Through our tenancy Stirling Ackroyd were useless, zero support with issues and we ended up dealing with our landlord directly. Which was fine, apart from the frequent 'I can't afford to fix *insert landlords responsibility* this month. In the 2 and a half years we heard nothing from them, no check ins until our time to move on. It took 3 weeks for confirmation our deposit would be returned in full, after a debate. Be careful of dodgy check in reports and things being listed as 'good quality' despite being described as rotten- I wish I was joking. Our previous landlord messaged us to apologise after the debate and informed us he was being pushed by the letting agents to make deduction. Oh and the one complaint we made (quite serious as was around the landlord sending people round to check things with no warning on several occasions and at a time I wasn't well) was meant to be escalated but was ignored and the email response later recalled...dodgy

Dismal management, tenants from hell and hundreds of pounds squandered due to incompetence. Thousands more lost by engaging with charlatans that act without courtesy, ethics or any consideration whatsoever. Do not entrust your property to them.

What should have been an easy and straight forward case, this has turned into a nightmare due to the negligence of Ackroyd Legal team. I have completed the sale of a small garage with a land on the 24/04/2024 and till now, December 2024, I don't have a title on my name.
Land registry had requested further input or clarification but it was never answered by Ackroyd, even additional attempts from Land Registry were ignored unfortunately.
I am now trying to sell this piece of land and only to find out that the title register is still not on my name. I am trying to find out what the problem is and if it can be rectified. I am having to call Land Registry several times to expedite and resolve the issue.
Ackroyd are not even acknowledging my official letter of complaint.
It has been and still is such a pain to deal with and it is costing me quite considerably.
Their service is poor and their knowledge in the field is daft.
I would never come back and I would never recommend to those I care for.

Exceptional lawyers..
I would strongly recommend Ashkan Nejad and Gozde Tanis having worked with him on several property acquisitions and disposals. Both are incredibly diligent, quick, responsive, and provide an extremely high quality service. All transactions have been smooth and completed well within 6 weeks. On a recently completed transaction I was able to save a significant amount as a result of them being proactive and exceptionally quick.
WARNING - DO NOT USE ACKROYD!!!

Government Health Warning
My initial experience with Ackroyd Legal was very positive with the Conveyance Solicitors law firm very proactive in progressing our transfer application .
Once the file was sent to Ackroyd Legal London office in March 2022 it was very evident in a short space of time that lack of experience in Conveyancing required for Leasehold properties.
Over the last 2 years in has been a continuous battle to try resolve this situation but with continuous turn over of personnel, my emails over the last 2-3 months receive nil response.
My personal advice, experience is to stay well clear of this law firm that should come with a Government Health Warning
Don't touch them with a barge-pole!
For a start, this firm has nothing to do with the genuine highly rated Stirling Ackroyd or their former estate agent branch Stirling Ackroyd Legal - they cloned the name and logo to attract clients. An still use the name and pretend to be the genuine Stirling Ackroyd on their automated hold message on the Ackroyd Legal phone line despite a High Court order to stop using Stirling Ackroyd's name. I could go on (and on) but this tells you everything.
Very poor communication
Very poor communication. No regular updates. Needed to chase a for any updates not to mention they missed my mortgage offer from lender that left some activities to last moment. Felt like dealing with graduates rather than professional firm.

Unprofessional, unhelpful, dishonest
I can confirm this company is as unprofessional inwardly as it is perceived from the outside as I was an Intern here, and experienced a total lack of professionalism everyday I worked at this company! They promised me a wage for my work which was below the minimum wage. When I questioned this, they told me that pay would stand because eventually I will be getting 10% commission on conveyancing sales I made. After a few days of working there, I offered to provide my NI number in order to get paid, upon which they told me I actually wouldn’t be getting paid a wage and this job would be expenses only.
It’s clear that they’re masking cheap labor and exploitation as an internship as they provide no real training, mentorship or guidance and pressured me to close sales on the second day of the job when they knew this was my first ever office job. When I asked for help, they would just tell me to use ChatGPT.
My experience with them has been that they’re unprofessional, unhelpful and dishonest.
Avoid!!
I’d strongly discourage potential clients from instructing Ackroyd Legal for any legal matters.
Much like the other reviews here, their communication is nonexistent, lack of professionalism throughout (even those in higher positions) and they’re not interested in any complaints you raise.
We were provided with a ‘fixed’ quote and decided to proceed with them for the reassurance of costs. Little did we know that their definition of ‘fixed’ is the ordinary persons definition of ‘estimate’. We were charged £400 more than initially quoted for numerous additional charges… Which by the way has to be paid before they’ll complete your purchase. We ended up borrowing this money from a family member as our completion had already been delayed 3 times (yes due to this firms incompetence) and couldn’t afford to have it delayed any further whilst we disputed the charges.
I could go into a lot more detail about our tragic experience and the failings by this firm but I’ll save that for the Legal Ombudsman… Yep that’s right, if you think Ackroyd Legal are going to be interested in resolving any complaint or dissatisfaction then you’re wrong. We raised a complaint near enough straight after completion and received nothing but deflection and lack of professionalism (again). We were told that the number of times we phoned was excessive however they chose not to charge us any additional fees (as if they did us a favour)… Imagine being charged for chasing your solicitor due to their lack of communication.
For the sake of a few extra £££ I’d recommend going with a reputable firm whose reviews are half decent. Don’t go cheap, it’ll end up costing you.

I am writing this review after two months of dealing with Ackroyd Legal, and I must say, my experience has been far from satisfactory.
The lack of updates has been a major issue. Despite the case being initiated two months ago, I am still in the dark about its progress. It’s as if they haven’t even started working on it. This lack of transparency is not only frustrating but also raises questions about their professionalism.
Moreover, their communication has been extremely disappointing. It feels nearly impossible to get in touch with them. My emails have been consistently ignored, leaving me feeling unheard and neglected. This is not the level of service one expects when dealing with legal matters.
In conclusion, based on my experience, I would advise potential clients to avoid Ackroyd Legal. The lack of updates, poor communication, and general disregard for client concerns have made this a regrettable experience.

I was recently invited to an interview with the “CEO” Emon a few weeks ago and it was a complete waste of time. I’m a student who applied for their “internship” program and it was one of my biggest regrets ever.
I should have taken the red flags seriously before the interview as I was emailing the address they gave me just to get more information on the internship and no one answered. Similar to the other reviews they have on here regarding delays in responding.
I attended the interview and was made to wait in the lobby for the “CEO” who was half an hour late for the interview. I was then sent to this strange office for the interview and was made to wait In there.
The “CEO” Emon then entered the interview and immediately without even saying hello went straight to insulting my appearance. I was extremely taken back by the this and the majority of the rest of the interview was spent insulting everything about me from my appearance to the university I studied at!
I’m someone who’s open to constructive criticism but the disgusting manner this individual speaks to people is vile and lacks basic manners. Perhaps the need to mask insecurities is the reason for the rude approach, I’m not too sure.
Bottom line is it was a complete waste of time, I rejected a role there because of the ill mannered nature of the “CEO” there and wouldn’t work there even if I was paid millions.
So if you’re a graduate or student I highly recommend you not to attend their interviews unless you enjoy being insulted and working for someone with a bully like attitude. I would recommend you to wait out for a professionally run law firm to contact you as these people most likely email every person that applies. Don’t make the mistake I did !
The biggest mistake of my life…
The biggest mistake of my life appointing this lot for my purchase. After my case being switched between 2 or 3 people, it was eventually given to a trainee solicitor, which was never indicated before I appointed them. Was charged way over the agreed amount which was supposed to be a 'fixed price' for a straightforward purchase with no chain either side. 2 years after the purchase I am still chasing them for confirmation of things and essential documents. It should have been so easy, but 2 years later and it is still causing me great stress.

Worst agency ever; avoid it if you can.
Awful agents. Unhelpful and somehow rude. If you are met by Danielle or Jesse you might get an unpleasant surprise. Any information you need, try to ask by mail as, they say everything is fine to whatever you ask, but after you signed the contract, they seem to forget what they said and will say the exact opposite.
They are nice and kind at the beginning, at a certain point, they ask you for a review and, you do it as I did, thinking they keep being nice, but…
Once the contract is ready to be signed and you paid the deposit, the music changes. They hardly answer your emails, taking a good time to do it.
Unfortunately I rented a flat through them (never again), I pointed out at least 1 week before moving that none of the windows lock properly, leaving an inch gap in all windows, that is how thoroughly check a property before marketing it; firstly they said they did not check the flat (even worst), but after they said that the flat was checked a week before moving and everything was in order (so in a week all of the sudden the windows did not close?) what a joke. Obviously the landlord was not aware as they never reported it.
Once confronted, they offer you 50 pounds (yes you read correctly, 50 pounds) for the inconvenience they created. I let them keep the 50 pounds, they might need it more than me, in rainy days, which, might not be far.
As I am a residential concierge and I used to work for a company which manages about 300 estates in London, I made the point to inform all my concierge colleagues in all sites through our app, to watch out before they use sterling ackroyd services or before they suggest them to some residentsTheir customer service is also poor.
So, if you are looking for a serious estate agent, avoid them.
Biggest Mistake of my life hiring Ackroyd Legal
I have never in all my years dealt with a less professional law firm than Ackroyd Legal and their solicitor Gozde Tanis.
I hired them to do my purchase and sale in November last year.
First, it took days to weeks to get responses from Gozde from the outset. It got so bad that at different times, I had to start sending messages through the agents in order to get the deals over the line as relying on Gozde meant nothing happened.
During the preparation of documents she at different times included the incorrect sale price, the incorrect mortgage amount and the incorrect mortgage rate. Please note that this means had I not noticed that they had the incorrect sale price, I would have been agreeing to pay £4750 over the agreed amount.
On the day of completion (24/11/23) I have endless emails from the agents saying that no one can get hold of her and I was sitting outside the new property with the movers incurring hundreds if pounds in late fees.
In order to mitigate my losses I went to the agents office and waited so that I could get the key as fast as possible. I completed at 15:03, took the keys and started to move in. I only received an email at 15:47 from Gozde telling me that I had completed. Had I waited for her before getting the keys, I would have been down another £150.
I thought I was done with Ackroyd Legal and Gozde and could put this all behind me until nearly two weeks after completion, the agent contacts me and says they have not been paid. I contact Gozde and apparently, they only pay the agents if we request it (despite my experience being the opposite) and at not point asked if they should include the agents fee in their bills. Ok, so I pay the agents separately despite having already based my budgeting on the numbers provided my Ackroyd which have now been thrown out.
Thinking the nightmare was finally over, I got on with my life. On Friday, nearly a month and a half after completion, I get copied in to an email chain from Gozde where I am informed that I owe over £500 to the management company for various Notices and Charges.
Apparently, according to them, the management company were never sent the required deeds and notices and were unaware that I had bought the property. Gozde only sent it to them on Friday once they have realised something was up and chased her.
During the purchase process I was told that there may be fees with regard to restrictive covenants, I was fine with that. I was not given a bill or given an indication of costs during the purchasing process by my solicitors. I imagine this would have been best practice but that is not what I received from Ackroyd Legal.
When queried on any of these points, I get the cookie cutter, you signed the document thus we are not responsible. At no point have I gotten an apology or in fact any one taking any responsibility for any of the multitude of problems that occurred.
Hiring Ackroyd Legal was in my opinion on of the worst decisions of my life.
It was a good experience
