Very shady company

They use a very shady billing company that is well known for extortion, and refuse to give you any service regarding payments. I am currently under the threat of eviction for 3000e of rent that I HAVE PAID and sent receipts to both Sato and the billing company Ropo Capital as proof of payment. My bank confirmed the money is in Sato's bank account! They refuse to give any kind of answer other than "you must pay it again + interest + fees"! Sato and Ropo Capital both profit from extorting Sato tenants. Horrible, horrible landlord, DO NOT RENT FROM THEM!

Scammers

I moved from one Sato home to another one. When I moved and entered the house, first thing I did was to enter the toilet.

THERE WAS SHIT ON THE WALLS. LITERALLY.

Inspection was already done, by the way.

We had to change the dishwasher because there were too many food wastes inside it. It did not work. THIS HAPPENS AFTER THE INSPECTION.

This is a drop in an ocean. I cannot describe everything here.

After I moved to another apartment, there were still many dirt and debris and hair in the toilet etc.

And you know what happened?

I GOT A 420€ CLEANING INVOICE BECAUSE OF THE PREVIOUS HOME.

I emailed them, texted them in OmaSato and there is still no answer.

Scam

Unbelievable scammer company with ridiculous extra bills about cleaning defects. Been renting many place in Finland and never had such issue when it comes to cleaning. When you try to justify the issue they just “close case“ with some ridiculous statements and sent you the extra bills. Avoid renting from them !

Unfair and exploitation - I do not recommend SATO to anyone

I do not recommend SATO to anyone. Their business practices are deeply disappointing and exploitative.

After I moved out of my apartment, I spent several days deep-cleaning everything following SATO’s official instructions. Despite this, I received an invoice for “insufficient cleaning” without proper documentation or proof that any cleaning service was ever hired. I immediately requested clarification, evidence, and offered to correct the issue — but was ignored. SATO closed the case with a generic message stating “this matter is not open for further discussion.” They refuse to provide a breakdown of costs, before/after cleaning records, or even proof of the apartment’s condition when I moved in.

I later discovered that many tenants have been charged similar vague cleaning fees. It feels like a systematic tactic to profit off outgoing tenants who no longer have power.

If you value fairness, transparency, and your peace of mind — avoid renting from SATO. They do not treat tenants with basic respect, and their customer service is evasive when faced with justified complaints.

Scam company stay away

I lived in Sato's apartments for about two years. There was a noise problem at the first place I rented. I called the police many times and each time the police said that the sato had to handle it. And the sato didn't care about this noise problem.

So I moved to another apartment of Sato's because I didn't want to pay a penalty fee.
In the next apartment the heating was very bad even in winter. When I told them that the house was cold, they turned up the heat before coming to check and said that the temperature of the house was normal. Then they turned down the heat of the house again. That's why I used a heater all winter and I paid extra for the electricity bill. All of Sato's apartments have noisy neighbors, but Sato doesn't care about that, the buildings are dirty, but Sato doesn't care about those who cause it.

I call them scammers because I have a reason for it. Before moving out, I cleaned the house very thoroughly, following the instructions they gave me. But after I moved out they said they would send me an invoice with ridiculous excuses. They are a pretty good company when it comes to taking money, but they are a complete disgrace when it comes to service.

Definitely stay away from this company. If you don't want to have psychological problems, don't rent a house from this company!!

Very Bad experience

Very Bad experience. Moving after 10 years got unfair charges on the name of cleaning. This company is cheating with itse customers. In many occasions customers have compensation rights but they dont answer.

Worst experience ever is Moving to SATO…

Worst experience ever is Moving to sato is easy but moving out from sato is massive disastor they send unbelivable bills. I lived in Sato for 2 years and i get bad treatment after moving out. It took us 3 days to clean the apartment , but they full charge us with unexpected bill and after some days they send us another unexpected bill for emptying storage unit that we have emptied abd clean fully earlier well. this is a nightmare for us to go there again,make sure don’t move to this scam SATO company and save your future.

MANipulative

MANipulative. Never to SATO again. This company will send you to a human condition you would not imagine could have existed in a first world country. Unbelievable bills and poor treatment to tenants. The date of experience was around September 2021. I am putting the 2024 in date of experience since this review does not allow prior dates than 2023. And they could lie about the exact dates on the billings. No customer service to assist.

Inaccurate flight itinerary

SATO sent me an itinerary with incorrect flight data; they completely eliminated a leg of my return flight. After 45 min on hold waiting for a representative, I was told that on their side my flights looked as they should be, including the leg that my itinerary showed as missing. They did send me a corrected itinerary but there was no explanation for why the erroneous one was sent in the first place. Big communication problem somewhere on the SATO side that resulted in a complete waste of my time.

Avoid moving with Sato at all costs!

Avoid moving with Sato at all costs!! After we cleaned the apartment they send us after almost 2months a 530€ cleaning bill! Spent hours cleaning but they expect that material oldness goes with cleaning also. In the web says that you can be in the check up day but nobody invited us to be there. Now I know why. Scammers!! Avoid!

horrible company

horrible company, in the apartment building where I live, the insulation in the apartment buildings is very bad you can hear your neighbors when they make the slightest noise you can smell what they are cooking, even in the toilet you can smell the awful smell from the neighbor, there is no peace at all, they are always making noise, there are no quiet hours even at midnight, so as not to talk about heating that every year they lower it , while raising the rents to the heights, and my question to the company is these? why do the prices go up every year so high while the heating is turned down and why do we have to listen to what the neighbor is doing inside the house to put a vacuum cleaner or wash his dishes Or just watches TV,
this is very unfair since i get paid we should have the our peace and quiet and warmth at home.

There's a THIEF living in the apartment

We've been living in the apartment and we report to then that there's someone who's stealing clothes in the drying room. They said they don't have anything to do with it and just report it to the police. They didn't even find any prevention, like installing cctv along the hallway or common areas. Yesterday, i found out that there's something missing inside the varasto(storage room), that's beyond our thinking that someone would steal even if there's lock. I don't feel safe living anymore in here and planning to move to another home. SATO don't even care, atleast they should. That's so sad living here in Europe nothing happened like that to me but only in Finland i found out there's a thief.

Disgusting scammers

Disgusting scammers. I lived in one of their rentals for over a year, I requested a missing kitchen asset over 2 times and they said they will send somebody, they never sent anyone. When I left me and 2 friends of mine cleaned for over 18 hours, the apartment was polished and week later I received a bill for 300 euros that they did cleaning. When I contacted the customer support I came to realization that I am talking to people with toddler’s brain capacity and they had no common sense, after I sent them videos of how clean I left the house, they said the videos were mot working

Worst experience ever

Worst experience ever. Doesn’t care about tenants, doesn’t care who lives in their buildings (shady people and high tenant rotation), can’t enforce non smoking rules. When I moved out, they charged ~300€ for dirty bathroom floor/shower glass and missing ceiling outlet. Both tasks would take max 10 minutes to fix and outlet costs 5€ in stores.

Worst rental experience that I had so…

Worst rental experience that I had so far.
I lived in on of this company apartment for 2 years, made several companies about loud neighbours, without getting anything done for more than a year.
So I moved out from that apartment, but I got an invoice for a storage place which was found full of stuff, stuff that was not mine... When I tried to call them, they are not answering, on the chat they are saying that we have to speak through email this kind of problems, but they are not answering there neither. All I received from them is "The case is closed" so that's mean that I have to pay without any explanation.
So I had to pay it till I'll figure out what I can do next.
I have some friends that had similar problems when they moved out from Sato... Some extra bills...

I had the misfortune of renting from…

I had the misfortune of renting from this housing company and it was an absolute nightmare. The house they provided was in a constant state of disrepair, with broken appliances and fixtures. To make matters worse, they lied about the condition of the property before I moved in. On top of all of this, I was hit with exorbitant bills for seemingly minor issues. This company is one of the worst I have ever encountered in my life and their unethical practices and lack of regard for their tenants is pure evil.
