My mother died in the new year and trying to talk to somebody to explain her death the address to send the certificate of death which is all they seem to want I asked for them to check on her rent a status I've not heard anything back from them I do actually feel sorry for anyone who's renting property from memory especially regarding the reviews that I've read and also how long we have left to clear the property it's just a nightmare a real nightmare

Unfortunately I've had to live in a PFP property for around 15 years now due to finances. They were bad 15 years ago but now they're on a whole new level of not giving a damn.
15 days ago I reported a problem with my boiler that left me with minimal hot water. As in....bathing in around 5 inches of hot water (we're not worthy of having a shower fitted). It took 10 hours for an electrician to attend a Priority 1 and he did the sum total of nothing.
Here I am 15 days later and on my day off (I work 12 hour day and nights) I had waited in all day for an AM appointment. The plumber decided to leave it until 14.15 to ring me and tell me he's not coming. I was then given a new date of a week on Tuesday!
The complaints department just like the maintenance department will just ignore you so you have nobody to turn to. They are a closed shop, they are untouchable and they simply don't care about anything apart from your money.
I spent the majority of my life in the army and like many times before in the last 15 years I wonder how has my life come to this.
If you are looking to rent in the Preston then please avoid PFP at all costs.

If I could give zero stars, I would. None of their processes seem to work their repairs service is ineffective and simply does not work. Their trades people are always rushing which inevitably means they do half jobs and have to come back a second or third time.
They often cancel their apts meaning you've booked annual leave for nothing. Their employees will secretly share how unhappy they are with their managers and within their roles with the same managers being there for years with serious attitude problems.
They've recently changed their website log in process and it does not work on mobile phones. By the time they send you a code, they've logged you out again lol. Its easier to log into my bank, any bank than it is to log into PFPs website. I am at a loss as to how any organisation can be so happless as to literally getting everything wrong.

One housing officer for 400 properties including so called sheltered housing. Cannot get email or telephone number of anyone. Cannot get through to repairs . Cannot get complaints dealt with in timely manner. Luminous and Chorus were so much better.

I've just spent yet another day waiting at home for someone to come and do a repair. The second time in 3 weeks. Once again I received a phone call advising that they can't make it.

We have been without hot water and heating for 10 days, which is completely unacceptable, especially during winter.
This was reported as an EMERGENCY repair because the boiler was short-circuiting the electrics and leaking water, creating a serious safety risk.
An engineer attended 9 days ago, identified the fault and removed a part, confirming that a replacement had been ordered. Since then, I have called several times and was repeatedly told they were “waiting for the part”.
After about a week, the engineer returned only to inspect again, but nothing had changed — the part still had not arrived. No clear timescale was provided, no temporary heating, and no alternative hot water solution, despite this being an emergency.
We are a family with two children, and being left without heating and hot water in winter is extremely distressing and unacceptable.
Communication has been extremely poor, the issue has been continuously delayed, and we have been left without basic living conditions. This shows a serious lack of urgency and responsibility.
I am very disappointed with Places for People. I expected an immediate and professional response to an emergency situation, but instead experienced long delays and no real progress.

From moving into the property there has been issues with repairs and when repairs are complete its often to a very low standard the kitchen was upgraded and drawers can't be used as they bang against the cooker and other kitchen cupboard doors havent been fitted properly and fell off, the fan was replaced so high up on the wall I would have to use a ladder to reach the swith which is dangerous and inconvenient as im 75 years old, the bathroom was meant to get upgraded as there is no shower and I cannot use the bath as I have serious health conditions I have to travel to a relatives house to shower, have spoken to the repairs team on numerous occasions about this even repairs people have been in the property and said this should have been changed a long time ago, a toilet flush repair has been ongoing for 5 months and four repair people have attended the property and left without fixing it properly and the repair date has been changed on multiple occasions, the whole situation is beyond stressful and not good for my health.

On 5 February, at 1.40pm I reported an emergency boiler failure to Place for People. There was no heating and no hot water in the property during winter.
Despite this being clearly reported as an emergency, no one attended for hours. When I called again, the call handler Hamara repeatedly hid behind a 24-hour policy, showing no concern, no urgency and no empathy. I explained that I live with my 9-year-old autistic child, who cannot cope with sudden environmental changes such as loss of heating and hot water. This was completely ignored.
When I asked to speak to a manager, the call was cut off. Further contact resulted in the same dismissive response. No engineer attended, and we were left to spend the night in a cold home without heating or hot water.
This is not a delay — it is a serious safeguarding failure. Leaving a vulnerable child in these conditions is unacceptable and unsafe. Place for People failed in their basic duty of care.

Obscene rent increase of over £50 a month keeping me in the poverty trap for the foreseeable future. Places for people seem to see me and my property as an asset to be endlessly exploited as my home was originally a mortgage rescue property so the rent is set slightly higher than the usual social rent. This wasn't an issue when I first became a tenant but now the increases are astronomical as the private rents locally have risen to absurd levels of nearly 2,000 pounds a month and they base it on a percentage of that. At one point their area manager actually offered to freeze the rent when I was threatening to take legal action over multiple repairs. But at that time I was more bothered about getting the repairs done so I could put my name on the housing register for a swap. You can't swap if there are outstanding major repairs so I had to wait for them to be done which took over 2 years. And then we were in lockdown so the situation changed and I was stuck. Now I am unable to work and although the rent will be paid by HB it still upsets me that it is so high I will never find someone in a one bedroom flat willing to jump to a three bedroom house at such a huge rent of over 900 pounds a month. They bought my house off the building society for a knockdown price all those years ago and I made nothing out of the transaction I was just happy to be finally safe, or so I thought. Now it feels more like a prison as I am unable to move. Using social tenants as cash cows like this is obscene and not in the spirit of the social housing movement.

One star is being generous, it seems there isn't an option for zero stars. The worst Housing Association I have ever had the displeasure of dealing with. I have a disrepair claim and a Housing Ombudsman case ongoing against them. We have had persistent damp and mould for YEARS which they haven't rectified. They have been promising for YEARS to get scaffolding up and inspect the roof, which they have failed to do repeatedly.
They have left us with a 1.5 x 1.5m square hole in the kitchen ceiling now for 3 months, caused by an old boiler they refuse to replace that has repeatedly leaked and damaged the ceiling.
They arranged for a new skylight to be fitted as the old one had rotted, it was slightly bigger than the original one, so they cut a hole around it into the loft space, so there is now an 8 inch open loft space gap around the skylight, which has been left like this since early 2025, with cold air filtering through. They have installed an unnecessary vent into the landing ceiling, cutting through asbestos and then pumping this air through the property!
They repeatedly fail to attend appointments, when they do their contractors make it clear that we are too far to travel to and do quick, substandard jobs. We have had 8 property assessments by PFP which were meant to resolve our many issues, this is a process that just keeps getting repeated without any resolution.
Their call centre is a joke, they repeatedly hang up on calls, or just cut you off before even speaking, their staff are rude and frankly, incompetent, consistently getting requests wrong.
We have had repeated jobs booked in for months now for work that's already been carried out. We were supposed to have a kitchen ceiling repair three weeks ago, they instead sent two contractors on the same day to take the ceiling down, a job that had already been done weeks before.
They are a joke. Seriously DO NOT consider renting properties from them, they are consistently poor in every respect. And the new laws that have been passed regarding how quickly jobs should be resolved and how quickly damp and mould should be dealt with, they are not following these laws at all. AVOID AT ALL COSTS.

I work and pay full rent for my property I ended up with leak in bathroom in October/November time and flooring needed ripping off and bath panel ripped off we are now coming into February and the bathroom without flooring and bath panel every time I call I end up with advisor who haven't a clue and I might as well talked to my cats at least get a better response
Other problems since moving in haven't been addressed ended up involving environmental health and threatening to withhold my rent but then soon get calls from then

PFP have been breaking the law for years in my building by allowing drugs to be sold and used and other crimes to happen on the premises. I have made them aware 100’s of times and at every turn they have let criminals run rampant in the building. Under the Misuse of Drugs Act 1971-Section 8 it is illegal for the owner of a building to allow drugs to be used and sold in one of their premises. Under the Anti Social Behaviour Crimes and Policing Act 2014 it’s illegal for a housing provider to allow criminal activity on their premises without tackling it. PFP do everything they can to ensure that drug use happens in their premises. I have given PFP 100’s of pieces of evidence to substantiate this and they have chosen to ignore this. The only course of action I have left is to contact the Police and Crown Prosecution Service to give them the evidence I have supplied to PFP to substantiate their coercion of allowing their premises to be used for criminal purposes.

Very poor service or complete lack of it. Cancelled appointments, most of the times not turning up and no communication. I have been waiting for the kitchen to be replaced since 1st July 2024, we are now January 2026, nothing! Have written to the Housing Ombudsman in October of 2025 yet acknowledged my complaint but nothing again! I despair. The lack of action, of empathy and care is beyond belief. Add to that my health issues, I am sure 3rd world countries are doing better than us. Recently, I had another company doing ASBESTOS check on the flat and I am so stressed out and anxious that I cannot sleep right now. My windowsills are full of damp and black mold. I reported Mold in the past and they have treated it but they said that does not mean it won't come back. Not sure what to do anymore!
Unfortunately, my experience regarding a roof leak reported has been very disappointing.
While the initial report was responded to promptly, the remedial work carried out was of poor quality and did not resolve the issue. Since then, I have had numerous appointments, inspections, and surveys over an extended period, but no actual repairs have been completed. The same issue has been repeatedly inspected without clear progress or a defined scope of works. Despite raising multiple complaints and requesting clarity on what repairs are required and when they will be carried out, I have not received a clear plan or resolution. I feel communication and follow-through could be significantly improved, particularly for long-term tenants. I hope this feedback helps highlight the need for clearer communication and more effective action when ongoing repairs are reported.
I am medically diagnosed with cognitive decline and early onset dementia and have professional training in NLP, Cognitive Behavioural Therapy, and psychology. On 13 January 2026, I encountered Helena Nazir at Places for People—her conduct and communication left me deeply distressed.
Shortly after 9 a.m., I saw Helena in the corridor with another person. She smiled and said “good morning” but did not introduce herself. Later, she returned to the garden, now unsmiling, and without any introduction, announced a new policy: dogs would no longer be allowed in the garden or to relieve themselves there. I explained previous managers had not raised this issue and that my brother, my registered carer, had instructed me not to take Rusty outside the building alone for safety reasons. Despite this, Helena insisted I walk the dog outside. When I asked, “So you’re telling someone with dementia to take the dog out and walk him?” she replied curtly, “yes,” and left. Her manner was cold and dismissive.
After returning Rusty to my flat, I went to the office to seek clarification. Helena would not give her job title, only that she was temporary. I showed my disability card and lanyard, explained my vulnerable status, and she said she would speak to her managers, but later stated, “No exception could be made for one person.” When I brought up being told pets were allowed before signing the tenancy, she said having a dog was “only at our discretion.” She referenced complaints but provided no details, even when I asked. She further suggested I walk Rusty outside, and when I reiterated my brother’s instructions, said, “If this is an issue, the dog would have to go.” I experienced this as an ultimatum and found it highly inappropriate—especially given my legal need for reasonable adjustments.
What troubled me most was that, despite being aware of my diagnosis and safety requirements, Helena repeatedly encouraged me to put myself at risk rather than offer support. My friend, who later enquired about the policy, was also met with a dismissive response and was not provided a copy or link to any policy. We later found no pet policy on the company’s website, and the tenancy agreement says nothing about pets, garden use, or resident responsibilities.
Helena’s communication was rigid, inflexible, and left no room for discussion or reasonable accommodation. Nonverbal cues, such as lack of eye contact and closed body language, added to the sense of detachment. As a specialist in communication and psychology, I know this approach can be psychologically damaging for vulnerable residents.
In summary, my experience with Places for People was appalling. There was no empathy, dreadful communication, and a refusal to make reasonable adjustments for a disabled resident, despite clear legal obligations. I am reporting this under the Equality Act and hope sharing this prompts real change.
Constantly fobbed off, told we’ll get a call back from the department which is dealing with the issue or situation but never get a call. When we have called they have passed us around stating they cannot help and do not deal with the issue we have raised. Have taken money when they shouldn’t have and will not refund immediately. Darryl Paxford who is the housing manager again told he’ll call us or get back to us, complete fob off. Communication within this company obviously just doesn’t exist and the members of staff just seem to do the bare minimum just to get by.
