Completely unprofessional organisation. They do not respond to emails and try to pressure you into paying disputed invoices by threatening you with debt collectors.
In their response, the factor do not acknowledge that they have been sitting with my original query since mid May. Since then, they have done nothing but harass me for payment and threaten me.
Any legitimate company would put all their collection processes on hold while handling a dispute from a customer but not this mob who take months to answer a simple query, and that is my fault why exactly?
They seem to see factoring as just taking in as much money as possible for doing nothing. The deeds also require them to hold annual meetings but in 8 years they have held a grand total of 0 meetings.

Avoid Newton Property Factors at all costs.
Our experience with Newton was nothing short of disgraceful. We finally managed to remove them in Jan 26, the way they conducted themselves at the end of our contract was shocking and left us with the clear impression that extracting every last penny from homeowners was the priority, rather than acting fairly or professionally.
Every opportunity to impose more charges was taken.
What is even more concerning is that, after researching online and speaking to others, we found that many homeowners have reported experiencing the same pattern of behaviour when trying to leave Newton. It doesn’t feel like an isolated incident.
If Newton is the factor for your development, speak to other homeowners about holding and recording a vote to replace them and follow guidance online at mygov.scot. I’d encourage homeowners to contact other factors covering your area and benchmark the charges you’re paying Newton for services - they were taking more than 50% what’s others quoted.
Homeowners deserve honesty, transparency and value for money and with Newton you get none of those.

Newton have taken care to ensure that the companies they contract to maintain the upkeep of our estate are able to do an efficient, effective and reliable job. They have also listened to residents' concerns about flooding in two areas of the estate and have arranged additional drainage to be installed. This has made a significant difference. Thank you.

I ask Newton Property Management if some ground to the front of my property was covered by them to remove weeds and long grass. June from Newton PM confirmed very quickly that the area was going to be dealt with by the landscaping company and was completed without any fuss.

Very interesting and huge well done to Co Owners !! Your hard work (and this should not have been difficult) has paid off! Newtons Written Statement of Services quotes we are ‘Consumers’ - it beggars belief we too are being charged ‘business rates’ on our development. For clarity - my own domestic electricity daily standing charge is 57.08 p per day with Octopus - v - Ecotricity are approx £2.06 per day - and useage has still to be added. Standing electricity charge £751 per annum per property -v- Octopus domestic which I’m on 57.7 p er day £208 per annum - if you live in a block of 6 flats the total cost is approx £4506 - v - £1248 for octopus consumer rate. Come on Newton surely this can’t be right….. you need to address this please - the majority of negative reviews relate to issues around inappropriate fees and charges.
**EDIT/REPLY** - thank you for your prompt reply - my apologies - the WSS refers to us as ‘domestic’. I understand how this all works - what I don’t understand is myself and others have brought this to your attention as we have been incorrectly charged-since your inception. The previous factor brought this to our attention and they employed a firm of electricians to carry out checks back in 2016 which the Committee in 2016 approved - so are you saying this has been incorrectly applied for 10 years? Please advise who has approved all these latest figures etc. I appreciate you have had someone else check - I’ve requested a copy of this information and have re- requested it today and have been assured it will be sent today - thank you.I am sure you and others will agree these standing charges are very high in comparison to consumer standing charges. We are all ‘domestic’owners and I urge you to please investigate this further. If ECOTRICITY can reduce the charges for one development then surely there should be consistency across the board and as you are our appointed Factor you can re-negotiate on our behalf. Thank you

Very disappointing experience with Newton Property Management.
For over five months, I have been trying to resolve an issue relating to the communal electricity supply for our small residential block of just four flats. The process has involved repeated chasing, poor communication, and long periods without any response.
The communal electricity supply was left on an expensive business tariff despite the supply only serving a residential stairwell and communal lighting. After extensive effort on my part, Ecotricity eventually confirmed that the supply should be classified as domestic and updated the industry records accordingly. This resulted in a substantial reduction in standing charges.
Throughout the process, obtaining information from Newton was extremely difficult. Emails frequently went unanswered, staff members left the company without notification, and I often had to follow up multiple times just to receive basic updates. Even after Ecotricity confirmed the official transfer date of responsibility, I am still waiting for Newton to investigate a potential overlap in electricity charges on their invoice.
What should have been a straightforward administrative matter became a months-long exercise in chasing responses and trying to obtain information that should have been readily available.
Based on my experience, communication, responsiveness, and management of utility-related matters have fallen well below expectations.

Service to our factored development in Aberdeen has been totally unacceptable for over a year; deteriorated markedly from 1H 2025 and has been non-existent since December 2025.
All development repair requests I am aware of that have been raised since mid-2025 remain open and have not been progressed as the development deteriorates around us.
All emails I have sent have been ignored from early December 2025 until late May 2026. All calls to the office, requesting to talk to the property manager or directors, were rebuffed; I was met with “everyone’s busy, they will call later” – no one did. These issues have been ignored, even when escalated, by the property manager(s), the general Aberdeen office and the Glasgow head office since late 2025.
Various admin problems, most seriously an incorrect charge from late 2025, confirmed in writing by Newtons on several occasions to be incorrect, which was instead passed to an external debt collection agency, leading to threatening letters and calls and requiring significant effort to successfully dispute the action; Newtons avoided all comms at this time.
As a development we have now initiated the move to a different factor; on collating the majority vote required I was surprised to find a clear majority of owners had similar experiences, and I am not surprised to read similar recent online reviews from other developments in Aberdeen.
At the time of writing Newton Property Management have still have not provided an agreement termination date 3 days after the formal termination letter, inclusive of a majority of development owners, was sent and receipt acknowledged.
I would strongly recommend avoiding this company based on our experience.
