Worst of the worst

We moved into a house in October 2014 the house was fine until winter came and we had terrible damp all through the house, For months they never did anything to help us knowing that environmental health and the council told them what work needs doing,
Instead of fixing the problem they give us 3 months to move out and their excuses were that we complained too much about the property even though everyone told them the house needed repairs to stop the damp and the fact that I had 2 children under the age of 4 living with me,
They lied and told me the work that needs to be done to the house would take months and we could not live there during the repairs but after moving out they never did no repairs all the did was paint over the mould to cover it up and put it back up to rent (scum)

We got a house literally across the road from our old property so I saw it everyday nothing was done, Avoid them at all costs they're all lying backstabbing con artist only interested in money coming in and never interested in Health and safety on properties, ignore the fake 5 star comments they're all probably new brick staff.

awful

The flat i moved into was advertised as being a studio, when in fact it was just a ensuite room with a stove and a sofa bed. They aren't helpful at all. If you have a problem at the weekend they won't respond to you and there is no way of getting anything fixed unless you pay an excess of £100, even when it's because of faulty, cheap bathroom parts and not because you have damaged it.
I have had problems for months with these people. They are very lovely on the phone (when they eventually answer), but my life has been miserable in their property and I've never felt so uncared for in my life!
I can't wait to move out and never have to use them again. I'd advise anyone to stay away from this company as they care more about making the most money out of you rather than your well-being.

Good professional service

I bought a property with Newbrick in 2013 and their service and weekly updates within the refurb phase were thorough. The refurb was slightly delayed but they kept me informed of the delay and issues involved.

The property was let in 2014 and has had a good occupancy rate. I will be using them again in the future.

Professional and a great service

I am extremely happy with Newbrick Property as they sourced my property at below market value. They arranged the mortgage, the purchase and also took over refurbishment to the highest standard and renting of the property.

This is my first Turnkey investment and I would highly recommend Newbrick Property. I am looking forward to use Newbrick Property again for my next investment

Professional, efficient and genuine.

A true A-Z outfit which will source, refurbish, find and manage tenants. Very helpful, and willing to invest the time to guide the investors through all the processes, they truly deliver on their promise.
My case was a little more complicated and yet they stuck it through trying to identify viable ways to get around various "roadblocks".
All in all, professional, transparent and willing to go the extra mile, these guys are an excellent choice to enter the property world or expand your existing real estate portfolio.

A professional team offering a great service

Newbrick provides a high quality property sourcing, refurbishment and lettings service that delivers strong returns. I am no longer resident in the UK and the Newbrick team has allowed me to make a largely 'hands off' investment with ease and complete peace of mind. A very good all round experience and I plan to make further investments with Newbrick.

Newbrick delivers.

I receive a good service from Newbrick on both the 'property acquisition' and 'Lettings management' side, which I would recommend to others. The staff at Newbrick are knowledgeable, proactive and responsive, and I am happy with the way the various transactions are managed. I am particularly impressed with the team that undertook recent refurbishment work as the process was painless from my perspective and the work is very good quality.
I look forward to a long association with the company.

Profitable but not simple or quick

My first purchase was stalled due to issues with the seller, not necessarily due to to Newbrick, but still frustrating. The second had more work to be done than was originally projected, whilst this was entirely out of Newbrick's control, it does underline the need to add in contingency to one's budgets.
Two more significant problems were getting copies of invoices tom Newbrick, which took three months to resolve and the difficulty of obtaining a re-finance deal after six months at a sensible price. It is unlikely that I will be able to release funds from the refreshment until one year after completion of the purchase unless I am prepared to stand over £5,000 in additional costs.

Avoid Newbrick Property

Despite initially having a good experience with Newbrick, I soon encountered a number of issues that leads me to advise against using their services.
1) Very poor management of the property - 5 tenants left and I wasn't informed until a while after they had vacated. Tenants would report significant issues and I was not informed.
2) Poor build quality - Have had to replace items and carry out costly remedial work in the first year post refurbishment.
3) Overcharging for services e.g cleaning.
4) Inaccurate assessment of the post refurb value of the property. Newbrick base their fees on a % of the post refurb value and take this at the start of the process. Its therefore in their interest to suggest a higher end value.

This was far from a hands off experience and had to dedicate significant time and money to putting things right. I believe I am not the only landlord to hold the above opinion.

It's a one stop shop for properties sourcing, refurbishment, project management, marketing, tenants acquisition and the overall management of my investments.

Newbrick is a unique company offering an end to end consultancy services in property management based on astute business experience. They often source properties at below market value, design and refurbish them to a high standard achieving additional value and attractive yields as result of their deep understanding of the market and regulatory environments. They then source and qualify suitable tenants for the properties and eventually undertake the overall management of your investments in a cost effective manner.

Service as promised

I am very pleased I invested with Newbrick Property,the whole process went very smoothly from purchase arranging mortgage building work and up to renting the property.I was.always kept informed and provided information and support.
So impressed that now looking forward to my next investment.

Great service from a genuine and honest firm

I am an experienced property investor with 29 properties now. My property with Newbrick was the first I have not sourced, had refurbed, and let myself. I like real residential houses, not flats built just for the b2l market. I want properties that I can buy now at a genuine discount to market value, with very good income yield, and with solid capital growth over a term of ten years plus. Newbrick have certainly scored well on the first two criteria and I have every expectation of meeting the third criteria.

Their fees are a little higher than I would like them to be but, in fairness, they do a good job and deserve a reasonable reward for what they do. For the future, I shall continue to buy a couple of properties per year myself but will certainly be buying again through Newbrick.

Service delivered on time and on budget- honest, reliable and approachable

As an experienced multi national award winning private landlord (UKLAP/LLAS Landlord Of The Year For Student Housing 2012/13 and 2013/14), an ISO 9001 accredited property manager and the first UK landlord to be awarded the Mayor of London's "London Rental Standard" badge, it was a big step for us to work with any third party business and trust them to deliver on the procurement and refurbishment of property on our behalf.

That is why until we were contacted by Newbrick we never took this path to develop our business, despite many other "similar" companies contacting us numerous times.

We were first contacted by Newbrick in April 2013 and invited to look at some of their then current projects. Thereafter in a completely uncomplicated practical and workman like way they have delivered to us on their promises.

In a period of less than 8 months, they have sourced and project managed the purchase and refurbishment of three properties for us outside London.

For sure we could have done this ourself, but why would we do that when we have come to regard Newbrick as just another office/ department of our own development business.

As an experienced landlord with our own systems and procedures, there are of course things we would do differently, but that does not mean we would do them better. Moreover Newbrick have been more than willing to adapt some of their own systems to suit our specific requirements, they have been accessible at director level throughout and we have never had any cause to be concerned that the business is not operated in a solvent and responsible way.

We now regard Newbrick to be part of our business, not a company who just find property for us. It's probably fair to say that together we have both taken the projects to a new level of achievement- working together to achieve more.

Excellent company - very professional

I have been more than impressed with Newbrick Property. I have purchased 2 properties from them to date, and lookind to buy more. The refurb they did on both propetires were to the highest standard. Both properties are now fully let. The support I have had from the team has been outstanding and I would highly recommend Newbrick Property to any investor.
