This company job is make surplus venture-so they create sooo much of inventory and so automatically the demand reduces.
So the investors don’t get proper appreciation in due course.
And the other problem is they don’t provide the renewed trade license and so during paying if instalments we tend to do a faulty transaction and once the delay takes place in paying,they start collecting fines,inspite of bad geopolitical issues and their faulty submission of expired trade license
This is sooo bad reputation to the company

Paid an EOI for a Sobha property and cancelled almost immediately with no SPA signed.
All requested refund documents were submitted months ago, yet the refund is still outstanding despite repeated assurances that it was in the “final stage”, “initiated”, and expected within “7–10 working days”.
The main issue has been the lack of communication. Multiple follow-up emails and escalation attempts have gone unanswered, making the process extremely frustrating and unprofessional.
I appreciate internal approvals can take time, but clearer communication and realistic timelines would make a huge difference.

I paid AED 161,000 as an Expression of Interest deposit to Sobha Realty in December 2025. Their Sales Manager, Deepak Tahelyani, confirmed in writing via email on 31 December 2025 that the full amount was refundable unless I signed a booking form. I never signed one — something he himself confirmed in writing on 10 February 2026.
I requested my refund in January 2026. Since then I have been met with delays, broken promises, and eventually complete silence. In April 2026, a member of their Sales Operations team emailed me to say the refund had been processed and would arrive within 3-4 working days. It is now May 2026 and nothing has arrived. They cannot even provide a transaction reference number.
I have filed a formal complaint with RERA and the Dubai Land Department. I am now pursuing legal action.
Sobha’s properties may be attractive, but if anything goes wrong, be warned — getting your money back is a completely different story. Over four months, two written commitments, and AED 161,000 still missing.

Very concerning experience regarding the handling of personal data.
After providing my contact details to Sobha, I was suddenly exposed to a large number of unsolicited calls, emails, and WhatsApp messages from third parties. These contacts referenced not only my name, but also very specific details about my apartment, which strongly suggests that sensitive information was shared without my consent.
The volume of these contacts became so excessive that I was forced to change both my phone number and email address. This caused significant disruption to my communication and day-to-day activities.
Despite extensive evidence, Sobha continues to deny any responsibility and refuses to acknowledge the issue. At the same time, they insist on charging late payment fees that arose as a direct consequence of the disrupted communication.
Overall, this situation has led to a serious loss of trust. I would strongly recommend that potential buyers pay close attention to how their personal data is handled.
