Incredibly bad service and poor…

Incredibly bad service and poor communication. There were no update of my remortgage completion and always delays. I had to chase regularly for updates.

The worst part of the process was dealing with Leeds BS's chosen solicitors, QCAS who were very very very unprofessional. I had to continuously chase the solicitor regularly for updates and confirmation. They also did not follow procedures set by Leeds BS which meant my mortgage started earlier than expected and a payment was processed whilst my existing mortgage was still in place. They also only provide me an important document 36 hours before my completion which meant I had to delay the completion due to the short time to review.

I would never use this firm again and would advise others to stay well away from this firm!!

Please read this before engaging with QCAS

As numerous others have commented - this company needs to be avoided at all costs. I realised early on that they appeared to be slow to respond and incompetent but now, after a 10 month saga trying to arrange a remortgage I need to implore you all never to use QCAS/Schulmans. The company very much has the feel of a sausage factory churning out remortgages presumably at low cost/effort the mortgage lenders (but definitely not at low cost OR effort to the applicant!).
There were problems absolutely every step of the way. I experienced many of the same problems as others including: Clear lack of competency in conveyancing, very poor communication, repeated requests for the same paperwork. In fact, I had the exact same piece of paperwork signed and witnessed twice. My original mortgage involved an equity loan using the government's help to buy scheme - if you are in the same boat DO NOT use Shulmans. They have absolutely no idea how the process works when factoring this in and what followed was months and months of being given wrong information, being asked to complete form after form and ultimately.. being asked to hand over huge unexpected sums of money due to their total incompetence and lack of foresight.
Most of your communication will be in the form of automated e-mails chasing you for things that you've already sent or for amounts of money that are demonstrably incorrect. I was also asked to repeatedly chase witness signed documents during the COVID period which proved to be very difficult, especially as a key worker myself. At one point they advised me to create my signature in microsoft paint and attach it to the files. No sign of docusign anywhere. So amateur it beggers belief.
I could go on and on but ultimately I think the numbers speak for themselves - completed about 6 months later than expected, thousands of pounds of extra paperwork and charges that were never planned for or adequately explained. Just do everything you can to AVOID.

I really wish I had read these reviews…

I really wish I had read these reviews before I agreed to let this company become involved with my re mortgage.Words totally fail me as to how truly dreadful the standard of service was. My re mortgage has taken nearly 4 months, I have had repeated requests to send documentation which had already been sent on at least 3 occasions. Constant chasing up from myself and the financial advisor who arranged my mortgage. Automated e mails to say they were waiting for the redemption figure, when I rang my current mortgage providers this had already been sent. I was then asked if I could check how it had been sent.
Finally more automated e mails requesting proof of funds which again had been sent and was told this information had gone to the wrong case worker.
I am so relieved that this has now completed, such a huge mistake to use this company, it has cost me so much time and money the length of time it has taken, not to mention stress levels. Never again.

Appalling service......if you can call it service!!! Barely answer emails, did all the chasing and admin myself!
They had 3 months to complete our remortgage and did not do it and still haven't!!!! Costing us hundreds with our old mortgage going to variable rate!
Formal Investigation being started via HSBC who hired the clowns! They have caused me nothing but stress! Will go to ombudsman if needed to compensate for our loss in money.

I am currently going through BTL remortgage and TSB has appointed them.

They are lazy $$ankers who never answer phones and don't even talk to my solicitors.

They keep on adding £50 plus vat for laziness at their end to my bill.

Avoid!

Had to deal with these lot due to taking a HSBC mortgage. Poor communications throughout remortgage. Took my money and then ignored all of my emails. Haven’t sent everything I paid for and am now going to contact the Solicitors Regulation Authority

Better to pay for an independent lawyer

Really not worth it. Better pay a proper legal Firm to support your re-mortgage process. A few horrible issues:
- I was required to call them and follow up every single step of the way. Eacht time, at least 30 minutes of continued message, non stop "Thank you for your patience, please continue to hold and your call will be answered in order it was received".
- Requests for any question to be sent via email but never answers any of the emails.
- Website does not show the real current status of the application.
- Instead of explaining the reasons for a potential delay on the agreed completion date, it simply caveats messages saying that they can't be hold responsible if there is a delay.
- It made me having to contact them at least 10 times during the process.

So incredibly incompetent

So incredibly incompetent, i cant quite believe why the banks use them (its obviously because they're cheap)

Messed up our final completion statement figure then passed the buck onto me to sort out two weeks after completion. useless, spineless, and incredibly unprofessional.

Even a 1 star rating is being too…

Even a 1 star rating is being too generous for the torture in the name of service that these people at Qcas/ Shulmans dole out. We had no option as they are Barclays appointed. I have another mortgage running in parallel with ONeill Patient along this BTL one with QCAS and the difference in service if plain to see.
To begin with QCAS communication needs to be clear especially when it relates to important legal documentation. There is ambiguity and the process is too and fro, when it is much more simplified and clear with ONeill.
To top it off The case worker at QCAS had made an error in my first name on the Mortgage Deed and there was no response to my emails within reasonable time. I am now left to redo the Mortgage Deed and have to face the challenge of getting Witness signatures all over again in times of COVID Lockdown.

Brilliant

Brilliant - Minimal effort needed from myself as QCAS do all the hard work and even during the pandemic managed to schedule my mortgage handover for the day the current deal ended. All went through without any problems!

Truely terrible service - amateurish at best.

Truely terrible. Has no choice - this company was appointed by Barclays whom I was remortgaging with
All I wanted to do was add my partners name to my mortgage. How hard can that be? (answer is very - requires full remortgage, independent financial advice, land register changes, Declarations of solvency signed by another solicitor, Trust documents setting up. All in circa £2000 so far - and that's with Barclays waving their early redemption fee)
Not everything that went wrong was this companies fault but boy do they make it complicated
The fact they shut down their office due to Coronavirus didn't help either. But having shut down their phones mostly, no one seemed to be at home online either.
But:
1/ Their online portal is awful. Complex to register and navigate - they also use multiple different references.
2/ Their speed of returning emails is at best 1 week and usually up to 3 (weeks). Until I said the words 'complaint' and 'financial ombudsman' - then magically everything was sorted in 1 day - 1 month too late however. I started all this in December and needed it doing by the new tax year. It's finally done (I think) 21/4/20.
3/ If you can believe this, they were a day away from redeeming then remortgaging the wrong mortgage for the wrong house in my name. I dread to think how hard that would have been to undo had I not spotted it. Amateurish at best; Negligent at worst.
4/ I had to chase everything - however despite being advised to contact my mortgage company myself to hurry them along (=2 hrs on hold on the phone but they sent it within 2 days), me getting a mortgage redemption statement, and scanning / uploading it - they then rejected it anyway. It then took them another 3 1/2 weeks to get their own copy. Took me 48 hrs to get it in the post myself.
5/ If I never hear 'QCAS' / 'Schulmans' / 'Team Jenkins' again in this life, it will be too early.

If you're assigned these, run for the hills.

The worst service I've experienced.

I started the process of switching mortgage providers in November last year, switching from Barclays to Natwest to get a better rate. Natwest assigned Shulmans to handle the process for me.

5 painful months later I've decided to stick with my original provider so I don't have to deal with this incompetent company.

I've had to resend documents. I've had details misrepresented. I'm genuinely baffled as to how this company still operates. I requested Natwest to give me an alternative so I could complete my switch and they declined, so I guess I'll stick with my current setup.

Abysmal

We recently had the displeasure of QCAS (a division of Schulmans) handling our remortage. The conveyancing was appointed by our new lender, TSB, so we effectively had no choice but to deal with them. The whole ordeal was absolutely dire.

Communications were ignored or lost on a regular basis. Not one single email we sent to 'Team Jenkins' was responded to in the entire remortgaging process. Queries therefore had to be directed via post or telephone (they advertise a higher rate helpline number - it costs a fortune to call from a mobile phone in particular, and is arguably illegal under Consumer Contract Regulations).

They repeatedly got important details mixed up. They kept requesting the same information despite us telling them time and time again that they had already received it. At one point they even admitted they had no emails or documents on our file from longer than three weeks ago. How it is possibly acceptable for a law firm to ‘erase’ documents that have been provided as part of an ongoing remortgage process is beyond me. They also charged us twice for processing a marriage certificate and ignored requests to refund the double charge.

We eventually completed last month, but over a week late, resulting in a hefty financial hit due to our current mortgage rolling into a variable rate. QCAS had several months to manage our case - It's completely unacceptable that they didn't process completion on time.

The only saving grace is that we eventually managed to obtain some compensation for the costs we incurred, but this had to be dealt with via LMS (who were, comparatively, quite helpful). Thankfully we had kept a very detailed record of all the errors and failings that QCAS had made, along with dates of correspondence and costs suffered. All the while, QCAS remained silent throughout the whole complaint process. No apology - nothing.

I have never encountered such abysmal service from a company. Lenders need to take note - We will never, ever again remortgage with a lender who insists on using Shulmans/QCAS for the conveyancing. It is simply not worth the months of misery and distress. This firm needs to go under. Terrible.

AVOID

AVOID. dated and slow process followed by sloppy lazy performance. Heard of Docusign? try using your initiative with information your customers already provide.

by far the worst solicitors i have dealt with example they ask for ID such as driver Licence then ask you to fill out and ID check form? All the information is on the ID i supplied. they expect the customer to do all the work makes you wonder what you are paying for...
