My name is Ivory Hugee, My experience applying for an apartment at traditions was one of the most frustrating experiences I have ever had in my life. I have been trying to fill out an application for a month or longer. The assistant manager Jenni keep telling me she was trying to My help me. I was locked out of the rent café portal an was not allowed to finish my application. I went to the office at least 3 times a week for a month or longer. I want to thank the leasing professional Mrs,Sharonda for encouraging me not to give up. I wanted to look at another complex. Mrs.Sharonda did everything she could to help me but it seems to me that she did not have any support from the management staff.
The assistant Manager told me to get a cashiers check for 75.00 twice so she could help me with my application. She gave me the checks back twice after she told me to purchase them. This was not acceptable. During this time Mrs.Sharonda was sending tickets to IT trying to help me. l also had a situation when I was asked to bring in 3 months of bank statements by the assistant manager. she had the statements for two days an did not scan them. She told me I had to go to rent cafe. I tried to explain to her that I was locked out of the system.
I finally got a chance to complete my application on July 25 ,2025 after a month trying. On that day the assistant manager was not at work and a manager from a another complex was at tradition that day. She was able to help me complete my application in 10 min. She was very nice and professional. The following Monday the assistant manager was back. She told me again to purchase another cashiers check for 75.00. After I gave her the check she told me she needed to get the lease together. I ask could I see the apartment. Mrs.Sharonda showed me apt 156. I had signed up for 157 but Mrs.Sharonda said that she check 157 and the air was not working and the bathtub needed to be refinished so I agreed to move to 156.Mrs Sharonda informed the management team that 157 was not ready.
On TuesdayJuly 29 2025 I return to sign my lease but it was not ready. I came back Wednesday July 30th 2025 I was told that I was going to Apt 156 and I needed to have the lights and gas turned on before I could move in or sign my lease. I had that done the same day. I had inform the assistant manager that I needed to move in on July 30 2025. I came back on July 31 2025 and the assistant manager told me I was moving into apt 157. She told me that the apartment was ready. I requested a walk thru but I was told they all look the same. I had to call and get the gas and lights switch to 157. This cost me $30.00 After I paid my rental insurance I was able to sign my lease on July 31 2025. I still did not receive a key. The assistant manager told me she would leave it under the mat in front of the leasing office. I told her that my work hours are from 12:30 pm tp 9:30 pm. I did not understand why I could not get my keys. I had paid all my fee's and signed the lease.
I returned around 9:55 pm to begin moving into 157. When I entered the apartment it was 93 degree's. I moved in. It was extremely hot. Mrs,Sharonda told the manager Vaughn about my situation Friday Morning August 1, 2025. She was able to get me a portable air conditioner that afternoon. The apartment was still 90 that Friday night. The maintenance crew checked the air but left it running blowing out hot air. The manager Vaughn said he was going to call me Friday but he never did. I saw him on Friday in the office but he did not seem interested in talking to me.
I did everything I was asked to do and to be treated like this is unacceptable. I spent time and money back and forth trying to complete the process but I was given an apartment that was not ready. I have a portable unit and fans running 24? 7 trying to stay cool. My power bill will be more because of this inconvenience. I do not wish anything bad happen to anyone but i just need some answers and my apartment repaired. Thank you for listen and I look forward to you response.

We moved into a property owned by…

We moved into a property owned by Morgan Properties on June 7. As soon as we finished moving all of our stuff in, the apartment flooded due to a leak in the bedroom. The complex helped us and moved us to another apartment. When we moved in, I noticed both bathtub faucets were leaking and I notified maintenance right away. On June 19th, there was a leak that flooded the carpet in our 2nd bedroom closet. It ruined many of our daughter's books. Maintenance came and turned off the water to stop the leak. Now it is July 17th, the leak has yet to be fixed and the water is still turned off in our guest bathroom. The closet is unusable, as is our guest bathroom. We just want out of our lease. We did not cause the leak. We reported the everything right away, and still we are waiting on it to be fixed. Morgan properties has denied our appeal to be let out of our lease twice now! These problems are not our fault! We have two young daughters who are being exposed to mold (we have found mold under our kitchen sink, and we believe there is mold in our bathroom as well as in their closet). Mold exposure is NOT healthy. Especially for young kids. I have posted pictures and videos on Yelp of the leak and mold. WE WANT OUT OF OUR LEASE!

Refuse to communicate Unsafe, Unfair, and Financially Abusive – BE WARNED

Refuse to communicate, Unsafe, Unfair, and Financially Abusive – BE WARNED if you plan to move in Timberlake Apartment Homes.

I have lived here over 3 years now I like my neighbors, the gym and my apartment setup. However, I can not tell you how many written and verbal correspondence I have made to Morgan Properties management, Morgan Properties compliance and Morgan Properties legal and Morgan Properties Executive team with no responses. I am exacerbated with Morgan Properties locked me out of my rent portal with no policy support — forcing bank check payments traveling I travel most of the time and depend on making online payments. They have took me to court almost monthly for 2.5 years, charging $180+ fees each time on top of the late fees due to them unlawfully and illegally locked out of the online portal preventing me of making payments. I’ve paid over $13,000 in fees while: Elevators broke constantly (I’ve been stuck inside!),Call box never worked (zero building security),Mice in my unit and toilet running for weeks increasing my sewer bill.

Now they’ve forced me into a $70 internet plan from my $25 a month plan and service is worst. Moreover, I can not receive any refund for lack of service due to bulk services. This is systemic, not personal.

Frank the Maintenace man came in to fix…

Frank the Maintenace man came in to fix some blinds that needed to be replaced at a timely fashion and was also able to tell me what color my walls were so I could get some paint to touch up a few things! I lived here years ago in 2018-2019 and was happy to see a familiar face that i could trust to come do work inside my home:)

Over priced!

Over priced!! And why are we paying for the entire building for their boiler???? That is an extra $200 we pay with our rent and this company allows the complex to keep the pool closed for THREE days out of the week for the summer. Poor kids can't swim mon-wed! WHY??? ARE YOU THAT CHEAP?? Make us pay so much money but won't pay for 3 days to have life guard. The amount of money we pay. Everyone should be at the pool everyday at Chesapeake Glen apts in Glen Burnie Maryland!!! Is the staff trying to pocket that money for themselves? Also this company allows the complex to charge for guests at the pool?? Don't we pay enough? Why are you charging for guests but won't let us in mom thru wed??? We were told no one utilizes the pool those day?? WHO DOESNT??? Because so many amy children and parents I have heard complained! Also, what about new incoming tenants ?? They probably will utilize the pool!!? Almost $1600/mo everything should be included like the water, sewer, and gas! And why is that even on thag separate bill?? That's part of the G in BG&E bill!! Are we paying that twice?? And why is the boiler not part of the electric or gas bill...how the heck is that whole separate bill??? This is porr business for apts! You want people to make THREE TIMES the rent but then charge them for even more than what they can afford for two separate bills that have to be paid when the rent is due but let allow THREE DAYS for the pool to be closed!!! DO. BETTER!!!

Not just one experience

Not just one experience, but overall experience. My maintenance and office people are VERY nice. I trust and like them. But Morgan Properties huge increase in rents and then adding on fees (!!!!) show little care for the people who live there. It's way over the rental % of our area and of the US in general. I have lived in apartments for probably over 40 years. I have never had to pay water, sewage, trash as separate items.

the snow removal recently was not acceptable. the streets were not plowed in a timely manner for people to get out of the apartment complex to go to work. The sidewalks were not cleared nor salted. this should be done before the morning commute hour. AND there is a snowplow sitting in front of the apartment office!!! It sets up a dangerous walking situation both to get to your car and to try and take out your trash. The snow was above our ankles and you couldn't see curbs and medians.
I have enjoyed living here and think Rachael and Melissa do a great job. But I am losing trust in Morgan Properties as a whole...do you really care about the people to whom you are renting?
I prefer this feedback to be anonymous!!! so I hesitate to share some of these things. I don't want to cause trouble but I think you should know how low the trust factor is.

Discrimination and Unprofessional Behavior from Assistant Property Manager

My experience with Natasha Chamberlain, the Assistant Property Manager at Park Towers Apartments in Richton Park, has been extremely troubling. After I experienced a medical emergency in August 2024 related to my autism, she issued an eviction notice while I was still hospitalized, despite being informed of my condition by emergency personnel.

Since then, my rent payments have been refused, my portal access revoked, and my September rent was refunded without explanation, leaving me unable to pay that month. Maintenance staff, under her management, have given conflicting statements about having a copy of my apartment key, raising serious security concerns.

Attempts to resolve these issues have been met with communication barriers and retaliatory demands, such as upfront rent payments and restricted services. The treatment I’ve received reflects clear discrimination against me as a person with autism and has made me feel unsafe in my own home.

I urge Morgan Properties to address this unprofessional and discriminatory behavior immediately to ensure fair treatment for all tenants.

Avoid this property if you’re looking for a supportive and respectful management team.

Webster Manor

Slums of Webster
Shootings, drugs, car break-ins, neighbor entering apartment without my knowledge or approval, installed listening device without my knowledge or permission, took a lot of extra money out of my bank account without knowledge or permission, maintenance manager nasty and clueless. Office entered without knowledge or permission while I was sleeping, scared the **** out of me. Treat residents like rats. Forcing residents to move so they can rrenovate their apartment and rent it at a higher price, even the disabled.

Cant give less than one star-but in…

Cant give less than one star-but in fairness I believe Morgan properties just acquired imperial North in Greece, New York. Sadly, the grounds and buildings all need quite a bit of work. The dog park that is advertised is full of dog feces. The gates are broken and there’s land mines throughout the entire complex where there should be grass. Someone truly needs to look into this as soon as possible as it’s becoming more than an eyesore there’s nothing worse than going for a walk and to step in multiple piles in dog poop.

Nothing but a soundl to hear

Nothing has been done since my last review. In fact things have become worse. I have "Adjusted" to the problematic charter of ongoing sound. Measurement of decipules of sound can be reached with a, VLIKE METER. I want to inform Management of this before our next intervention. This will allow time for a more thorough understanding and investigation of a tenants complaint. Rather than a dismissal of one unfounded claim of noise abuse. It only takes one to start the process of happily joining a well established and successful relationship with all in our community. Today was different I commend management for investigating. Limited amount of power to interfere is given.

Lakewood Hills Harrisburg

Submitted a request to have shower checked out for possible mold. Cris came quickly, surveyed the situation and immediately took care of the problem. Happily, it wasn't mold. Sealing/stripping was replaced and everything is great. Cris is very professional, efficient, courteous and prompt. Also came on another occasion to replace battery in the smoke detector.

We always receive prompt attention to all our requests for maintenance and the Leasing office staff respond quickly to our inquiries. Leasing and maintenance staff are very responsive, friendly, and professional.

The patio door glass shattered

The patio door glass shattered. I called the emergency maintenance office at 8:a.m. and left a message regarding the shattered glass, five minutes later Ms. Nayah is knocking on the front door. She ask me about the window investigate what need to be done and did it. She checked the shattered glass (double pane), and asked me some questions left and came back. She cleared the shattered glass from the frame, she cleaned the fallen glass up, and seal around the pane. I talked about the property and she responded pleasantly and help me understand that there are many challenges with maintaining a large property and managing said property, and for the most part the staff does work hard to make the conditions well for everyone. After hearing what she had to say I agreed with her. She got the situation cleared and clean while taking many many calls, and she continued to be very pleasant, professional knowing her job, and kind. She explained the next step for the window replacement, in addition, some blinds I needed replaced. Wow! Thank you Nayah! You are one more reason why I like Morningside Townhomes and Apartments in Owings Mills MD.

This is an honest review. To many obsessive charges and fees. If you DO decide to move, make sure you take videos because they will try to charge you so many fees depending on circumstances when the apartment was already poor. The unit i was in was not updated at all. Just make sure you do your due diligence. It’s too many fees. It’s tooo many fees with them and i wished i listened to others. Fees on top of fees. Second, they also will ignore countless noise complaints, but expect you to STILL live in those conditions and they will tell you what you want to hear and tell you things are being resolved when you literally had to deal with the same issues for months until you left. How did anything get resolved. This place is ridiculous and quite frankly one of the worse places i ever lived. When i moved in 2022, they was charging me for renters insurance when i already had renters insurance through another company. All i got was a “ SORRY”. It’s like they was super quick to give you a fee without properly making sure everything was ok. Please do your research as I wish i did before i moved in. Everything is public. Believe and listen to each review carefully

Breaking your lease Webster green NY

I actually loved the apartment and was happy with it. The main issues came with moving out and having to break my lease after losing my job. Mind you I paid my rent for the month and gave 30 days’ notice. I was not in arrears. I requested to do the “buy out” and was told no problem. But after I moved, there was no one willing to do the buy out option with me and then I was listed as “rent responsible until the unit is rented”. I explained that I had just gotten employment and wanted to make two separate payments (the fee is $3200). Despite numerous emails and phone calls I am not able to resolve this. These are corporate snakes in the grass. I am a willing tenant ready to pay and move on according to the lease I signed. I was told by the local leasing office at Webster Green in Webster NY when I asked for the corporate number to discuss it I was told by Ashley that she did not have access to the number and I should “google it.” Ashley also told me there was no way to resolve it and would be sending me to collections. Very uncooperative and non-transparent way of doing business.
