Rise Real Bali review - personal experience as a broker
I am sharing my personal experience working with Rise Real Bali, a real estate agency in Bali, where I collaborated as a broker and was involved in internal sales processes.
At the beginning of our cooperation with Rise Real Bali real estate, two key conditions were clearly discussed: a reduced commission on my side and assistance with obtaining a KITAS work visa. The KITAS agreement was a deal-breaker for me, which is why I accepted the lower commission without further negotiation.
A Bali real estate investment deal of approximately 380–400k USD was successfully closed. The client was satisfied, and my part of the work was fully completed. However, after the deal was finalized, I was informed that KITAS support would no longer be provided, allegedly due to my “English level”. This explanation did not make sense, as my English was sufficient to communicate with the client and close the deal without issues.
As a result, Rise Real Bali received around 5% commission (approximately 19,000 USD), while my actual payment was about 4,000 USD, which is below the standard broker share in the market. Most importantly, the key condition on which the cooperation was based was not fulfilled.
From my perspective as a broker working inside the process, I also had serious concerns about how properties were selected and promoted to clients. In practice, priority appeared to be given to projects offering higher commissions to the agency, rather than to objectively strong or already developed investments. Some properties actively pushed to clients were at very early stages, without visible construction progress at the time, relying mainly on promises of future development.
This approach did not align with how I believe real estate investments should be offered, especially to international buyers. Combined with the unfulfilled KITAS agreement, it significantly undermined my confidence in the agency’s transparency, internal processes, and level of expertise.
Based on my overall experience, this situation raised serious scam concerns and felt borderline scam-like, as critical terms and assurances were effectively changed after the result was delivered. Anyone considering property investment in Bali or working with Bali property agencies should be very cautious and ensure that all essential terms are clearly defined and fixed in advance.
This is my genuine Rise Real Bali review, and others can draw their own conclusions.
