds were so disgustingly dirty that even a Russian prison would refuse them.
The property was in desperate need of decoration too, holes in walls and holes where electric sockets were too - this is just dangerous. Then the problem with the refuse which we couldn't get removed as we had no refuse bin. Again we were completely ignored as everything is just seemingly too difficult for these people. Their arrogance and ignorance is beyond belief.
Then we have the other 'tenants'. Rats and mice. Yet all requests to this excuse of a letting managing agent went ignored.
Don't be fooled by the sales pictures and the patter, its all designed to part your money from you. There is a reason why no-one ever stays in their rent more than 1 time and their reputation is now growing among students not to use them.
Clearly I am not alone here, having read all the other comments. I laughed when I read the 'positive' comments, clearly made by people from the company and then when I searched the truth from the BBC, propertymark and google I realised the truth about this company.
I also discovered the linkedin account: shorturl-dot-at/gbMSe where they celebrate all their achievements. Ripping people off, screwing them over while ignoring all requests for help and repairs is something to be proud of says a lot about this dreadful company.
Seeing all the negative comments I have to now include mine and I hope the more people that read these and as the information is spread to potential tenants people will vote with their feet and ignore these shysters.
There is one glimmer of hope, the renters rights bill, which gives students a little more power. The more people report this company to the authorities then the more fines and eventually they will cease to exist.

I would give a zero if I could. When my child moved in the bed was broken and took three weeks and multiple phone calls to replace meaning they had to sleep on the floor. The room hadn’t been cleaned and the mattress was absolutely filthy - stained and covered in hairs. When I called and spoke with the branch manager to say they were not getting what they had contracted for (ie nowhere to sleep) I was told that my child had chosen to stay so they did not have to pay any compensation. The reality of course is that as a student a long way from home and lectures to attend they had no choice.
In addition, the sofa was ripped and broken and that took even longer to replace. They have now been living with a broken shower screen since August, and a broken washing machine for the last month and only 4 keys between 5 of them. Repeated reports are ignored and promises to fix things are constantly broken.
I am at a loss how they can keep hold of their HMO licence given the state of the property.
Studenthaus and Mistoria should be ashamed of the properties they let. Private landlords at their worst.
Name Changes dont Change the Truth
No amount of name changing will hide the truth. Mistoria house share is still student haus and the same bunch of lying, lazy, corrupt people as always.
DO NOT RENT OR GO ANYWHERE NEAR THESE PEOPLE.
The house they provided us was the same as all other horror stories on here. Beds were collapsing, mattresses too and nothing was clean.
The fridge which was apparently new, was covered in mould and all the plastic broken. The house was filthy and falling apart, but apparently they had inspected it. Is the inspector blind, numb and with no sense of smell?
Leaks from the roof were reported and nothing was done, same with the bathroom where the flooring was so cheap it curled up. Tiles were all chipped and broken, some just fell off they were so poorly fitted. Again, getting someone to repair was impossible, the rude woman in the office was not interested.
The only thing they are good at is reminding you when the rent is due. I paid my deposit in December and the law states that should be in the DPA account within a month - not this company - took them 9 months.
Anyone using student haus, mistoria house share or anything related to these people needs to understand it will not end well and you will be ignored.
They are only interested in your money.
Do not risk it
Everyone that I know who has a Student Haus property has had problems from the start. Unfortunately, in our case, it was extreme. Our moving in date was delayed until after Freshers Week, due to the sheer amount of pest control needed for our property. The pest control man said it was the worst case he'd ever seen, with cockroaches everywhere. On top of that, they didn't even provide us with alternate accommodation, so we were forced to sofa surf, or commute to uni, so we would not miss out on precious time. Almost everything had to be replaced in the house, and this could have been avoided if this company had fully cleaned the house before we entered. We took video evidence of the horrors we found when moving in, and it took months for the cockroaches to be gone, through our hard work of having to crush every single one we saw.
The house itself had multiple other problems, and even with a few inspections from Student Haus, and letting them know the problems, none were fixed. They carried out fire safety inspections and stated that some of our room doors, including the ones directly next to the kitchen, were not Fire-safe doors, but no maintenance person was ever sent to fix them. I let them know about a leak in the roof above my room, causing paint to peel off the walls and eventually damp to crawl up the back of my wardrobe - which had been kept away from the wall, and a dehumidifier put there out of my own expense - and yet, nothing was done, apart from a bleach spray, which only worked for a few months, before the problem returned.
Then, it took almost two months for our deposits to be returned, even with emailing and calling the office, needing it back. Then, when we did get the moving out report, it stated things that we did not even have, getting the colours of our appliances wrong, and chairs that the previous tenants had, rather than what we had by the end of our tenancy, after we had thrown away those chairs due to roaches and filth at the start, making it clear they hadn't even updated the report outside of adding new photos. This meant our deposit had gotten deductions for cleaning fees from the previous year.
It is incredibly clear that this company does not care even slightly for the students who have the misfortune of staying in their properties, and prioritise squeezing us out of the little money we have.
Please, please don't put yourself through what we did, it genuinely soured what could've been a smooth easy move into a clean, well looked after house, that I would enjoy living in for my university year. Rent with someone else.
Mistoria Salford should not be still…
Mistoria Salford should not be still trading. My daughters house had mice,cockroaches and damp and was filthy when she was supposed to move in. They knew about it but did not act until we went to the office to say that it was not liveable, as the cockroaches were everywhere. They finally relented and gave her 1 months free rent and got pest control in. Took many weeks of continual nagging before it was mostly sorted. However cockroaches were still about when everyone moved in. Even the fridge /freezer was full of dead cockroaches. Appliances were replaced on our insistence eventually, but we still had to deep clean and fill gaps in woodwork etc ourselves. Damp was very evident in the house and clothes had to be rewashed many times to get rid of the smell....At the end of the tenancy, the house was very clean, just damp, however Mistoria said that they would have to deduct a cleaning charge. We disputed this and it was dropped. Also kept saying that we would get the deposit back after an e mail was sent. The e mail came 10 weeks after 1d Mildred St was vacant and it was regarding the moving out survey. New pictures had been taken but old descriptions were used so falsifying details! In the end we got the deposit back through the deposit scheme. Should have taken 2 weeks! Do not deal with this firm ever. They are a disgrace.
Do Not Trust
I find it funny all these positive comments about this company. While I look for accomodation in Manchester this is one of the names that comes up too much to avoid and bad stories. A short search tells the truth:

Anyone who use this company is crazy and expect to lose mind and money.
Genuienly the worst landlords ever
Genuienly the worst landlords ever, will over charge you for a tiny one bed room with not even enough room to fit a chair for the desk and a huge boiler on the wall, £628 i was charged for a room that if it was 1cm smaller would of been legally uninhabitable. They make the deposit return an absolute nightmare barely responding to any emails then trying to illegally charge you for cleaning fees which when you mention to them they immediately go back on (very obvious they’re just taking advantage of students who don’t know their rights) do not rent from them under any circumstances
£13k Fine for Serious HMO Safety Breaches
Seems Liyanage & Dobbie dont learn from their mistakes...
In early 2025, Student Haus was fined £13,160 following a guilty plea at Tameside Magistrates’ Court for serious safety breaches in a licensed HMO property in Salford. The violations included failures related to fire safety and maintenance of common areas.
In failing to comply with The Licensing and Management of HMO Regulations 2006 following an inspection in November 2023, carried out by Salford City Council, Student-Haus has been ordered to pay a £6,600 fine, £4,500 in costs and a victim surcharge of £2,000.
Student-Haus was found guilty of three offences relating to fire safety breaches.
The three offences included breaches of:
Regulation 4(1)(b) The manager must ensure that all means of escape from fire in the HMO are maintained in good order and repair.
Regulation 7(1)(a) The manager must ensure that all common parts of the HMO are maintained in good and clean decorative repair.
Regulation 7(1)(b) The manager must ensure that all common parts of the HMO are maintained in a safe and working condition.
Salford City Council said it strongly encourages landlords to take immediate action to ensure their properties meet the required standards, focusing on key compliance areas and adopting a proactive management approach.

I moved in back in August 2024. The house wasn't cleaned out and the place was a mess! Spent days deep cleaning the kitchen.
There was no hot water for the first week, and no button to ignite the hob for a least 2 weeks.
When it came to fixing the back gate as it was half broken when we moved in, one person came to look at it "left to get tools" never came back.
A hole opened up in ceiling of one of the upstairs bedrooms, it was crumbling and and bit was falling down. When reporting this it took them a week to respond. They then expected me to sleep on a couch that was toorn apart. It never got repainted after the WHOLE ceiling being replaced.
Then there were the water leaks. There answer was to seel the base of the shower, this did nothing and continued to leak .
The furniture was also a mess. As I mentioned couch torn apart, broken beds, holes in the walls.
When the house was sold in September, they never bothered to tell us! The new landlord got in touch with us and when I asked for the new landlord details to cross check this IN OCTOBER/NOVEMBER, they simply refused to give it. Which I'm is illegal.
Oh and the staff were either up their own a**e and rude or couldn't care any less than they did.
Sorry for the rant.

Apparently its normal for subsequent landlords to pay for all the work raised against the previous landlord according to the IQ challenged representative in this 'company'. But its also acceptable to levy charges for all the utilities even though the landlord has already paid. Fraud all the way, so now reported to the police as they dont seem to understand contract alaw 101.
Then you have RFM trading, the 'maintenance' company. Couldn't maintain a straight line with a ruler and a crayon. Using silicone spray sealant to seal tiles in a shower, replacing a sink as it was blocked or charging for fantasy non-existent furniture. £500 to remove 30 bags of rubbish, and more.
Lies lies and more lies, making things up as they go, fantasy invoices and more.

They allow students to live in dangerous, illegal houses! Illegal because they do not comply to legal safety standards.
I am guarantor for all 3 of our children & have used numerous agents countrywide over many years & I have never known, such disgusting treatment.
2 months rent was paid, before anyone could move in, yet, when move in day arrived the house was dirty & not fit to be lived in! No maintenance had been carried out, yet no compensation was offered! Complaints were made immediately & mattresses were changed as they were disgusting! Other than that no help was offered.
The agent was continually contacted about issues, very little/nothing was done.
The maintenance if you can call it that, as it was actually to bring the house up to legal standards, was carried out once the house was being lived in!! The house was then left dirty, dusty, unfinished....nothing was done!
When complaints were made, it was sorry, but tough, an excuse for everything.
So, in short, find another agent, there are others out there that fo care & will sort issues, but this agency is NOT the one!
The most horrific company ever
I have spent 4 years living in student accommodation and I have never had to deal with any company as despicable as this one. I wish it were possible to give zero stars because they don't even deserve the one I've had to give. To begin with, we were asked to pay rent starting from June but were not given access to the house until September due to 'maintenance' however it was clear when we finally moved in that not a single bit of work had been done. None of us were even given a top door key (we were supposed to have two) and the amount of times we came home from uni to discover we'd been locked out was ridiculous, not to mention the attitude we'd receive from the maintenance man when we'd call to ask to be let back in. Many times we'd stood out in the rain waiting for access to our house on an evening because nobody could be bothered to sort this. Upon moving into our house, the state we arrived to was appalling. Both the sofas were torn to shreds, the house was caked in dirt, cracks and marks everywhere and the mattresses were appalling, we had to get them cleaned and one replaced. The discarded mattresses then lived as a fire hazard in the hallway for weeks while we repeatedly asked to have it removed. Since then we had a council inspection to discover that none of the doors or windows met any regulations and had them replaced, leaving debris and dirt in our bedrooms, in the floor, in the garden etc. We've also had multiple issues with the boiler and a gas leak in which we discovered that one of the bedrooms had access to the gas, and she was absent at the time meaning her room was locked and there was no way for anyone to get in (Which we then discovered was illegal as well as dangerous! We were very lucky she hadn't been there at the time as she could've got very ill). During the whole of December we had more fire doors installed, and came back after Christmas to find that they'd left cracks in the walls, dirt EVERYWHERE and the job itself was unfinished. Items were also MISSING, including a Nintendo Switch and a huge chocolate gift I had bought during the holidays for my friends and left in the fridge. Naturally, nothing was done about this. Towards the end of the year we found a mouse in the house and the bare minimum was done about this too, we were essentially told just to deal with it, and after more complaints a man came in and sealed the mouse in the wall. Very helpful. We never heard from the exterminators we were told to get in touch with. Despite all of this, we ensured the house was thoroughly deep cleaned before moving out, leaving it in a pristine state, nothing like what we moved into, in an effort to ensure nothing could possibly be deducted from our deposit. But we were obviously very very wrong! We had £88 deducted from over deposit for over usage of bills, despite the fact that we texted and left multiple tickets on the student portal, which were marked as resolved but never once resolved. We had no physical way of monitoring our usage and made this crystal clear. But why would the company bother to help when they could just steal money from 3 girls instead? Phone calls and emails were then exchanged, resulting in nothing but attitude and rudeness, with no willingness to help. In our year of living here, I'd like to point out that only one staff member, Tanya, was even remotely helpful, and she was also the only person to be polite and ever offer any help. I couldn't recommend this company any less if I tried. I'm sure we'd have had less hassle if we'd have just bought sleeping bags and resided under a bus stop for the year.

My daughter moved into a student haus 6 bed shared home in salford in August 2023 and is about to vacate in June 2024.
When she moved in there were no bins for the recycling and rubbish. The front and back garden was full of rubbish bags and overgrown. There was mould and thick grime on vents, damp on the walls, cracks, exposed light fixtures in bathrooms, no wardrobes, ripped and tatty sofa that needed replacing, broken legs on chairs, the cellar flooded to about 2 foot in wet weather where there was live electric and all meters were down there. ( I have photos of this all)
They sent out maintenance to paint over the cracks.
They reported a leak coming from the first floor into the kitchen, 2 "workmen " came to fix it and couldn't find the problem so they were left with the leak. They had rats coming in from all the rubbish that was left from previous tenants. A guy came and put traps down and found where they were getting in and said he would return to check the traps. He never came back.
In the last year I have rang.... no answer.... left messages.... no answer. Emailed.... no reply. I have had 2 replies from laura but thats it and I had to get her email from my daughter.
As her guarantor I never recieved a copy of the tenancy agreement.
One of the tenants didn't get a key to his room for months so couldn't safely lock his possessions away.
They then had a leak in the bathroom and reported it straight away. A contractor came out and said there was a small hole in the bath and told them not to use it. Then all 6 tenants got and email saying they all need to pay £300 EACH to have the bath fixed! You could get a whole new bathroom for that! £1,800 to fix a hole. Joke. They all refused to pay . Student haus came back to admit it was caused from long term wear and tear but still insisted they paid £200 each. I don't think so student haus.
She even had some random people enter the house without their knowing going round walking into all the rooms with no permission, taking photos with all their possessions in there. When my daughter asked who they were they were shocked that they didn't know as student haus is meant to give 24 hours notice of this happening and they didn't. So Is a breach of the tenancy anyway.
Avoid at all costs. I now think that they will try and bill them all and take as much as they can from their £800 deposits. I hope they see the error of their ways and make sure my daughter and her housemates get there full deposit back after living in a absolute hell hole of a house. I should be charging them for letting my daughter live in a broken, dangerous home.

worst lettings agency in the world (no exaggeration)
Mistoria STUDENT HAUS Salford is well and truly the worst student lettings agency in the entire world. For the love of god if you are a student do NOT sign a student house with them. They will scam you for your money, they send in mindless contractors with no warnings who damage the house and my own property (student haus did not compensate me for the damage), they didn't let me move in for a whole week leaving me homeless (they didn't provide me alternative accommodation and I had to pay myself to live in a hotel for a week). THEY MOVED A NEW TENANT INTO MY HOUSE WITH NO WARNING!!!! their contractors broke the lock to my front door leaving me locked out even though I had the key in my hand, then I was BLAMED and accused of tampering with my key.
They are honestly a complete and utter shambles with no good communication or leadership (do not reply to emails and ignore requests). Do yourself a favour and don’t get involved with them.
They deleted their real Google review page because they had such awful reviews, and they have now commented on my second google review claiming it is for the wrong company when it isn't!!!! they are LYING blatantly to their current and potential customers. Tanya Dobbie is lying through her teeth to try and reclaim the company's awful reputation because of these awful reviews.
This is your warning….. search BBC news and you will find an article of them forging students' signatures!!!! An absolute mess of a company DO NOT USE THEM!!!!!!
