Avoid like COVID!!

Absolute shambles, sending threatening messages and emails to landlord, switching agents and withholding rent. All a bit suspicious, should be struck off!!

Ended up switching to Ascot Wren who are proper agents that care.

Gorton Branch, forget them!

Gorton: Forget them! Rang twice, left messages, we needed a valuation but they showed no interest. Went to the actual offices only to find a queue of people outside waiting!

Fraudulent Estate agent after take over…

Fraudulent Estate agent after take over by Aziz and YIP, Him Shun current directors.
They have disappeared with tenants deposits, bridge of contractual obligations to Landlords and tenants and no where to be found. Like others have posted stay away from anything associated with them.

These people have stolen money from me…

These people have stolen money from me and my tenants. I have tried to contact someone at the offices but to no avail.
I have enlisted the help of My Property Club in Denton, who have been extremely helpful and I'm well on my way to get the deposit and some stability back in my life

Excuse after excuse over missing rent

Excuse after excuse over missing rent. Finally received an email to say they are no longer operational and no there's no getting through to anyone.

I've spoken with Edward Mellor Lettings and Erin and Fil have already sorted the takeover out and i will finally start getting my rent again. If you're stuck like i was, i recommend speaking with those guys,

Really Bad estate agent gone bust!

Really Bad estate agent that has gone bust overnight.
It recently was taken over by: YIP, Him Shun of 62 - 64, Reddish Lane, Manchester, England, M18 7JL and AZIZ, Zahir of 174 Wilmslow Road, Manchester, England, M14 5LQ

They basically got the money and made a runner! What a cheeky lot!

I contacted another major estate agent in Manchester and they told me you won't get your deposit back.

They have not sent the funds for over 6 months now, it's so frustrating when directors can do that and get away with it! It is a pure crime.

Also the company that supposed to take over HABITATION (NW) LTD has no offices anywhere and they provided a mobile phone that goes straight into a gif gaf answering phone. What a joke.

STAY CLEAR OF SANDERSON JAMES.

I have reported them to Manchester Evening News.

Theifs stole all landlords money and…

Theifs stole all landlords money and closed there business over night and disappeared I’ve been contacting a lot of people and found out there’s loads of landlords missing rent like me - I have written my storey about them on a Facebook landlords group please come there then we can raise this together and take legal action they also owe me 2 months rent the Facebook group is called - UK Landlords support group search for my name (Ashraf Miah ) on the group and comment

I received the below email on Sunday around 11:30pm in the night after speaking to them they sounded proper dodgy nothing seemed to add up DSG was created couple of months ago I think it might be the guy who stole all our money now wants to manage our property under GSD then he says he was Instructed by habitation nw Oldham 78 Chadderton Way, Oldham. OL1 2EF I googled this and got their phone number they said they have nothing to do with Sanderson James but on the email below you can see they mentioned that this company will be managing the properties from now onwards but when I spoke to the person there they said they not associated with Sanderson James

Dear Mr Ashraf Miah,

We are reaching out regarding your property currently managed by Sanderson James. Due to significant issues within the company, we regret to inform you that Sanderson James is expected to cease operations in the coming days.

In light of this, Habitation (NW) Ltd, an established agency based in Oldham, will be taking over the management of your property. Our team at DSG will handle the day-to-day activities and tenant management, ensuring a seamless transition. Habitation (NW) Ltd will ensure there are no interruptions in your rent payments.

To facilitate this transition, please provide your bank details for future rent payments.

We understand that this news may be unexpected, and we are committed to making this transition as smooth as possible. If you have any questions or concerns, please feel free to contact us at 07934575886 during working hours or reply to this email for more details.

SCAM & DISASTER

Got an email out of the blue from a 3rd party saying Sanderson James is likely to stop operations and they can all be transferred to another agent, just send bank details.

Called the telephone number on the email, no response, emailed them back, no response. Called Sanderson James and emailed them, no response. 2 months rent missing now, plus have a leak in the flat which is damaging neighbouring properties and can't get access to the property, and don't have details for the tenant as Sanderson James never provided them.

Complete and utter shambles and I'm looking at being thousands out of pocket, plus need to get access to the property.

Also linked to this shambles is Ash Estate & Lettings at 174 WIlmslow Road, Manchester and Roy & Co Accountants at 139 WIlbraham Road in Chorlton.

Someone please update the info.

Liars and thieves

Sanderson James were management company for two of my properties. First year was good service. In the last 9 months, they have not responded to email and calls. I received email in March about change in Managment, expect a delay in payment. I still have not received rental payments now for over 3 months. On Sunday, I received an e-mail stating that Sanderson James has ceased trading! I have been contacted them for month to leave management but heard nothing. Now - I am owed three months rent, and they still have the tenants deposit. I have raised with the redress scheme but highly doubtful that I will see my money. I am left out of pocket, and it seems to be normal practise for this firm.

Even 1 star is too many for this den of thieves. For the last few months of our tenancy we were receiving emails from the landlord as SJ had not been passing on our rent payments despite on time payment every month. Now we are struggling to get our deposit back similar to a lot of other reviews. They do not respond to calls or emails and leaving a message for a call back is a waste of time. Absolute frauds, Sales and Lettings, so avoid this agent like the plague.

DO NOT RENT WITH THEM THEY STEAL YOUR MONEY!

Rented with this company for little under a year with no issues until I moved out. They stopped answering emails and phone calls about releasing my deposit. I have had no communication and I am still waiting. They are quick enough to answer and take your money. But when it comes time to releasing your deposit they go silent. DO NOT RENT WITH THEM. I have had to contact the deposit protection scheme and raise a dispute to get my money back.

This is turns out to be my worst…

This is turns out to be my worst letting experience as a landlord. I signed a contract with sanderson james, when I am dealing with genesis ltd all this time. for almost a year the rent was on time every month the same week, but as of the start of the new year something changed and I needed to chase my rent everytime. with delay for 2-3 weeks and received it only when I asked for it, nicely. I have asked on what is the issue and all I got is that they are very sorry that there was an accounting problem. This month I have not received my rent again on time from them (tenants paid of course) again so I am chasing it and Caroline from the Genesis, is telling me that it is very serious and many landlords did not get paid, that I might not ever get my rent, and that I should start claiming it with landlord insurance. And that she is ending her job anyways as this is too stressfull...

Nightmare experience for their letting service.

We are using Genesis City Ltd as our agent. Genesis made an acquisition of Sanderson James last year. Genesis put our letting to Sanderson James without our consent. After moving to Sanderson James, all the rents were received with serious dealy. We had to call them to chase. Their reply is always the tenant did not pay on time which was proved to be a lie. We did contact the tenants and they told us it was not the case.
Until mar 2024, they annouced that they had staff misappropriated the rent received by them. They refused to repay the arrears to us and just proposed a meaningless repayment plan.
We had no choice but to change to other letting agent and could only use other resorts such as legal means / complaints.
This is a nightmare to us. And obviously they are a liar.

Do not rent with OR rent out your property with this company.

Landlords I would urge you not to rent your property with this company. Tenants do not rent with this property.

We as tenants had nightmare from start to finish, and our landlord also had his property damaged by negligence on Sanderson James part. We took them to the ombudsman and received comoensation but never got any acknolwedgement. so much to mention here, but highlights of their bad service includ over the 7 years:

ignoring repairs that we reported, leading to thousands of pounds of repairs for our landlord

telling the landlord that the reason why his house was a state was because we as tenants were 'argumentative and uncooperative', we finally managed to make contact with him and have been dealing directly with him since to the end of our tenancy.

they left us and our two young children in black mould and damp.

they left us in freezing cold temperatures winter of 2021 with no central heating.

they sent round lots of poor quality contractors who over the years deteriorated the property.

they change the locks of the house when the lock broke and didnt take any keys for themselves.... only we as the tenants had a set... which must have been quite concerning for our landlord!

they recommended a cleaber who does all of their end of tenancy cleans. so I hired them to make sure there was no dispute with our deposit. at the end of the insolpection they said the cleaning wasn't good 😂

they refused to give deposit back. it took me three weeks of emails abd raising disputes with TDS. interestingly we bought a house off their sales team, who are all fine. so after I got them involved, then we got our deposit back.... no apology... no acknowledgement.

I get the feeling they aren't doing so well as a company and may fold in the next year... the standard is not good so would suggest using somewhere else for renting.

UNLIVEABLE CONDITIONS

I visited my aunty residing in 12 Fairfield Road, to describe her apartment as a sorry excuse is simply an understatement. I was made aware that this flat was let to her by Sanderson James.
Firstly, the number of windows is abominable. There are no windows at all in the living room and in the master bedroom (and also the bathroom), this has lead to my aunt recurrently battling mould due to a lack of air circulation and also chest pain. Several items of hers are covered in mould, it is horrid to look at and she is doing all she can but has had her needs neglected and ignored. When my aunt viewed this apartment it was at night and all the bulbs were “not working” so it was not clear at all that the doors in the bedroom and living room did not double up as windows. This is pretty alarming to me.
Secondly, the oven. My aunt is someone who has baked all my life so I was shocked to arrive at her place and to see her despondent that she hasn’t been able to bake since she moved to this God forsaken apartment (almost 20 months ago). The oven (when switched on) begins to start dropping some form of black soot-like substance onto items being baked – this is a powder I can only describe as carcinogenic (I am student doctor).
To just be candid, I believe this is an agency operating without any integrity or care and does not have the wellbeing of their tenants at the forefront of their actions. I am ensuring my aunt can move out as soon as possible but DO NOT FALL FOR THEIR TRAPS, this apartment is not liveable.

Poor service provided by Genesis City & Sanderson James

I recently had a troubling experience with Genesis City Limited and their agent, Sanderson James, while renting out my property. The tenant agreement, received only after the tenants moved in, contained a completely incorrect landlord name. Despite our repeated efforts to address this, it took weeks for any feedback, leaving us frustrated.

Genesis City Limited, having previously handled our agreements correctly, failed to ensure accurate information when working with Sanderson James. A complaint to Genesis City resulted in a phone call where, despite acknowledging the mishandling, the customer service representative's laughter during the conversation left me questioning the seriousness with which my concerns were being taken.

After an extensive delay, we eventually received the correct agreement from this property agency, but the nightmares didn't end there. The operational and communication standards across both companies involved are abysmal. Mistakes persist, accompanied only by a generic "I regret..." statement with no explanations, root causes, or plans for improvement. There's a noticeable lack of acknowledgment of their errors, creating an impression that they don't recognize their own shortcomings.

One star to many

One star to many , this company should be seriously ashamed of their unprofessional dealings and terrible customer service. Sending clients to view a property that they knowingly have already let the week previously. I wasn't the only one , people were still there and still turning up as I left , so I’m not the odd one they missed!

Everything you need in an Estate Agency

After speaking with several estate agents, I contacted Sanderson James who guided me through the selling process. I found them easy to speak to, answered all my questions indepth. They viewed the property within 2 hours of receiving my call. It was advertised within 24hrs. I had several viewings within 4 days. The house needed work and I was very surprised when they secured a higher price than I expected. Sell went through quickly and easily. I just left them to it, they didn't need chasing and always returned my calls. I was also impressed by their knowledge of the local area and the buying contacts they had.
