Sennen PM manage a small block of apartments in Camberley, [10 apartments in total]. I am the landlord of one of these apartments. All the owners are requested to pay invoices for service charges, ground rent & buildings insurance every 6 months [in advance]
I e mailed Sennen's accounts dept. in October 2021 & asked if I could pay a set monthly amount of which I calculated to be the equivalent of the total for the 6 month period, so effectively I was asking if I could pay in advance of advance. I explained in my e mail it would suit me better from a budgeting perspective to build up enough money in my account to cover the invoices when they arrived
I received an e mail back saying this was absolutely no problem at all & they would make a note on my file that I would be doing this.
So essentially for the last 2 years I have been making manual payments each & every month to cover the expected invoices at the end of each 6 month period
What they omitted to tell me however, was they would add on admin charges to my account for doing this. It was only when I logged into their portal last week that I discovered these charges. I e mailed their accounts dept. & asked why I was not made aware of this from the very start & also requested they refund the charges.
I received a stock answer along the lines that because I chose to make manual payments, [remember these payments were in advance of advance so I didn't really have to make them], I would still be liable for the charges & no refund would be done.
Personally, I think this is an absolutely disgusting response, if they had any integrity at all, they would have apologised to me that they never made me aware of admin charges & refunded my money. In the e mail exchange I also asked them to point me towards their T's & C's regarding additional charges, which they again chose to ignore
I would not recommend this company to anyone!

If you want to be ripped off and speak to complete incompetent individuals then Sennen would win every award hands down. Their ONLY role is to chase money and hit you with late payment fees when questions cannot be answered. They send paperwork clearly stating if you dispute charges to contact them in writing to discuss. I did that and they still want to charge late payment fees. They lied telling me my Director's wrote it - On Sennen Property letterhead apparently LOL. Spoke to both Director's and they had never seen the letter before. As Director's are residents having to pay the same ridiculous costs who are you going to believe. Our Management Company cannot keep a Director for a period of time. Why? As no one wants to work with Sennen. If you own your property then you are treated as if you are held ransom as a rented tenant against an unreasonable landlord. Service from them is below 1 star. How are you still in business? Whoever runs Sennen needs to have a very good look at your staff as it is easier to get reliable accurate information from my dog.

I CAN PROVIDE THE LETTER. I DISPUET THE AMOUNT I AM BEING CHARGED AND SENNEN TELL EM I HAVE THE RIGHT TO DO SO. I HAVE ASKED NUMEROUS QUESTIONS ON NUMEROUS OCCASSIONS LIKE EVERY OTHER RESIDENT ON THE ESTATE AND DONT GET ACCURATE ANSWERS BUT YOU CHARGE ME LATE PAYMENT FEES. SO YOUR REPLY IS INCORRECT. YET AGAIN CLEAR EVIDENCE OF THE INCOMPETENCE OF SENNEN!

Sennen is beyond useless. They are unresponsive to the huge number of issues we have had lately with security and access. Recently the residents have been prevented from leaving by car due to a stuck gate. At other times the gate has been wide open for anyone to access. The only competent person is Lucy Gomez but she cannot be expected to compensate for such a hopeless management team. I sincerely hope we will terminate their contract.

I’ve been in dispute with Sennen several times due to the lack of services provided given the fees incurred biannually. This most recent occurrence I’ve waited over a month for a response to problems relating to the estate, despite being in dispute with Sennen - I have received a late payment charge due to no response from themselves until after this had been issued. I have also tried contacting the agent managing my estate twice over the phone in the last week with no phone call back yet. I can’t stress enough the importance of avoiding this company to maintain your area.

Sennen is answering people's postings by saying they are not members of the property. Well, how would people know you look after the property they are referring to, and why would they leave comments? Sennens fraud
They just took over a small block in SW11 4EP, Brynmaer House. They are charging hundreds of pounds more than what we were paying, and the last property management company was ripping us off. They won't be with us much longer. The cleaner sits in the van for nearly two hours, playing with his phone, and spends three minutes inside. The gardening contractors turn up and cut Grass that doesn't need cutting over £20,000 for managing a building that had hundreds of thousands spent on it refurbashing will look forward to seeing the breakdown of cost and receipts. The 5-star reviews are fake. It's funny how two invoices for money are both for the same amount; all they have done is change the date.

I own the property, but I need to instal an electric charger there. The wire needs to go under a 2-foot-wide common path. In June 2022, I made an information request. I have called numerous times, sent numerous emails, and am still waiting for an answer after more than seven months. Shamefully, despite paying my bills on time, I don't always receive responses.
Lucy Gomez looks after the development I live in, and she is great. She works hard to sort things for the residents as quickly as possible whilst ensuring our service charge is kept to the absolute minimum.

Very disappointed that this company has cancelled the cleaning services for the properties they manage in New Milton.
In times of Covid, it seems irresponsible and careless to refuse to clean communal areas of properties used by old and vulnerable people.

Totally useless and a waste of space. The owner Tony Collings is rude, impossible to contact and allows bins to overflow with dog poo when our children play on the green.
Any 5* reviews cannot be trusted and are possibly fraudulent.
I've used Sennen Property Management Ltd for many years whilst I had a flat to rent. When I went to sell the property, Sennen really proved how efficient they are. The Management Pack was sent out within days of request from an amazing Legal & Professional Service Manager, without any fuss, including answering emails very quickly to both me and my solicitor. (My solicitor and Estate Agents warned me that most Management Companies take weeks to send this out) . Other enquiries made to my Property Manager were answered quickly and she could not do enough for me. Very impressed with Sennen Property Management. Highly recommended.

Professional company.
Just received an invoice for our annual maintenance charge which has been increased by 70% with NO explanation! Unfortunately we inherited this Company as our previous one who transferred our business to them. All they are doing is managing accounts and maintenance of our limited company which is a private road consisting of 19 properties all of whom have voting rights and equal shares in our Company. They did not consult the shareholders just sent us an invoice with a 70% increase in our annual charge. Very unprofessional, we shall be ditching them as soon as we can, avoid such an unscrupulous organisation, they should be ashamed of themselves, VERY unprofessional and disgusting behaviour!

Not been able to login to my block portal for about a week now very frustrating.Sennen still investigating just checked with another owner also the same.
Completely unpfrofessional and useless. I've had multiple occaisions to get to know just how frustrating dealing with this company can be. Most recently, I sent an email to enquire about water damage to my flat and it's now three weeks later and still no response. I've tried following it up, and not even an aknowledgement. I am at my wits end. DO NOT engage the services of this firm. They get paid to do absolutely nothing.
