NPP were fantastic from our very first…

NPP were fantastic from our very first call right through to sourcing a deal that suited us perfectly. Georgia, Amber, and Ellie provided an excellent end-to-end service. When an issue cropped up, Georgia and Amber kept us regularly updated and went above and beyond to make things right. Truly great customer service, we couldn’t be happier with the support we received.

External quotations for works were expensive so maybe shop around for those.

NPP have help me purchase multiple…

NPP have helped me purchase multiple properties and are great for a completely hands off experience. From finding the property to doing a refurbishment including the interior design and furniture. They have also introduced me to great mortgage brokers and property management agents for the properties.

They are very responsive and helpful at all stages.

Great customer service

Communication throughout the process was fantastic. Very friendly and helpfull. Anytime I had any questions/ queries the team got back to me straight away. Being new to investing in property and working full time they did all the heavy lifting.

Stressful experience with an ok end

My experience with NPP has been mixed—there were some positives, but also several areas of concern.

It started with an introductory call with James, who explained the advantages of becoming a Platinum member. On the second call, after we decided to proceed, I felt that James was more focused on getting me to sign the contract and transfer the fee rather than answering my questions. I was pressured into signing the contract during the video call, without sufficient time to read it properly. Immediately afterward, I transferred the funds—around £8,000—during that same call.

Once the contract was signed, James began sourcing properties for me. The first 2 options I was shown were quite run-down, with visible damp and other issues. After reading the contract more carefully post-signing, I discovered that NPP would only offer up to three properties, and if I rejected all three, I could lose my fee. That added a lot of pressure to accept one. Eventually, he found a third property in Barnsley that looked good visually, so we decided to proceed.

We instructed the solicitor and broker that NPP recommended. The lender later rejected the mortgage, requesting a specialist surveyor’s report due to damp issues that weren’t apparent in the photos. This was extremely frustrating—especially considering the price I paid. I expected their "expertise" to filter out unsuitable properties.

When I raised this with James, he said I would need to cover the cost of the specialist report. At that point, I would have pulled out, but the contract essentially forced me to move forward or lose the fee. I paid for the report, which confirmed significant damp problems. James acknowledged the issues and offered me a second property that was in much better condition, which I appreciated.

However, when applying for a mortgage on the second property, the lender again rejected it because it was a private sale. The broker found another lender, but this time the valuation came in £10,000 below the asking price, as they considered it a 3-bed instead of a 4-bed (one of the bedrooms was too small to count). This was disappointing, especially since the NPP deal sheet listed it as a 4-bed with an “instant equity” of £5,000. Again, I felt stuck due to the contract, so I negotiated with the seller and paid an additional £5,000 myself.

Even then, when I wanted to conduct a house report for peace of mind, NPP pushed back hard—likely due to pressure to close the deal. I insisted, and they had to wait for the report to be completed.

Now for the positives:

James and Bryony did respond to problems and offered me a second property when they could have simply kept the fee.

NPP Developments was genuinely good. I made some changes to the property (new bath taps, shower screen, washing machine, etc.). Their costs were fair and the quality of work was solid.

In the end, I secured a good property in Leeds. It’s rented out for £1,000/month (instead of the £1,100 stated in the deal sheet), but I’m still happy with the purchase and I believe in the future this property can increase price easily.

Conclusion:
While I appreciate the effort James and Bryony put in to help me move forward, the overall process felt rushed and overly pressured—especially around the contract and property conditions. I hope NPP improves their due diligence and client support to ensure a more transparent and less stressful experience in the future.

It was a great experience working with NPP from the start to the finish of the project. Thanks to all the staff, especially Kayden and Bryony, who managed and oversaw my multiple properties, frequently updating their states in good time. I hope to work with NPP again.

Worst experience of my life

Worst experience of my life. False, misrepresented deal + floorplans. Build team that took over a year (supposed to be 5 months max) and still did not finish, and their work was far below an acceptable standard. I had to bring in my own build team at my own expense to finish works to a decent standard. NPP are always full of excuses and false promises. Watch them make excuses and not take accountability in their response to this review. Had to save the deal at my own expense, on my own accord. So much stress and financial loss caused by NPP. Will never ever work with them again. Biggest mistake. If I could give Zero stars I would!

One Star

Worst experience ever. Their "hands-off approach" comes at a huge cost. They push you into becoming a "platinum investor" and offer deals that are subpar if you take the time to do any research. Being new to the process, I didn’t know any better initially, but the red flags quickly became clear.

Communication was abysmal, and everything was delayed. They are located miles away from their supposed "specialist area," so I had to travel to the property myself to oversee things. The refurbishment contractors seemed more interested in finding ways to inflate costs than completing the job properly. Work was left incomplete, and they even lied about progress to get me to make payments. Thankfully, I was able to step in, bring in my own team, and discover just how badly I had been ripped off.

The project went way over budget, and the final property valuation was significantly lower than what was promised on the deal sheet. The only positive takeaway is that I learned what not to do for my next project. My advice? If you're unsure about using NPP, don't do it! Managing the process yourself allows you to stay in control, work with reliable local tradespeople, and assemble a competent team. Avoid NPP unless you're looking for an expensive lesson in failure.

When additional costs were identified during the legal process, such as roof repairs, we negotiated a price reduction with the vendor to offset these expenses.

We facilitated your visit to the property, understanding its importance to you, despite our hands-off approach being designed to save clients time. Regular updates were provided via our WhatsApp group to keep you informed throughout the project.

Additional works were identified by the housing provider during the project, which were essential to comply with changing regulations. We discussed these changes with you at the time, and while we understand it’s not ideal, adhering to these regulations was crucial for securing the contract.

Regarding the down valuation, we provided ample evidence to the valuer and did what we could to support you through the challenging process. Unfortunately, social housing-compliant mortgages are trickier to obtain and as is with all property we are subject to a valuer/lender’s decision.

We understand property investment can feel overwhelming, especially when unexpected issues arise. Our role is to navigate these challenges with you as best we can, and while such situations can cause frustration, we ensure every step taken is aligned with the project’s success and compliance.

We are pleased that the property is now cash-flowing under a secured social housing contract. While we regret the experience wasn’t as seamless as anticipated, we hope this result reflects our commitment to delivering value for our clients.

Purchase experience

While I am not new to buying property, this was the first time that I have bought property in this way as a remote investor. I had to 100% rely on NPP to get the purchase complete. I found Bryony very approachable, attentive and helpful throughout the process. She even helped me negotiate the price down when there was an issue raised from the surveyors report. On the downside, there were some unexpected costs that I ended up incurring, not that these were under NPP's direct control or that they could influence them, but I feel a little more transparency in regards to the realist costs investors are likely to incur during the buying process would certainly be very beneficial. Apart from that, I look forward to continue working with NPP to achieve my goals.

Exorbitant sourcing fee (way above industry standard).
Things missed on survey (cost)
Refurb cost too high and constantly extra work, extra costs, other costs omitted from deal sheet which are fixed costs which you will have to pay.
Poor refurb process had to pay another company to snag ready for rent.
Overpromised on deal, proposed deal fell through, and I had to settle for alternative rent strategy (less).
As a result parts of the refurb already paid for were not necessary.
Communication inconsistent.

Pros
I have another property in my portfolio, although it be at what I consider great cost.
They do send pictures of the refurb.

I take responsibility for not doing due diligence and visiting the property/area in this regard I was a poor businessperson.
I have since done a property courses (paid) and free.
GDV, sourcing fees, build cost, no money down, due diligence and other terms etc.
This has been a great learning experience for me.
I would NOT work with NPP again.
I would urge anyone to do due diligence before working with any remote sourcing company. (Invest in a property course free or paid)

Regarding your property, it was sourced below market value and we conducted a survey before completion. However, as with any refurbishment project, unforeseen issues can arise once work is underway. As soon as these issues were identified, we immediately communicated with you via our WhatsApp group and your feedback indicated you were satisfied with the progress.

The change in rent strategy was another external factor beyond our control, as the social housing provider unexpectedly withdrew from the agreement. This is unacceptable and we won’t be working with them anymore. However, our team acted promptly to source an alternative letting solution.

We understand that you engaged another company for additional work. From our understanding, these were not parts of the original scoped works, therefore they should not be related to snagging items.

We are truly sorry that your overall experience did not meet your expectations. We want you to know that our award-winning team always strives to deliver the best possible outcomes for our clients, even when external factors pose these challenges.
