Appalling.
Think chasing for any movement, weeks left unanswered without good reason, simple no chain cash buy takes 11 months.
Avoid like the plague.

Resolved a boundary issue

Konstantina Resolved a boundary issue, liaising with the developers solicitor and myself to ensure we arrived at a suitable resolve. Konstantina checked in regularly to ensure tracking of agreements before signing off on the new boundary agreement and securing my the land registry title deeds. This additional work was unforeseen but did not impact my bill as the developers solicitors where held to make this payment due to their error. This is the type of solicitor and company you want in your side.

Dreadful

Our buyers are using this shambolic firm we now in month 6 of a simple convayncing empty house no chain
Our own solicitor /estate agent are at a complete loss how to get this sale through excuse after excuse things that should have been done in first few weeks now being raised
Terrible stressful time after bereavment made 100 times worse
Should be reported to law ombudsmen law society
Dont use under any circumstances
Im so glad im not paying them !!

1. Excessive and Unjustified Delays: There have been continuous delays in progressing my case, without reasonable explanation or proactive updates.
2. Persistent Failure to Communicate: Numerous emails and telephone calls have gone unanswered over unreasonable periods of time. This lack of communication is a breach of basic client-care obligations and demonstrates disregard for professional duty.
This behavior constitutes a serious failure in client care, due diligence, and professional service, and raises concerns regarding compliance with the Solicitors Regulation Authority (SRA) Code of Conduct.

Avoid like the plague

Avoid like the plague! Very poor competence and communication. Dragged out the whole conveyancing process to the exasperation of my lender and the seller’s solicitor. Would never consider using them again and would urge those looking for an efficient conveyancing firm to look elsewhere.

A sale lost needlessly.

I’m not here to moan about my experience, I’m here to warn others who might be thinking about using this company who ultimately cost us the sale of our property.

PM were instructed by me in February 2025. We had a small sized plot of land with planning permission and a cash buyer waiting. No chains, no surveys, no mortgages- just a simple rectangular plot of grass and a buyer with money in the bank. Surely the simplest bit of conveyancing work a solicitor could come across.

Initially I liked the fact that everything could be completed via their app / online portal. Communication, ID checks, document upload etc. I was surprised to learn that the estimated completion date would likely be 8-10 weeks but I thought this was just a default time they give for all sales.

At the start you are assigned a ‘Team’. I was assigned to team Owen. Right from the start, I felt like they hadn’t even bothered to look at the details of the sale. They sent me a fixtures and fittings form to complete as if I was selling a house or dwelling. As I said before - i was selling just a piece of grass with a few shrubs around the border. No structures at all and certainly no light fittings, domestic appliances or energy efficiency certificates. I completed the form ticking no or n/a in every box.

This plot had nearly sold last year so I had all the paperwork ready to go, prepared by my previous solicitor. The block plan, site plan, completed TP1 Land Registry form. I gave all these to the ‘team’. Then the waiting started.

The communication was simply awful. When sending a message through the portal I’m pretty sure it’s an AI Bot responding. That or a human responding with AI generated comments. You can just tell.

The buyers are local to me and they were using a local solicitor. The agents were local to me. They basically all knew each other. Time and again, when we managed to get someone on the phone, they would always say they were waiting on the buyers solicitors- I knew this to be untrue. They would constantly ask me the same questions and I would point out with email time stamps that I’d already provided this information. They would send me forms I had already completed. Months and months would pass with nothing happening. I could not understand what was holding up the sale. When calling the office to speak to Reed ( my actual Solicitor) his secretary / team member would take a message and say he’ll get back to you tomorrow. Once maybe twice in the whole process did I actually speak with him.

Around June time, I received a notification in the app that contracts had been exchanged. Blimey I thought, I wasn’t expecting that. But no, this was a mistake. I was asked to screen shot the portal page where my case was stating ‘Contracts Exchanged’ and send it to the team. I was never sure why and that status remained there in the app from then on. Couldn’t be changed they said. I stopped using it after that and defaulted to email / phone call as the primary method of communication.

After about 4 months, the buyers were rightfully getting concerned. More calls and emails to PM went basically unanswered. I just wanted to know what or who needed to do what and when to get things moving - standard reply was to blame the buyers solicitors which was totally not true and unfair to them.

Around the end of June / July, we’d all had enough and we managed to get him on the phone. He asked me to send him a site plan detailing the boundaries of the plot. Unbelievable. He’d had that information for maybe 5 months now - if he didn’t know what I was selling - what had he been working on for 5 months. I pointed out I’d sent that information at the beginning of the process - obviously.

At this stage, through my agent, I learned the buyers were so frustrated they were thinking of pulling out of the deal. Rightly so - how they hung on so long amazes me. I managed to get Reed on the phone to tell him this. Again it was like the first time he’d even looked at my file. He now blamed Barclays for the delays. As part of the sale, we needed to split the title from the land I was keeping. This had already been done by a previous solicitor but unbeknownst to me ( and clearly him ) this can expire. It had. Another 2 week delay and more expense while the valuers got involved with site visits etc.

Eventually in August, I got the call I knew was coming. The buyers had lost faith and withdrew their offer.

All that time, money, effort and stress for absolutely nothing.

I feel like if I’d been assigned a different team, things may have been different. There are some positive reviews naming different solicitors.

My experience with this company was atrocious with real world negative impacts on me and my families life.

If you’re thinking of using them to ‘save a few quid’ like me, think again.

Walk into your local solicitors office, talk to them and just pay the extra. I wish I had.

Extremely poor communication and unprofessional service

My experience with PM Property Lawyers has been extremely disappointing. Throughout my property purchase, communication was almost non-existent, emails were repeatedly ignored for days or even weeks, and important queries simply went unanswered despite multiple reminders.

I had to chase constantly for updates, even when critical deadlines were approaching. At one point, the seller was close to pulling out because my solicitors failed to progress the case or respond promptly. They often claimed to have sent documents that were missing, and several times I had to request the same information again.

When I did receive replies, they were slow, incomplete, and failed to address the key issues I had raised. The completion statement contained inaccuracies that I had to point out myself, and even basic questions about fees, deposits, and insurance were left unresolved until the very end.

For the fees they charge, I expected a professional, responsive service, instead I received the opposite.

I strongly advise anyone considering PM Property Lawyers to think twice before instructing them.

My solicitor really good we were ready to complete the sale after 8 weeks But pm property lawyers who acted on our behalf when we originally purchased the property started to find lots of different things to querie Basically it seems not satisfied with the work they originally did themselves even including a spelling mistake .Took alot longer to complete.My advice when selling a property or buying steer well clear of anyone using pm property lawyers

Avoid PM Property Lawyers and Associated Firms at All Costs

Unfortunately, there is nothing lower than one star. Please do not use PM Property Lawyers or any of their associated companies such as Bridgeview Law. My experience with them was nothing short of disastrous, and I would strongly advise anyone considering them to stay away.

My case was handled by Reed Vallance-Owen, who completely mishandled our transaction. My partner and I were purchasing a property at auction (Pattinsons auction house) for buy-to-let purposes, with a 56-day deadline to complete. Due to PM Property’s failures, we lost our 10% deposit of £23,080 and incurred additional costs exceeding £2,500.

To make matters worse, Reed went on leave during the critical week of completion and passed our case to another staff member, Jennifer, without informing us. She began requesting documents we had already provided multiple times, causing further delays.

Even more concerning, PM Property Lawyers (our solicitors) and Bridgeview Law (the seller’s solicitors) are both under PM Law Limited, effectively operating on both sides of the transaction. Despite this, they repeatedly created unnecessary delays by requesting the same documents (e.g., passport bio data page and proof of address) multiple times.

The seller’s solicitor issued a notice to complete on 19 September 2024, which by law and the auction agreement allowed 10 working days. However, PM Property failed to inform us until Friday, 27 September five days later leaving us with only five working days to act. Unsurprisingly, they then claimed they could not complete due to outstanding source of funds checks, even though we had provided all documentation more than seven weeks earlier.

This negligence caused us to lose our deposit and associated costs. Thankfully, we eventually pursued a professional negligence claim against them, and after almost a year, we recovered the full £26,000. Unfortunately, we still had to bear around £5,000 in legal fees an entirely avoidable cost had PM Property Lawyers done their job properly.

PM Property Lawyers and Bridgeview Law acted unprofessionally, irresponsibly, and without due care for their clients. I would strongly caution anyone against using them. I really whish I could sue them to get the fees we paid the lawyers.

These are all the firms related to PM Law Limited. If you can, do stay away from them. Also be cautious of Pattinsons auction house. They are in bed with these firms.

DO NOT USE!

Don't go by the cheaper price!
This firm represented the buyer of my property, so expect I will get a response "As you are not our client, we can not respond", but I can not express the delays in a three person chain that this firm caused. The buyer, my vendor and I were exceptionally frustrated by the extremely slow conveyancing.
The whole process took 4 and a half months, much longer than necessary!
Jake Beriman is who we had to deal with...him and his team, regularly didn't pick up the phone to my solicitor, blatantly lied about the status on the finances of the buyer of my house, saying she had to retrieve form an ISA, when she had done that weeks ago. She had asked them at least three times for the payment details, that went on deaf ears. He took so long that the agreed completion date came and went, and then my buyer had to go to India for three weeks, so was restricted in the amount of money she could transfer as she was out of the country, more delays! Then he went out of office for a few days and my buyer was told, nothing would happen until he is back! My solicitor had to escalate in the end, as this is rubbish, the world shouldn't stop when someone is off! I was amazed at their inefficiency and haphazard methods of conducting a pretty regular process.
My solicitor was equally frustrated with the poor service provided, and actually said that were one of the worse ever!
You have been warned!
They cause so much stress!

Extremely poor, and lied too

The whole process of buying a house has been painful and this is largely down to our solicitor. Had I been able to give zero starts I would have.

We have Jack Connaughton and everything takes longer than it should despite us and our estate agents both calling them to get updates.

On two occasions we have been told things have been done (over the phone) and have taken this at face value when in fact several days later we get the notification to tell us they have only just been completed- slowing down the whole process including delaying our completion date as the LISA forms were filed late. It is the fact that we were lied to that makes me furious.

Really unimpressed and will will make sure next time we do not get passed on from the original company we reaserched and chose to a company with very much deserved poor reviews.

Unbelievably bad

This must be the worst legal firm in the country. They have been given 1 star as you cannot give a zero. They are so slow and not responsive to chasing things up.Simple things like phoning other parties are not done. They just cause endless delays. There is a problem with their email system it would appear. Keeping you updated is very poor.

Was put onto these by pattisons estate agents being assured they were partners and can be trusted so naturally agreed

Overall bill was other £1000 more than I was told it would cost by pattisons, which I though fair enough as long as it gets done, completely missed deadline to complete by over a month, I had to fill in and post the tr1 twice with no explanation I can only assume they lost the first agsin no real issue thankfully seller didn’t pull plug after missing deadline

Main problems started after purchase when they withheld a payment of £3300 I made to them for previous owners service charge arrears, I only made aware of this 7 months later when I received a bill for this from the property management company, to their due they did finally pay after I chased it up

They then decided to try and bill me for the lease transfer, which I had paid at the same time as the aforementioned service charge arrears which they clearly forgot to pass on they claimed the bill was for something else and I very coincidentally owed them an identical amount

Now today 9 month after the sale it has came to light they haven’t updated the land registry which h is now affecting my ability to let the properly out as estate agents require proof of ownership which I do not have

I’m in process off reporting to the S.R.A as from what I’ve read there have been numerous breaches mainly not passing along sellers money, I hate to do this as I prefer more to just move on but as I’m still suffering the implications of this incredibly poor service I feel have no choice

Unresponsive in replying to emails PLUS added on a new 'additional' charge virtually every day!

I would NEVER have given my business knowingly to a company with such poor reviews!
Unfortunately, I searched online, went with a legal company with great feedback and they passed my purchase on to PM property law
Oh my goodness!
Talk about making one of the three most stressful experiences in life even worse than it needs to be
If you have money to burn, don't mind. Your emails being answered after a week or two and don't not bothered about the service you receive then this is your company!
I truly believe that the people I thought I employed to deal with my purchase must receive such a huge kickback from this firm that that's why they stick with them
Save your sanity and your soul and go elsewhere
