Delays at Prospect Place, Rushden, Northamptonshire
When corporate accountability fails, consumers pay the price. Here is a lesson in how not to handle project management and customer experience.
A dream of shared homeownership should not turn into a masterclass in poor project management and a complete lack of transparency.
I am currently living through a nightmare scenario at the Prospect Place development in Rushden, developed by Vistry Group and sold by Platform Home Ownership.
What was supposed to be a milestone move-in for March 2026 has unravelled into delays lasting until mid-2027. The reason? The developer failed to meet planning conditions known for over 2.5 years, choosing instead to try and bypass them.
This isn't just about me. There are 133 homes—70 of them shared ownership, the remaining affordable rent properties—sitting empty during a housing crisis for 12-18 months due to significant failures in project governance.
As a professional who has dealt with Project Management and Customer Experience (CX), what worries me most isn't just the project management failures - it's also the total breakdown of CX and lack of transparency:
Withholding Information:
Platform Housing was well aware of the delays before any buyers placed their reservations and paid solicitor & mortgage fees.
Deflection:
The council was blamed for the backlog, which local council officials have since disproven. The issues lie squarely with the developer and the vendor's failure to hold them accountable.
Poor Grievance Culture:
After launching a complaint in April 2026, it took until late June to receive a response. The resolution? An acknowledgment of the issues, an insulting £200 compensation offer, and a suggestion to simply walk away from my dream home.
The Human & Financial Cost:
Every purchaser has been hit financially. All of my belongings sit in storage at my own expense. I've lost £1000s already and am facing £1000s more. Left in an information vacuum, this affects lives and causes unnecessary stress as everyone affected tries to grapple with a very important question: "What now?". For many, there is no Plan B or ability to cover such eye watering out of pocket expense this has led to.
A Note to Potential Buyers
If you are looking at developments involving Countryside Partnerships/Vistry Group (including any of its subsidiaries) , or Platform Housing Group, my advice is to do your due diligence and read the many online reviews of these companies CAREFULLY
