AVOID THIS COMPANY

AVOID THIS COMPANY, they are very kind and helpful on the phone but last minute they will drop the price on you even if you have done everything they have asked for including spending around £5,000 on my property to help the sale.

I've had a call this morning they are trying to drop there offer by over £60,000 making the purchase of the next property unachievable.

Regards to your reply, your surveyor was happy with everything and I provided everything you asked for so I don't agree with your response.

**** Yes it is the 3rd review as you kept trying to remove them, people need to know ***

*** Yes we have had to go on the market £130,000 less than before (still more than you offered) for a quick sale to not lose our next house, thanks to how we where treated by you*** update we sold the house within 24hrs at this price on the open market, should have just been on the open market all along ***

Whilst National Homebuyers always respects peoples rights to their own views/opinions the property has now gone on the market @ £495,000 … £130,000 less than we were told it was valued in the first place. This will be our last comment on the situation

Avoid!

Victoria is helpful on the phone, but as per all other reviews AVOID! as they drop the price at the very last minute with no reasonable explanation! Dropping the price by over 60k! Forced us to a position where we were no longer able to move house.

Please read all reviews and take their word for it 😀. We gave this company the benefit of the doubt but clearly it uses the same tactics for everyone. Avoid!

I’m out

I am writing this as a final comment and to enable people to make up their own mind.
Victory- my contact at NHB is excellent. As the “contact point” in a business I doubt if there is anyone better. The problem is is precisely that: she is the contact point and not the decision maker.
I have the surveyors report which values at £150,000 - I also have 2 independent valuations at an average of £25,000 more than this, but let’s put that aside for a moment.
From the start point of £150k the actual document says £120k
My question is simply this … What has happened to elicit a further reduction to “round about £112k / £113k? “
Also, and this has been commented on in other reviews, why are NHB reluctant to give a confirmed figure?
I appreciate the fact that I got a response- well done for that - but the simple fact remains that , in my opinion, I have no doubt that I would have recieved yet a further reduction close to completion and after I has incurred legal fees.
Everyone should do their due diligence and it makes me smile when I think of the concept of “ buyer beware” as it’s a case of seller beware here.

For the sake of balance, I do believe and appreciate there is a market for NHB. Every business , quite rightly, should be allowed to make profit. Every business owner has the right to run their business as they see fit .

But for me ……. “I’m out”

Thanks for the review, we take all reviews very seriously and we have reviewed you file in full to ensure full accuracy.

What you fail to cover off in the above review is the timeline, and we think it’s extremely important. Also, and just as importantly you were never given a figure from us, we simply said it’s going to be below £120,000

However if we just touch on the timeline for now, so this all began on the 20th of August when you accepted our original offer, we stipulated (as we always do) it was subject to survey, the property was not removed from the market until the 1st of October … and you had just reduced the price at that point rendering our first set of figures redundant.

We received the independent RICS survey report and sent to you for full transparency as you requested the results, we advised you it had come it lower we would be reducing our offer to under £120,000 which you said would not work, which we totally accept.

A week later you returned to accept an offer of £120,000 which we never gave you in the first instance, again we told you we would be under that figure.

Lastly you then left two reviews on Trustpilot which we had taken down because the facts were incorrect and then you finally left this review, we believe its important to highlight the full facts of the process to avoid any confusion.

We hope this clears up any misunderstanding and we wish you all the best in the future if you decide to sell

DO NOT TRUST THEM

DO NOT TRUST THEM. A horrible experience. After 7 months of questions after accepting their expected low offer, just as you think it’s finally going to go through, then they say they have to lower the offer. I had been warned that this company were like this but when the process starts they are convincing. Don’t expect a quick sale, don’t expect them to have any morals. Avoid!

Update: are you deliberately lying or just misinformed? The 2nd survey was required because you said the first one had expired for your insurance purposes. The leak from the neighbours flat was not known about at the time the 2nd survey was arranged. The surveyor advised me the local market and valuations had not changed since he did the first survey. The only variance was the ceiling damage caused by the neighbours plumbing issue. That damage was fixed within 6 days and proof of work and guarantee was provided. With no other changes there was no need for a lower offer. I have now heard from other people that they also have been subject to your lower offer tactic at the penultimate moment before exchanging contracts. You clearly make a habit of it. I believe it is immoral.

As you are aware we were ready to purchase the property very quickly and well within the timescales you originally required but you had a flood which meant the sale could not proceed. In light of this we still agreed to purchase however the property required a new upto date RICS independent survey, unfortunately the revised survey reflected a lower price taking into account the current condition of the property and the declining market heading up to the budget. We will of course let readers make their own mind up knowing all the facts. However we do wish you the best of luck with the sale.

Unsolicted letter assuming my cherished home a mere commodity.

IMy home is on the market with a reputable local independent estate agent, at a fair price for the age and condition of the property and the restoration ,modernisation ,refurbishment and enhancement that I have undertaken in the years I have resided here ( as also similar price discussed with two other local agents prior to selection of this one).
I received a letter from this company today, offering to purchase at the advertised selling price +£1000 legal fees.
This is unethical as a potential purchaser aught to contact the agent whom I have instructed to sell the property on my behalf and who has already spent time and effort appraising ,measuring, preparing details and plans and spent money placing the marketing on the websites.
A home is not a commodity and I take offense that this company assumes that I would wish my comfortable ,period ,well loved home to be converted to instant cash rather than be handed over to a new family to improve ,love and enjoy.
I have forwarded the letter to my agent so his company can be aware that these unsolicited letters are being sent to his bona fide clients.
I can be packed up and ready to move out fast if purchaser needs to have a home ready to move in fast but no way would I entertain selling to this company.

Addendum
Less than 12 hours, later (I posted evening and an email from Trustpilot arrived at 07.30 am)
I am informed by Trustpilot that the post is being considered as defamatory! Shocked!
I wrote ,having received an unsolicited letter that should have properly been sent to my agent, who has instructions ,from me ,to sell my home and this National Homebuyers must be aware that I am employing an agent by viewing their advertisement online .
I will also be following my usual practise of sending them their unsolicited letter back in the post to dispose of.

Joke of an offer

Had a letter in the post from these guys after my house made it onto Rightmove.
Made some enquiries with a view of expecting it to be too good to be true! They’ve just called and said they would be looking to pay £316,000 - £335,000 for a house on the market at £395,000! LOL!

I politely asked them to stop calling me….

I knew it would be a joke when I spotted a spelling mistake on their website within the first few lines of reading it!

If you were to have looked at our website, our letters and our TV adverts we allude to the fact that we are unable to offer market value. It’s not what the service is, its predominantly used for people who wish for a hassle free, no chain, quick and guaranteed move. It does not suit everyone.

National homebuyers have been established for over 20 years, have thousands of happy customers, we also have amazing reviews from people who in fact do not use us but like the way the service was explained and they understood what we do and how we do it…. it’s very odd that these reviews are even allowed on Trustpilot?

Low ball offers, targeting desperate sellers

Had their letter through my door, called them up to ask what their offer was and it was laughable. You would have to be quite desperate to sell the these. My house has been valued by riks and the estate agents, both coming back with valuations of £350k.
National homebuyers said their offer would be less than £300k….jokers.
They would be a good option to use if you needed a quick sale and are willing to accept a price way below the real value of the house, but of you want to sell for the real value of your property and are not in a rush then don’t bother with this company, it may take longer to sell via an agent but at least you’re not being robbed of tens of thousands of pounds.

We also appreciate you highlighting the fact that the service we offer will of course suit some people, because as we have always said in our replies that the service we offer is not for everyone but for those wanting a quick sale the timescales we work to are just what is needed. Also, whilst you say in the review that the property was valued by a RICS surveyor but you haven’t said what it was on the market for? we have reached out to you to provide us further information from Trustpilot but have yet to receive a reply.

To write a review as you have regarding other potential customers not bothering with us would appear rather harsh, simply because the service that we offer doesn’t suit you at the present time it doesn’t mean it will not suit other people in different positions.

As for the remark about the company being jokers we would refer you to the fact that we have been in business for over 20 years and helped 1000’s of customers to move home at their timescale

Only if you’re super desperate to sell!

175k is the price; the best they could do on first call was 150k, was quick to get rid of me after I said that’s too low.

Don’t waste our time… or better yet, work on your sales skills and do your research.

Agreed a reduced price for my flat…

Agreed a reduced price for my flat which I knew it would be. Incurred more costs as went through conveyencing. Loads of requests for extra information which was held within the management pack already so incurred costs as had no choice but to pay them.
Had local estate agent valuation and a RIKs valuation all stating the same value.
Waited until we were 7 days off competition then stated the market had dropped and local estate agents had stated that the flat had lost value over 3 months and reduced their offer by almost 20K baring in mind they already had a 50K reduction so they wanted an almost 70K reduction.
I have of course contacted local estate agents myself and they have not been told that the value has gone down and the market has slowed. One even sold within the last two weeks at a much higher value than this one, so if anything the value has gone up.
Honestly do not bother with this company awful and will end up paying out more money. They dupe you into a false sense of security, cost you more money and then last minute swoop in and try to make you sell even less. I am lucky in the respect I have only lost my onward purchase now. If you need to sell quickly these are also slow and not very responsive and they will low ball you after.
Find a better company these are awful

Guessing the reason changed from your last review?
No issues came to light and can evidence that from solicitors emails and from yourself.
You can try and say that it is due to the market change which from your own article 1.5% yet you wanted to drop by 19K.
Please ensure before you respond again you actually look up the whole case and ensure you are aware of the full facts
