Poor Service, Poor Experience

I had a very disappointing experience with this rental company. Communication was essentially nonexistent from start to finish, which made everything more stressful than it needed to be.

One of the most concerning issues was that the homeowner somehow ended up with my personal phone number and would text me directly about things like her personal mail. That felt completely inappropriate and unprofessional.

Maintenance was also handled poorly. Repairs were nothing more than quick “band-aid” fixes that never actually resolved the problems. On top of that, the home was not properly cleaned when we moved in, which set a negative tone from day one.

It was also uncomfortable having the homeowner show up and personally watch repairs being done at the property. That lack of boundaries made the situation even worse.

Overall, this was a frustrating and unprofessional experience. At this point, I’m just hoping we receive our full security deposit back without additional issues. I would not recommend renting through this company.

Stay away from RW!

If you are looking for a rental, stay away from Renters Warehouse. They made it very clear that the only way they would bother with answering basic questions was if we put in an application (this while telling us there were several already submitted). They want your application money and nothing else. Ryan Davis stopped responding because we had not put in an application yet - when we expressed strong interest in a home and should have been granted the decency of a response so we could better make a decision. That made our decision to never work with RW again. Horrible customer service. I can imagine how awful it must be to work with them as a tenant. Dodged a bullet.

This whole company is a scam…

The monsters who make up this companies realtors aren’t human. Over a $40 discrepancy in income they deny people, steal your application fees, and then let the house sit vacant for months! Not renting to an elderly female on ss disability that will be on the streets soon because of this disgusting company. I hope Trump breaks these scam companies up. People should own and sell they’re own homes and pick good renters using interpersonal skills. Numbers matter more than acquiring a decent tenant! Using this reprehensible company will only further the fall of home ownership in the U.S.A!
Avoid these scumbags at all costs!

Ineptitude or Unethical? Or both?

They are hands-down the most incompetent, unresponsive, and disorganized property management company I’ve ever encountered.

-Unapologetic breaches of contract throughout the term of the lease from both them and the landlord.
-Communication is abysmal. You’ll send three, four, sometimes five emails just to get a single sentence back — usually days or weeks later, if at all.
-Our landlord flat-out told us multiple times that he regrets ever signing with them.
-Contractors refused to return for follow-up work, saying they couldn’t get paid or get anyone at Renters Warehouse to return their calls.
-Accountability does not exist. Every promise was empty. Every “we’ll take care of it” turned into silence.

If you’re a tenant, prepare for constant frustration and complete neglect.
If you’re an owner, prepare for your property, tenants, and reputation to suffer right along with you.

Terrible service

Although I had an appointment set up for my move in AND move out inspections, they didn’t show up. They took pictures and video when I was not present, therefore not comparing the two (move in/move out) and charging me for issues present when I moved in (thank goodness I also took pictures & video)
I feel by avoiding my being present, they just do & say whatever ever they want in order not to give your deposit back, and that is totally wrong because as I said, I had appointments that they did not show up for!!😡

They docked me for general wear and tear that most of was already present before I moved in (wood stairs worn, doorknobs etc.)

Their maintenance is horrible- it’s a huge process and super slow!!

DO NOT RECOMMEND

This company hides charges and doesn’t. Pay landlords the rent they collect. I’ve called and spoken to numerous people in renters warehouse and was told I would receive a call back. And did I not and I’m still waiting to get paid on the property I put three ther company. They have been paid and I haven’t been. It’s nice to rent my house out and not see a dime. It’s a sad world we live in the companies can take advantage of common people!!!!

Unacceptable move-in condition and ignored allergy concern

I recently rented a property through Renters Warehouse – Hampton Roads, and the experience has been very disappointing. The home was filthy upon move-in — dirty floors, surfaces, and worst of all, pet hair all over the house. I have a severe allergy to animal fur, which made it a serious health issue.

They sent me a cleaning receipt when I complained, but it was obvious the home had not been properly cleaned. I provided photos as proof and explained the health risks, but they completely ignored my messages for days.

This company clearly lacks responsibility and customer care. If you have allergies or expect a professionally managed property — be careful. I'm currently filing formal complaints with the BBB and Virginia Real Estate Board.

Renters Warehouse backs dishonest landlords and ignores documented evidence.

We rented a property owned by Quesia Miranda and managed by Renters Warehouse. After we moved out, they charged us over $5,000 in alleged damages and withheld our entire $2,685 security deposit — even though every single charge was proven false by their own inspection records.

The move-in inspection video, recorded and provided by Renters Warehouse, shows the damages were all pre-existing. Despite that, both the landlord and Renters Warehouse have refused to acknowledge their own evidence. One of the most outrageous claims was that we “stole a custom sink grate” — yet it’s clearly shown in the move-out inspection photos.

Rather than intervene or act honestly, Shannon Ross, their representative, actively supported these false charges. Renters Warehouse has shown zero interest in fairness, due process, or protecting tenant rights.

We’re pursuing legal action, but wanted to warn others: this company is unethical, biased toward landlords, and will not hesitate to support dishonest claims to protect their business relationships. Rent through them at your own risk.

Oh where to begin....

Oh where to begin..... 200 lease renewal fee each time lease is renewed no matter for how long when literally only the date on the lease is changed.....refusing to pay for a door/frame to be fixed due to someone obviously trying to break in, with their excuse of "we get alot of calls about this type of issue and it is commonly after a domestic dispute" BS, refusing to admit there is a mold/mildew problem as my furniture is ruined, now not being able to renew lease because my roommate fussed at a vendor for not wiring fans up correctly, leaving a mess, and taking an Amazon and other special light bulb with them and was only trying to get them back and the fan/lights wired correctly. They falsely stated in an email due to "ongoing violations of this policy" ( a policy saying basically no abuse of any kind). This was 1 time and only because the vendor lied to my roommate so he talked back. Oh and rent WILL be raise upon each renewal just FYI.

Oh where to begin

Oh where to begin. The only positive experience when dealing with Renter's Warehouse was their receptionist, Ann Marie. She was always helpful and kind.

Their application process was ridiculous, but we were moving cross country so we needed to find something rather quickly. Since we were in transit to VA on the day our lease began, my family opened the home for us. Upon arrival, the home was filthy, the toilet was filled with black water and the carpets had not been shampooed. We were told all of this had been completed prior to our lease beginning. We contacted RW to state our concerns and were told there was nothing they could do. This is unacceptable and extremely bad business. My mother and sister ended up cleaning the home on their own. With much persistence, they took $125 off our 2nd month rent as recompense. (to have a 1320 sq home cleaned properly it is $200+) The home was in no way ready to be rented.

We soon began having issues with the refrigerator, which was disgusting and had a manufacturer date of 1994. It was in very poor condition. The door rails were replaced with bent pieces of metal rods and duct tape...yes. duct tape. It had a hard type staying at adequate temperature so we were having to throw away perishable food. We requested a replacement and were denied. We were told that they would just replace a part....a part that the appliance company had to order because the refrigerator was so old. We waited, and waited, and waited. We heard nothing. So we purchased our own refrigerator so we had a working appliance.

There were many items on our move-in checklist that needed to be fixed, but were ignored...ex windows did not lock properly, mold in the shower tiles and poor caulking job, damaged counter tops and flooring. The list goes on and on. I doubt this checklist was even read. The home was definitely NOT worth the amount we were paying in rent.

There is so much more I could mention, but it seems as though all of tenants have had the same aggregating, unprofessional experiences with RW so I shall skip to the move-out process. We were told in no uncertain terms that we were NOT to patch any nail holes, paint etc. The home must be professional cleaned and carpets shampooed and we must provide receipts. Which we did, and it looked 1000% better than when we moved in. We were informed that RW would be deducting $1400 from our deposit because they needed to patch nail holes and paint. Interestingly enough, the photos on the rental re-listing showed nail holes on the walls. Hmmmm......looks like they did not patch nail hole or paint the home....so our deposit was stolen.

If you are looking for common courtesy and mutual respect, do not rent from Renter's Warehouse. Truly the worst rental company we have ever dealt with.

Absolutely terrible!

Absolutely terrible!! Do not facilitate any relationship between owner / Tennant issues at all. They never actually speak to the owner when u have an issue they only send emails but say they talked to them. Take the money and run... Don't tell or give you full disclosure in the house. If the owner doesn't feel like repairing something your screwed. The maintenance does nothing to do any repairs because owner declined to authorize them. So you live with busted windows, doors,heating issues you name it . They do not give a crap at all.want you to sign a walk through acceptance via email when you never got an actual walk though and we're able to note damages or problems.
Dont give or want you to be able to upload any pics of damages to your file for record. Leasing agent won't respond to tell you where to send pics
But they will email you looking for a 5 star fn review.
It's all a big money grab with below standard help or support for the Tennant.

This is quite possibly the worst…

This is quite possibly the worst management company to ever exist. I get that they try to bend over backwards for their owners so that the owners continue to use them, but their incompetence in handling simple and easy to decipher issues is truly exhausting. They also have agents that simply lie to induce prospective tenants into agreeing to a lease.

We signed a lease for a house in Littleton, and the agent, Jacob McMorrow, assured us that the owner was going to drywall and finish half of the basement, including the two bedrooms. We also have written texts from him assuring us of this before we signed the lease.

We get to the property last week, and the drywall has not been put up in the basement as agreed upon, and the floorboards in the bedrooms downstairs are also not installed. We let Jacob know, as well as open up a maintenance request with Renters Warehouse, and we are told that these issues are closed as they're going to be handled directly by the owner.

A week later, we get an email saying the owner is declining to do the repairs as they're purely cosmetic and don't have to be done. But we have written statements from Jacob McMorrow and verbal statements assuring us that they will be done to induce us into the lease agreement.

Additionally, all of the smoke alarm batteries were dead, the place was disgusting and not cleaned, and the walls were not painted as agreed. There was actually old food left on the grill outside, and we were told that doesn't have to be fixed either. It is apparently okay for them to leave tenants old decaying food from the prior owner/tenant.

If you hear the name Renters Warehouse in your search for a rental home, run as fast as you can in the other direction!

Home Owners: Think twice before using Renters Warehouse

Home Owners: Beware of Renters Warehouse non authorized aggressive communications toward tenants and refusal to follow owner's requests.

Without my knowledge Renters Warehouse told my tenant that I was going to increase his rent when in fact I had no plans on increasing the rent nor discussed with Renters Warehouse the idea of rent increases.

Without my knowledge Renters Warehouse told my tenant that if he didn't pay in 2 weeks I would initiate eviction notice. My tenant called in a panic and I told him I have no intention of evicting him. I called Renters Warehouse and told them to stop threatening my tenant with rent increases and evictions unless they talk to me first. Their response, "this is just standard operating procedures and we will continue."

Unfair Security Deposit Deduction – Beware of Hidden Charges

We lived in this townhome for three years, and at the end of our lease, we ensured the property was left in excellent condition. We even hired a professional company to clean the carpets, leaving the home in better shape than when we moved in. However, upon receiving our security deposit, we were unfairly charged $500 for carpet cleaning and an additional $400 for floor cleaning.

Despite requesting receipts or any justification for these excessive charges, the property management company has completely ignored us. This experience has been deeply frustrating, and it feels like they are taking advantage of tenants.

Warning to future renters: Make sure to get everything in writing and keep thorough documentation because they will not hesitate to overcharge and ignore your concerns.

Lived in one of their houses they…

Lived in one of their houses they manage for 3 years. You may say, Oh they must be great right? Nope.

Moved in and had to hire a cleaning team because the previous tenants were evicted (Covid times), and they left it a mess. Literal piles of cigarette butts in the back yard.

Found that the smoke detectors didn't work. Put in a service order for them to fix them. no response for a month, they then contacted me and said they didn't think it was their responsibility. So I replaced them.

I was late on one payment because my brother was supposed to pay, had something come up (he is a cancer patient) and when I was contacted I paid immediately. Mind you this was the literal last payment after I left.

After a $3000 deposit, they are trying to get me for the following items:

Garage door repairs - This was broken before we moved in, we told the agent who walked with us we wanted it repaired and to have the GIANT dent noted.
Paint - We are honestly lazy and never repainted a wall so this is basic maintenance.
Spray paint gun rental - Once again basic Maintenance.

So now they want another $2000.

Why did I stick with them for 3 years? I went through a nasty divorce, where my ex ruined my credit and I became a single father. It was the best I could do at the moment. Now they want to price gouge me more because their tenants before me skipped out on them.

Just don't rent with them. they will screw you over, and over, and over.

Robbed of deposits

Rented a house from Renterswarehouse for six years faithfully. They told us they wanted to raise the rent 200 more a month and sign an annual lease. We declined and moved out.
They (Shannon Ross) refused us our deposits for one month and pets by charging us for a previously broken window and to replace a 40 year old rug and ignored the pet fee.

Terrible experience. Zero customer service.

Renter's Warehouse has been an absolutely terrible experience for me as a property owner/landlord. Not only did my tenants cause over $15k in damage, Renter's Warehouse had ZERO customer service and created more hassle for me than anything else. The move out coordinator was consistently unresponsive, unreachable, and rude when actually made contact with. Emails were never answered and I had to call several times before ever getting to speak with them each time I needed assistance. The tenants moved out on Sept. 30th and I still have not received keys or the garage remotes. I put in a request to work with their 3rd party collections company and still have not received a confirmation. Every burden has been placed on me and RW has made everything more difficult, frustrating, and stressful.

DO NOT USE Renter's Warehouse if you are renting out a single family dwelling.
