I was warned by an accountant within SDL to leave as they were corrupt and crooked who also bullied vulnerable clients.

SDL Management

SDL
Dear Lucy D, Compliance Manager, COMPLAINT RESPONSE: 63 CHILTERN GARDENS, TF4 2QH

Please encompass my devastation morally, mentally, and physically from SDL Auction House. Who knows about everything dear Compliance Manager Lucy Dan and still ignore my humanity and make me down to commit suicide because these issues with you did not want to understand my situation.

How you can write this “We refer to your original complaint in respect of the same issues in 2022 and our formal complaint response dated 10 June 2022.” When I did not spick English language and I did not understanded. “We were very sorry to have read Your Letter and have been alerted to the issues that you have faced.” How can you be very sorry when you did not do nothing, just take my money, from a person with mentally problems, I think because it was such an issue for you and your company. I did not spick English this time and I did not take any complaint because I could not.

“However, we have already integrated this maker and our substantive response is set out within our letter of 10 June 2022. You made a further complaint to the Property Ombudsman (the "TPO") who provided their response on 18 August 2023. While we were very sorry to have understood your circumstances, this does not mean that there is any cause of action against us nor that we have breached any duties owed. This is the first time that SDL have been informed of your extenuating.” What you said is not true, I understand you have still recorded my conversation with you, and everyone can hear I did not understanded basic English. How can you tell I know about this first time I had a conversation with you Lucy Dan I wish we can listen to recording this conversation.

I cannot believe how arrogant and ignorant the SDL can be represented SDL.

“circumstances and these were not known, nor could they reasonably have been known, by SDL or any of our staff at the relevant time. We have reviewed the telephone recordings and correspondence with you at the Time and there is nothing that would have flagged to SDL any such issues. As such, we are unable to uphold your complaint.”

I am sorry but personally you know about everything, I gave you this information on the phone in 2022 but you ignored me which led to my devastation mentally and financially. I lost a job, from 2 years I did not have a job, I could pay for my flat and my bills.

“We strongly recommend that you seek independent legal advice in respect of your claims and the abuse suffered by Mr Z. We suggest you speak to the Citizens Advice Bureau in the first” Yes, I did, and they advised contact with you because it is law like that. Please compensate me for 11500 thousand pounds (what they take themself from my bank HSBC). My devastation morally, mentally, and physically from SDL Auction House who knows about my mentally problems and takes advantage of me financially. SDL Auction House still ignore mine humanity and make me downer to commit suicide.

“We wish you well in your recovery.” Thank you so much, I will recover when you come back to my 11500 thousand pounds.

Kind regards Malgorzata

No answer to emails or voicemails for over a week

Trying to get a simple answer for a £76 charge on my account which I believe should in fact be a credit due to a surpluses / under spend in the service charge accounts for the year ended 31 December 2021.

Cannot get a reply or response at all.

Paying a hefty management fee for no service at all - appalling.

Legalised criminality

SDL/Alexander Faulkner (same company) manage the lamp on our shared area. The bill was originally supposed to be split between 80 houses, however they switched it to 40 houses with no adequate reason. Hence, doubling my bill. My attached neighbour who uses the same shared area does not receive a bill. I tried to acquire an adequate reason with SDL however they referred by case (and only my case) to a solicitor who threatened court action and to go after my mortgage company to acquire funds which would have damaged my credit report. The cost of hiring a solicitor was too high to fight the claim. I am currently £1500 worse off for a light bulb I don’t want. Avoid like the plague.

I wish I could give them a minus

I wish I could give them a minus. Charged late payment fee of £60 in May 2022 for a yearly services charge of £130 that runs from beginning till end of 2022. This is absolutely ridiculous. They can at least make it less obvious that it’s all about taking our money. The manager I spoke with over the phone about this was not interested in anything other than for me to make the payment. What a joke of a company.

Crooks, rotten to the core

This company has changed name multiple times in the past couple of years, and is now no longer trading under this name. However I wanted to put on record my terrible experience with this company that echoes most others.
They are dishonest, deceitful crooks. They don't deserve a star but you have to give a minimum of 1. They mismanaged my block of flats and estate for 4 years. For about half of that they provided no services of note, we continued to pay our service charges because you have to in a leasehold and on the back of numerous broken promises. They falsified accounts and when errors were pointed out to them, even when they admitted to them, they didn't correct them. They failed to produce accounts and invoices for the final 3 years, and couldn't account for literally £10,000s. Despite having £1000s of errors set out in detail for them in the one accounts they did provide, they have maintained throughout that the estate is in deficit. To add insult we recently found that they had been overcharging us for utilities and worse still not paying the bill.
You may wonder how this is possible but this is an industry/ sector like no other. As a leaseholder you are in breach of your lease if you don't pay a service charge even when you are not receiving a service. You have to deal with a landlord and in our case management company who appointed SDL. Safe to say it's a broken system where leaseholders have limited power. So it's open to abuse/ poor service which SDL excelled at. In a rotten sector, SDL is its most dishonest and crooked player.

This company isn't fit for purpose

This company isn't fit for purpose. I've contacted my MP as it's legalised theft. They do nothing and trying to contact them is impossible. SDL, Wise Estates and now Alexander Faulkner Partnership. Unbelievably dreadful, shocking.

Chocolate Teapots

I have once again requested my statement of accounts (The correct ones) back dated to 2015. Statements are all inaccurate missing off several of my payments and occurring fee’s for there incompetence!
I can see they do this regularly by the reviews.

Unbelievable

In April 2021, the catalytic converter was stolen from my car while parked in the gated car park of the property. The thieves were able to get away with this as the gates were broken and left open and we couldn’t identify who the thieves were because the CCTV is broken. SDL are responsible for both the CCTV and gated car park but after reading all the negative reviews, I knew issues would be ignored so I did not raise the issue with them.

HOWEVER, my most recent issue with SDL is unbelievable. In May 2021 I was jobless and it took sometime to find a job. As a result, I have moved out of my property to find employment. Once I found employment I got in contact with SDL to make payments because I know they usually send their invoices around Summer. Tried to set-up their SDL 360 account numerous times with no success. Called them asked to change my address and set up the SDL 360 account so I can make payments and future invoices can go to my new address. I was told to put my request in an email so I did so. The very next week after I send this email, I got an email from solicitors working on SDL’s behave saying that I need to pay the service charge with over £400 of additional charges and that it needs to be paid in 7 days and that SDL will not correspond with me directly.

I can imagine they sent me letters of the bills but did not receive them because I was not in the property. They have my email address and phone number and they have not tried to contact me with any other method during this time. The person I spoke with on the phone could of easily informed me of the situation but for whatever reason choose not to. I have always paid my bills on time and I am disgusted that is this how they choose to react in this situation, especially during this pandemic when people are losing loved ones and their jobs left, right and centre.

Absolutely horrid.

We have finally given SDL notice

We have finally given SDL notice, it couldn't come soon enough ... the difference with our new company is such a vast improvement, we finally have a property manager that actually cares out out the service provided .
SDL should be ashamed of a 81% one star review on this site ... do SDL directors not bother to read the reviews .... but then you've not been really that bothered about a good customer experience.

Beware

Beware, absolute cowboys. There are constantly new firms setup by SDL property managament to hide their shocking service and constantly buy time and charge fees for nothing. During the 3 years I've lived on the new build estate SDL became CDC and then Wise. During that time we were being charged for sprinklers which are not even installed. Not a single meeting and do not reply to emails. Shocking

Terrible Management

Terrible Management , slow or mostly no response at all

The lift has been broken for a year now and our management company did no progress towards fixing it. The service charge is continuously increasing for poor service and basically absent management.
we have an ill person living in our flat and we believed when we purchased it that the lift is available and accessible, it is a threat to their lives every time they climb stairs as it is a real struggle. I highly recommend you stay away from residences managed by this company.
