DO NOT LEASE FROM SIMPLY HOMES — BEWARE OF DECEPTIVE PRACTICES
I was a resident of Simply Homes and my lease ended on April 29. Due to circumstances, I had to extend my stay from April 30 to May 5. I received a text message stating I owed $475.54 for the extension, which I paid. My original deposit was $1,595.00.
When I finally received my deposit refund, it was only $561.77. The itemized statement they provided was confusing and lacked clarity. I believe I was overcharged and immediately contacted the property manager, Nik, who told me to submit a dispute via email. After doing so, I was sent another check for $83.33.
When I tried to cash the first check at Walmart, I was told I had a returned check on file for insufficient funds—this was the $561.77 check Simply Homes had issued. Walmart told me to contact the issuer. I relayed this information to Nik, who said he’d investigate and get back to me. It’s now July 18, and I have yet to receive a return call or any follow-up.
Eventually, I received a second $561.77 check via FedEx with no explanation, no apology, and no instructions. When I attempted to deposit it into my bank, the bank rejected the check. Simply Homes has not only mishandled my refund, but they also issued a bounced check that has negatively impacted my ability to cash checks at Walmart in the future.
They now claim the charges were “holdover fees” per the lease. However, when I called to discuss extending my stay, no one mentioned additional charges. I was told everything would be sent via text or through the portal.
I have been left with financial and reputational damage over their error. I am now stuck trying to dispute and resolve an issue I did not cause. Simply Homes’ lack of transparency, accountability, and communication is unacceptable. Their practices are unethical and deceptive, and I would strongly caution anyone considering leasing from this company to think twice. This has been one of the worst rental experiences I’ve ever had.
