My experience with this matter has been deeply disappointing from a communication, transparency, and professional standards perspective.

A significant reduction in the agreed sale price of the property was apparently negotiated following a surveyor’s report, however I was not informed directly by the estate agent despite remaining a legal co-owner of the property. I instead became aware of the revised position through the conveyancing solicitor handling the transaction.

I was also not informed of attempts made to revert to the second-highest offer and only discovered this through persistent questioning, nor the response received from the prospective buyers. When questioned as to why the other owner had been informed over the weekend whilst I had not, I was advised that I would have been informed on the Monday however by that stage I had already independently discovered the matter through the solicitors and had to make enquiries myself.

Regardless of any later order concerning conduct of sale, material developments affecting the transaction and my financial position should have been communicated promptly, transparently, and consistently to all legal owners. The failure to do so significantly undermined my confidence in the transparency and reliability of the service being provided.

Given the significant financial implications involved, I consider this to reflect serious communication failures and a service which fell short of the basic standards of transparency, consistency, and professionalism reasonably expected within the management of a property transaction particularly in circumstances where professional fees and commission remain payable despite such significant communication failings.

Unfortunately, based on my experience, I would not recommend these services.

Our agent,Lisa Valentine, has been absolutely brilliant during the whole process. She went above and beyond what would normally be expected i.e like having viewings occasionally on Sundays, when it suited, and has been contactable at any time of day throughout which has been so helpful. Would definitely recommend using these estate agents. You get the personal touch.

Mike made the whole experience of buying our home much smoother than we expected. He was always quick to respond, kept everything moving, and made sure we weren’t left in the dark at any stage. His personal and proactive approach and excellent communication really helped take the pressure off us during of course a stressful time. We felt like he genuinely cared about getting things over the line for us, and I’d definitely recommend him to anyone looking for a reliable and dedicated agent.

After the sale completed, communication became very difficult. My repeated messages about the for sale sign still being on the property were ignored and it was never picked up. Failed on expectations and felt mislead.

We recently purchased a property from Mr & Mrs Clarke. Mike guided us in a professional but friendly approachable manor. He was always responsive with clear and prompt communication throughout the whole process. From our initial viewing right up until completion nothing was too much trouble. Our only regret is that we didn’t use Mike to sell our property as well.

Mike was exceptional from the initial valuation visit through to completion. The photography and marketing was fantastic, and he lined up lots of viewings from the outset, achieving two offers in just ten days.
He has kept in touch throughout the sales process and has been friendly, knowledgeable and professional. Highly recommended.

Lisa has gone above and beyond to help me purchase my first home. From taking time out of her busy schedule to meet me at the property with builders, to going back on her own to measure up a bathroom and provide more in depth plans for me.
Communication is really clear, helpful and she's responded to any (& many) queries promptly. Nothing has seemed too much trouble and I can't thank Lisa enough for taking the edge off a stressful experience with her kind demeanor. Can't recommend their services enough and will definitely be using them again in the future when the time comes.

Mike Watkins and Lisa Ridge Valentine recently sold our house in Cardiff and their service was hands down the best we have had when selling a property. Both were honest,

Excellent service from Amy at Mr and Mrs Clarke - she went over and above to provide support and guidance during our house purchase. Nothing was too much trouble, she was always contactable and kept us regularly updated which helped to relieve some of the stresses of a very difficult move.

We wouldn’t use anyone else on the market! Outstanding customer service, nothing is ever too much and the marketing is unreal.

Amy helped us sell our property and from start to finish has been phenomenal! She has gone above and beyond to help us in anyway possible and make us feel comfortable. Exceptional. Within 5 minutes of meeting Mike Watkins I knew he was the right person to sell our apartment. Mike is obviously a very experienced estate agent who knows his area very well. He’s professional, knowledgeable, helpful, personable, trustworthy, and an all round good guy. I’m very much a fan of this modern approach to estate agency, I like the way he marketed the apartment, his flexible approach, the way he communicated, and of course the fact he was out sole point of contact. In addition to all of this Mike went above and beyond to help us, and ensure the process ran smoothly. Mike offers a very personal service, always helpful, always at the end of the phone, never pushy, but always proactive. Definitely the best experience I’ve had with any estate agent, so I have no hesitation in recommending Mike.

Friendly on approach however... I was keen on a property they had listed in Marlow - I had scheduled for a second viewing but like in life, things changed that day and I couldn’t make the appointment because of family commitments. I made Gemma well aware I couldn’t attend the appointment well before the appointment was due to start - and I had apologised. She responded with a very aggressive unprofessional voicemail and then shortly afterwards a neurotic voicenote on WhatsApp explaining how terrible it was that I would inconvenience her in such a way speaking in a condescending tone.

I wish you all the best with your busy schedule - you sound like a very important person Gemma but you may want to check your valuations. They don’t seem very accurate.

Edit: Be vigilant as it would seem the floor plans are inaccurate. If you are relying on the calculations for internal space - she will add an additional 5-10 square metres, effectively lying about the size of the properties to get potential buyers interested. I find the blatant dishonesty astounding. This type of behaviour is a disservice to the profession.

62 out of 159 houses REDUCED from initial listing price (November 2024). That’s approximately 40% of overall sales being overvalued and customer expectations not being met. Yikes!

They made my viewings easy (other estate agents are hard to get hold of, don't reply, don't turn up etc.) which helped them sell the house quicker! I couldn't recommend them any higher and if I ever move again, I'll use them to sell.
