On the face of it , it should be a good system.
Pros
- quick customer response- although most of time they can't/ don't help.
- good payment interface

- very limited booking engine and user interface is terrible - requires 2 calenders in your booking page which is confusing
-Doesn't fully sync with VRBO/Expedia
-Analytics are totally amateur in format and unreliable in figures.
- Team access is limited because guest details are accessible to anyone who has access to the booking system.
- The system is optimised for Chrome and doesn't have full functionality with other browsers - glitches a lot, especially with rate and availability updates.
Overall its a pity because it it has the bones of a good system but there is sense the developers have no experience of the business/market they are operating in

We had 3 accounts on Smoobu and worked with them for over a year. I dont know why people are satisfied, because I had no such experiences.
The programm is basic, it has all the neccessary settings, works well for a handful of properties, but anything more then that, dont do it.
The customer service if you need anything is THE WORST.
Right now I had an appointment scheduled with customer service because I set up a call with them, but no one shows up at all since 15 Minutes past the scheduled time. I have no way to contact them because even thou my account is paid until April next year they just cancelled my subscription.
When I registered a ticket my requests were not understood, I got standard answers to questions I didnt ask and now, while trying to cancel our contract, I dont even get the scheduled appointment.
I had ONE helpful support experience with a german cs agent, who was very helpful but everything else was the worst ever.
And I worked in customer service for a long time myself. I have seen disfunctional settings, but this, for the price you pay for Smoobu... Its just the worst.
So if you are thinking about getting this programm for maximum 2 properties you might be fine but for anything else get a proper system with proper customer service.
Very unhappy with this experience.

Smoobu has really helped me with connecting all portals and make everything go automatic with messages, information and so on.
I really recommend this for anyone renting out their property on multiple portals.
I also use the API to import bookings in to my calendar that, I made my own script and it works flawless.
If I have problems the support also is very quick to help me. Kevin helped me last time with a bug that I found in the app. Was fixed in a few days with a new release on AppStore.

SMOOBU TRAGEDY
I have been misguided by what it seems to be smoobu employees on here with their fancy words to sign up for smoobu. TRAGEDY
I was struggling back in February to follow their tutorials to set up something unsuccesfully. Then i scheduke a call to get help, not only they stood me up, but also turns out they hadnt updated their tutorials to keep up with their website updates, EVEN TODAY IN SEPTEMBER 7 MONTHS LATER.
No calls to be made in Septmber and very few in Octomber. I rate smoobu with a generous 2/5 stars
The personal supportive stance adopted by Grace and the support team. Unlike say Lodgify where the sales pitch was too aggressive

When you pay a premium price (a 27% increase from the last renewal) and still need to open a support ticket every other day, it’s clear this is not the right product. Do yourself a favor and stay away.
Smoobu offers a user-friendly website editor, but it appears to be mainly designed for hosts with a single property. Although it's technically possible to add multiple properties, the website editor is limited to just 10 pages. This makes it difficult to present each property in detail unless you create multiple accounts with different email addresses. It also means you’ll need a separate domain name for each additional website, which adds extra costs and administrative work.
Interestingly, the help documentation mentions limits of 1,000 regular pages and 1,500 blog pages. However, this does not apply to the website editor itself, making it nearly impossible to properly optimize your website for SEO—especially if you're managing multiple properties.
The invoicing functionality is also quite limited. For example, you can’t link a default invoice layout to the guest’s language, and the design options are minimal. In addition, it's not possible to automate partial invoicing—such as requesting a 25% deposit upon booking and the remaining balance six weeks before arrival. This needs to be set up manually.
Finally, amenities are displayed in the website editor even when their quantity is set to zero, and users have no way to modify or hide this, which could confuse guests.
Hopefully, Smoobu will address these issues in the future, as the platform has great potential overall.
I've been using Smoobu for over a year to manage my vacation rental properties in France, and overall I'm very satisfied with the platform.
The core functionality is solid - the booking synchronization across multiple platforms (Airbnb, Booking.com, VRBO) works well, and the automated messaging system has been invaluable for guest communication.
Despite the occasional hiccup, the customer support team has generally been responsive and helpful when issues arise.
However, my main concern is with product development priorities. Smoobu keeps adding features I don't really need (like their new website builder - while the previous one was good enough - and dynamic pricing) when I can get these services elsewhere, often better and cheaper. Meanwhile, several practical workflow improvements that would make daily management much easier remain unimplemented despite being requested for months:
- The ability to send automated messages with more flexible trigger points (e.g., sending access codes only after check-in completion and payment, rather than just arrival/departure triggers)
- Extending the balance payment reminder period beyond the current 10-day maximum to 60 days before arrival
- Built-in Stripe pre-authorization for security deposits that expire automatically without manual intervention
- Native ID verification functionality within the check-in process (currently requires expensive third-party integrations)
These aren't all complex features, but they would significantly streamline operations for property managers. I'd love to see Smoobu focus more on perfecting these practical workflow improvements rather than adding features that compete with specialized providers.
Despite these concerns, Smoobu remains my platform of choice due to its reliability and comprehensive integration capabilities. Four stars because it delivers on its core promise, but there's clear room for better prioritization of user-requested features.
The app and the web login are very slow and temperamental. The invoicing has limited settings and isn’t compliant with our financial obligations here in france and so were required to use another service for invoices.
Use smoobu for a couple of years with 11 accomodations . Used to work fine and easy, but the latest update in January 2025 is not an improvement!difficulty to see the prices, more complicated to put in a reservation. Next year switching to another..
