Poor due diligence and worse Asset Mgt
They used poor due diligence and even worse asset management to push overly optimistic private placements with fat fees. As things got worse their communication became non-existent. Their REITs suffered poor performance and now don't pay any income. Furthermore, they have restricted outflows to 5% or less (meaning it would take over 20 years to get your money out). They were recently sold to another firm, but many of the same asset managers that were pushing poor investments remain on staff. I would not trust them with any more funds. They have been grossly negligent. If they would have spent just half of the time they did on legal disclosures on their due diligence and sponsor management they might have performed better. As it is the original owners split with fat fees leaving the investors with little or nothing in return.
UPDATE: Effective April they have eliminated buy backs completely. One of the REITS has suspended all distributions, the other is reduced. The Board and Executive management is receiving shares as partial compensation while previous investors get nothing and NAVs just fall. Fees remain excessively high and the upper level asset management team from the previous owners remains in place.

Extremely disreputable REIT platform. Have been investing with Realty Mogul since 2019 or so but have not given them any recent money for at least 4 years. All of the properties I have invested in all underwater and may not even get principal investment back. Stay far, far away.
DO NOT INVEST
Over the past 10 years all of my personal real estate has grown and cash flowed. My RealtyMogul investments have steadily gone down in value each quarter. It's been 4 years since I first requested to get my funds back (10 years invested). As others have said, at this rate it will be another 10+ years before I get my capital back.
What a joke, don't buy their marketing that you are somehow getting to invest like the pros do. You will have ZERO control over your money once you send it to them and likely will never see it again. Returns they do provide are paltry. If you want real estate investments, there is not short cut, you must do it yourself.
The only reason anyone should invest in RM I presume is if it helps us earlier investors get our money back sooner.

I submitted a request to get my money back from the REIT. It's been FOUR YEARS, they still haven't given me all my money. FOUR YEARS!!! they give back what they want every quarter. Realty Mogul will never see any investments from me again, stay away from this company at all cost. You'll waste your time and they'll hold your money as they please.

There returns are minimal, so there are a lot of repurchase requests, which means that they come no where near the up to 25% quarterly repurchase under the contract. Instead, it is more like 2.5% quarterly, and even then, I only get repurchases every other quarter. At this rate, it will take me 40 years to get my money back.

I invested in RealtyMogul’s REITs with the expectation of quarterly liquidity, based on their marketing materials that emphasized “up to 25% quarterly redemptions.” In reality, the SEC‑filed documents cap redemptions at only 5% annually across the entire REIT. This critical difference was never made clear up front and creates a misleading impression of how accessible funds would be.
Three years into submitting a redemption request, only a portion has been honored, and the remainder has been left outstanding with no clear timeline. Communication has been vague, and RealtyMogul has failed to provide accountability.
Prospective investors should know that liquidity is not guaranteed, and redemption requests may be delayed indefinitely. The gap between the advertised 25% quarterly guideline and the actual 5% annual cap is a serious red flag.

I started investing in this company Realty Mogel about eight years ago I was told within three years and five years of maturity of the investments I would’ve seen either investment return or principal return I haven’t seen anything going into 2026 I have contacted the company the people over many years they all say the same thing the same emails dating back 3 to 4 years ago( oh we’re closing next week next month everything is going on but nothing happens) one particular investment was supposed to mature three years ago they keep telling me every month it’s going to close it never does worst investment I’ve ever done.

I echo all the negative comments about trying to get my investment back from RealtyMogul. I have been battling with them for about two years now trying to pull my money out. With there buyback formulas, like everyone has mentioned, it will be many many years before liquidation. I agree that their marketing has been deceptive and I question their honesty. I have already filed a complaint with SEC, however I have heard no response and I don't expect much to happen from that. I think a class action could maybe rattle their cage, but who knows. I would be willing to join.

I invested 25K and although the company claims to give a distribution the NAV price per share goes down every month and I am actually losing money. 3K the first year. We need a law suit. No way real estate loses value so fast. The problem is the value of the share is not pinned to the stock market. They control the valuation price. When I realized this and reached 1 year in, I requested buy back. Now I am reading all these reviews it is disheartening. I thought after an additional one year (25% per quarter) I would the majority of my money back but I see people have been waiting more than 4 and still have not received their total investments back. It feels absolutely like a Ponzi scheme. A total scam and they are trying to string you along with monthly distributions but constantly cutting value of the shares. How can this happen in the U.S. after Bernie Madoff scam?

Do not invest with this company. Lost 95% of my investment. Company and deal sponsor receive fees and investors are left with nothing.
Stay away from Realtymogul
I told them to take their time and pick me a good investment. A few weeks later they picked a winner for me. I invested 50k in 2018 in what was supposed to be a 3 year turnaround. It has now been 7 years and they are saying it will probably be 2027 when they close this investment. They lie, give garbage excuses and absolutely give you the runaround. I would not recommend anyone ever invest with Realtymogul. I am not certain what funds I will get back.

In the same boat like everyone else trying to get their money out of this horrible "business". CAVEAT EMPTOR!
Their share repurchase program states they MAY buy back up to 25% each quarter. But in reality what they do is give you a percentage of THAT. So if they say they're repurchasing 15% of one quarter, what it means is 15% of that 25%. It ends up a paltry amount.
At this rate it will take many years to get my money back and I just invested the minimum. I have investment accounts with several major brokerages and know people who invested in other crowdfunding REIT and did not have this issue. Their reluctance to buy out shareholders when the real estate market has been booming in the areas the fund invests in points to a possible PONZI scheme or other nefarious operation.
Another problem is many reputable financial sites give them great reviews. NONE of them disclose the difficulty in withdrawing your money. An actual real estate deal is easier to transact and sell than this! In addition, they have a ridiculous A+ rating with the Better Business Bureau.
We're looking into filing a complaint with the SEC and talking with a law firm about a lawsuit.

Like everyone else, they are holding my money hostage! I requested a total sale (share repurchase) and after one year and four payments, I have received 0.18% of my money and even fewer of my actual shares!
Each quarterly payment has decreased from 21% to now 15% and the share price has fallen in the same time frame over $2.00. This is a TOTAL SCAM and you have NO WAY of verifying if the share price they are giving you is legitimate or they are cooking the books!
Moreover, the percentage they claim to repurchase never adds up. It's neither the percentage of the total number of shares owned, as it should be per their own documentation, nor of my total investment value at current NAV. Most critically, their repurchase plan stipulates the fund manager has sole discretion to suspend or terminate the share repurchase program AT ANY TIME. Meaning, they can claim that legally they never have to give you your money back!!
Also, about a year ago they suddenly reached out to me to verify my income. I have had this investment since 2020 and mostly reinvested the distributions till a year ago. There was never any requirement to be an accredited investor. This was very worrisome and makes me think they are facing legal issues or possibly going to go belly up!
I was on the fence about selling all my shares but after they contacted and were very cagey about this, I decided to get what I could out of it. I would not be at all surprised if there is a class-action lawsuit against them!
DO NOT PUT ANY MONEY INTO REALTY MOGUL!
Once invested, they will not let you get your money out.
Similar complaint as everybody else here. Invested about $10K several years ago, but when the time came to convert this "investment" into cash, they are only allowing about 4-5% per quarter to be withdrawn. This means it will take over 20 years to get the money back. Stay away!

Invested $10,000 3 years ago. I decided I could do better investing my money elsewhere. They told me I can receive 25% of my investment every quarter. I’ve been receiving less than $300 every quarter. At this rate I’ll get my money back in 20 years. Stay away from this scam.
