Hi, I'm severely disabled, and rely on a mobility scooter or I would be completely housebound, I live in a places for people ground floor flat no complaint about the property, my complaint is I have no were to keep my mobility scooter and have to keep it in my hallway, this is a fire hazard as you have to squeeze past the scooter, I have tried my hardest to get a bungalow but to no avail, they seem to go to able bodied people, I'm at my wits end as I have fallen over my scooter on numerous occasions causing some bad injuries to myself, what do you have to do to even be considered I feel like there not even bothered about there tenants, just take there rent and forget about us

PFP are an irresponsible company just like the utilities with our rivers being constanly being polluted.Again and again im having to pick up litter around the estate that tenants are too lazy to take home there kids are just as bad, its just so tired looking no maintainance of fencing walls the list goes on. There is a wooded area on the perimeter of the estate It is now evident that bed matresses,tree branches, grass cuttings is being dumped and is accumalating rapidly as these people will not pay for a brown bin or it is coming from even people who own there house from another area.Profit is the main thing there is shortage of manpower which is in plenty of supply if you can get them off welfare.There should be inspections but that is too much they sure do know how to run an estate down it was not like this some years ago.It is time for local polaticians to be involved in how these housing association are managed and pressure them to maintain them as the people who rent these places are not listened to. We only have one enviroment whether you live in a private house or housing association if it gets toxic we all suffer.

Absolutely the worst Housing association I have ever come across.
Quick to take your rent but leave you for months with emergency repairs not carried out.
Mould in nearly every room and kitchen cupboards falling of the walls because it’s over 25 years old.
Was left with no ceiling in my hallway for nearly 14 months after they pulled it down after a leak in the bathroom. Ryde dismissive staff with no regards for its customers

The housing association do nothing for there homes been in the property for 9 years now with a very old run down kitchen put numberes of complaints in on this as my sides have swollen with water damage cupboard doors keep dropping off, not fit for a dog but rest of street can have new kitchens that have been in as long as mine 28 years so frustrating and it's in a bad state never been able to decorate my kitchen because of this issue but places for people take no note of me at all it's a joke 😠

I just received a letter demanding an extra £1,043 for the service charge related to the period ending on 31 March 2025. I tried calling Place for People, but the lady told me that the team which can discuss this with me doesn't have a phone number—though they will contact me. The lady was shouting on the phone, and the background was very loud. It was very unpleasant. The building still doesn't have the cladding done yet, so I cannot even sell my share.

Very slow to fix issues. Absolute apathy for requests. Have been trying to get a common lighting fixed in the Manor Park Court apartment but no response. It's making me quite anxious that healthcare workers have to walk in the dark after night duties. And the access road behind - it looks so badly maintained compared to some roads in a remote village back home.

After 9 years of bidding (living in a room with a shared bathroom), I finally got offered a studio flat with my own bathroom. I genuinely thought I'd found my 'forever home'. It's been about 18 months since I moved in and still, I have a radiator that I cannot turn on and off. Why? Because the dial that turns the radiator on and off does not fit under the windowsill. One of the many contractors that visited stated to me that's It's a new windowsill. It's very much like DIY gone wrong, laughable, actually. The idiocy of a new windowsill yet no consideration to ensure to leave sufficient room to fit the dial back on. I made an official complaint on 5th July this year and still, no one has addressed this. ABSOLUTELY PATHETIC. I was deliberately misled when I was shown the property. If you're shown a property, make sure you ask about the heating and whether or not you are able to turn the radiators on and off. This is still ongoing.

Absolute terrible service. The flat where I live is not maintained. Windows leak heat, storage heating is expensive and ineffective, kitchen light has recurring dampness issue and kitchen area is small & not for accomodating. Also cheap kitchen units with vinyl wrap. Dropped down so far appliances have to hard to find sizings or half size compact alternatives.
Hot water switch was broken and inconsistent hot water forcing the valve to break. Electric metering is tied to mains unit downstairs so can't change provider.
Antisocial behaviour is not dealt with, secure door is abused and damaged, fly tipping on stairwell by other tenants alas we have to fund the council to move other people's stuff.
I still have not been contacted by anybody in the pfp office. Scum company.

Spoke with a few different people from places for people throughout my application for my new home and becoming a tenant. Mainly Paisley and Jo who have been fantastic. But everyone has been amazing and so helpful! Great experience and completely stress free.
PFP ARE APPALLING.
7 months I’ve been waiting to get my bedroom ceiling repaired after water poured through from a leaking pipe in the flat above.
Every appointment made has been rescheduled without my knowledge and put back months ahead.
Someone should have been here today to carry out the repair according to the tenth text I’ve received, but no surprise when I called first thing this morning for confirmation it’s been cancelled again 🤬 and I was told to call back in a week and half time if I haven’t heard anything.
The call handler lodged an official complaint for me and said the wait time on that is at least 20 days!
I’m sick of it, I haven’t been able to make any plans all summer long being messed around with this and the stress has played havoc with my crohn’s disease.
PFP will throw you out if you don’t pay the rent but obviously don’t care what conditions the tenants are living in in their properties.
Worst thing ever was our Cotman housing association merging with PFP cowboys.

Living in a places for people home is just the absolute worst housing experience of my life. I moved in to find the house had a severe flea infestation, what a battle i had for them to put this right. That was just the start of my nightmare. Cracks in all the walls, seals are coming away from the artex walls that contain asbestos, i have been told to fix this myself. Reported rats in my home on the 9th september, still waiting for this to be resolved. I contacted them to check if asbestos is present in floor tiles as they are damaged, brittle, breaking down. They said they don't contain asbestos but having seen the asbestos register, they DO contain asbestos, me and my disabled grandson have been exposed to this serious hazard. My mental health has nosedived, i am not sleeping with the stress of it all. Completed their complaints process so off to the ombudsman now.
Soooo many service failures, on every level, they don't stick to their own policies. They do not care at all about the safety of their residents. If i could afford to, i would have moved out a long time ago.
Had to leave 1 star but i would have put zero if the option was there

Reporting Repairs is a nightmare with Places fir People.
They recently changed the kitchens, bathrooms and toilets but the materials they used are very cheap quality. Now most of them especially toilets and seats are breaking down and now they are saying we should do it ourselves. The paint ib the bathrooms/toilets are water based as opposed to oil based and therefore chipping off. I wish they had left the original toilets in place. What a reap off.
It takes forever to have repair booked in and when they do, someone comes with the wrong equipment spares.

Having lived in a places for people property for nearly three years it has been a complete and utter joke, don’t bother reporting repairs as they are constant let down with excuses after excuses, If I knew how bad they were I would never of moved in as once in it is near impossible to get out as no one will help you, when I first moved in I was with out a toilet for several months. Need repairs made on my kitchen but have waited months being let down time after time, false promises and incompetent trades turning up cluess. totally derepressed with it all now, utter waste of space, unless you owe rent you won’t get any contact, complaints are a farce, you have been warned

Places for People are failing their tenants on almost every level. Repairs are a nightmare — some tenants wait months for the simplest issues to be fixed while others are treated as a priority. When contractors fail to turn up, instead of owning the mistake, tenants are falsely accused of refusing access. Jobs are dragged out, revisited over and over, and rarely resolved properly.
Anti-social behaviour is also handled appallingly. If the person causing the problems plays the victim, Places for People often side with them. Genuine victims are left ignored and unsupported. On top of this, staff have been known to make false allegations against tenants, damaging reputations and creating defamation of character rather than dealing with the real issues.
Their investigation process is just as poor. Staff seem to lack the knowledge and training to investigate complaints fairly or properly. Instead of following facts and evidence, they bow to bias, personal opinion, or policy misuse, leaving tenants with no confidence in the system.
This organisation should be held accountable. Tenants deserve better than months of delays, false accusations, character attacks, and incompetent investigations. In my view, Places for People should be investigated for mismanagement, abuse of policy, and failure to uphold basic standards of fairness and responsibility.
Until serious changes are made, these failings will continue — and more tenants will suffer. People need to speak out and make the truth known.

Very poor living conditions, reports are made around damp and tried to blame the tenant for condensation/leaving wet laundry, this was not the case. Shower pools out toilet water, damp and mould present although many reports.
Over 60s care very poor checking in audio system.
Shower in above flat leaking was the true cause. Faulty pull cords and not a 24 hr manager to say its a over 60s plus care. Appalling. This place needs a management review or knocking down as the building is in disrepair. Anti social behaviour and residents snuck in under 60 with addictions. Not safe at all.

Appalling from the day i moved in. I have had 3 good experiences with staff members (out of thousands - not even an exaggeration) a flooring guy, a plumber and the boiler guy who did the job well, in time and properly. Everyone and everything else to do with this company just causes tenants an enormous amount of stress, unless you work for them like my neighbour - they bend over backwards for that person.
They create weeks and days in the year to unlawfully increase you rent after setting it themselves in April, the workmen don't really want to work, they all complain about each others work and say how rubbish it is and then follow suit. They sit in the vans watching their ipads (confirmed by a manager who had proof this happened) but they just don't care. Everything is too difficult for them.
Update 10/25: I have been attempting to book many jobs since january and have always said (4 yrs) i am not available on a wednesday - i have reiterated this message over and over because they continue to only book jobs on a wednesday. Im now wondering if they only work wednesdays?
