Extremely disappointed with the lack of humanity and professionalism from Orange Sales and Lettings.

A few days into our tenancy in Newcastle, my wife suffered a medical issue that made the property entirely unsafe for her to live in. Despite providing full medical evidence and asking to be released from the contract, even offering to forfeit rent management refused. We were forced to secure safe accommodation elsewhere, meaning we had to pay two separate rents, council tax bills, and utilities simultaneously.

When they finally listed the property online, they set the available move in date to the end of our fixed term. We had to point this out with a screenshot before they changed it to 'contact agent'. A new tenant wasn't found until just two months before our contract ended.

As a final insult, after showing zero empathy during our tenancy, they attempted to claim £300 from our deposit for gardening. This was despite the fact that the garden and property were already in poor condition when we moved in (which we had reported via email).
Fortunately, we disputed this with the DPS, and the adjudicator awarded them £0.

They showed zero human approach to a genuine medical emergency and caused us immense financial and emotional distress.

I strongly advise everyone to avoid them. If you must engage with them, do not expect humane treatment.

Gave a section 21 to my daughter who has paid her rent on time every month without fail , just in time for the Housing laws changed !! , making homeless !!!

Vile work ethics, very vile !

I had/have an extremely disappointing and stressful experience renting through this agency.
When I was given the keys, the property was not cleaned and was not in a hygienic or safe condition to move into. There were also broken cupboard doors and a broken handle, which raised clear health and safety concerns. When I initially reported these issues, I felt my concerns were dismissed rather than taken seriously. Although I was eventually told repairs would be addressed, this was raised on 27 February and the situation remained unresolved for an unacceptable length of time.
I made it clear from the beginning that I was pregnant, asthmatic, and later experiencing pregnancy-related mobility complications, so moving into an unsafe and unhygienic property posed serious health concerns asides my developing mobility diagnosis restricting me from using stairs. I promptly informed the agency that I wished to discontinue the tenancy due to the condition of the property and provided medical evidence from my GP.

While I was told the tenancy could be terminated once another tenant was found, I have continued to face the financial burden of paying rent and bills for this property for months while also having to secure alternative accommodation immediately for my wellbeing. This has caused enormous financial and emotional strain.
What has been especially frustrating is the apparent lack of urgency in re-letting the property, despite how quickly it was originally let to me. At one stage, I also noticed confusing marketing around the property’s availability, which only added to my concerns.
Overall, this experience has felt deeply unfair, exhausting, and lacking in compassion or customer care. I would strongly encourage prospective tenants to thoroughly inspect any property and ensure all concerns are clearly documented before committing, especially if you're like me or my demographic.

I had 2 BTL properties to sell, Michelle found an investor who purchased them both, she gave invaluable help with providing the necessary paperwork and documents required by solicitors which can be quite daunting. It took a while to complete but Julie was constantly chasing solicitors and the investor for updates.

David and Julie were amazing throughout the sale of our mums house after her passing. The empathy and understanding, and quality communication was unwavering and made the sale of the house as seamless as possible. They are very professional in every manner of their service and I would highly recommend using them.
