Unsatisfactory experience with Spot Homes

I found an advert for a room in a shared house from Spot Homes on SpareRoom, the initial conversation with the agent was relatively positive however their communication became very few and far between after awhile.

Being concerned of the legitimacy I searched for their website only to find a mess of broken links and no real information. I was told to send an initial payment "to help with the bills" which in retrospect was really just a way to disguise a holding fee. I was sent a pre-agreement and an invoice with contradictory information on which was not clarified to me even after asking.

When it came to sending the deposit (4 weeks rent) I was sent a draft contract. This contract had my name spelt wrong and was formatted terribly. After reading it, I learnt that it was not a tenancy agreement but in fact all license agreement that allowed them to evict me with little to no notice and visit without warning.

Other ridiculous terms included:

Any personal items (including cutlery, phone, etc.) left in common area can be confiscated by agency staff and only returned after a fee is paid.

And...

Any guests are only allowed around from 0800-2200, if they are to stay over they must have permission from agency. If they stay for longer than 2 nights then it costs £50 per night.

In the end I turned down the offer and lost the £180, none of the above terms were communicated to me prior to this and there was no reason to suspect it would not be a normal tenancy agreement.

Approach this agency with caution.
