Unresolved Maintenance and Unlawful Deposit Retentions (Scammers)
Our family leased a residential property managed by this agency Paraisomundo Marbella (10 Oct 2024, Los Naranjos de marbella, manzana 8, no 16) for two years. While we maintained the property with high care and made personal investments into its presentation, our experience was characterized by persistent administrative neglect and unreasonable financial claims upon vacating.
Neglected Property Maintenance: Essential maintenance obligations were consistently ignored throughout our tenancy. Reported issues—including interior and facade water ingress, black mold, walls with humid and scheduled air conditioning servicing (all landlord/broker responsibilities under Spanish tenancy law)—remained unaddressed.
Misapplication of Fair Wear and Tear: Upon move-out, the agent demonstrated a disregard for standard legal provisions regarding customary depreciation (desgaste por uso ordinario under the Spanish Urban Leases Act). Deductions were pursued as first step for natural environmental effects, such as sun-faded kitchen chairs and normal weathering of the terrace sun protection. Do not this, this was not deducted at least what we know when writing this.
Unreasonable Replacement Claims: Cleanable cosmetic mineral rings on an older sofa—caused by the standard hard water characteristic of the region—were treated as complete property destruction. Despite surface mineral residue being easily remediable through routine hot-water extraction, we were prevented from using our contracted cleaning service after the broker insisted on her own contractors and then cancelled at short notice. The agency is now demanding full replacement cost exceeding €900 for a new IKEA sofa, representing clear unjust enrichment. Even though sofa was old and had dammages from previous tenents.
Documented Pattern of Behavior: Prospective tenants should exercise extreme caution. We strongly advise prospective renters to ensure all check-out procedures, inspections, and maintenance requests are rigorously documented in writing when dealing with this company. Make sure to use your own cleaners and companies, do not use her own as this is when the problems will come.
I will not mention names, but she knows who she is. We tried our best to be nice to her, but this is truly Business for them. Scam and fraud the person renting is systematic for this company. Company and she works mainly towards the Turkish market and rents out to anyone in Marbella. All her cleaner companies are part of her scam/fraud, however we believe owners are not part of this setup.
