Morrisons Village Square Runcorn has…

Morrisons Village Square Runcorn has rapidly gone to the ruins, fridges are empty most of the time, limited stock on the shelves, there has been no sugar on the Costa Machine for 3 weeks now, I asked can you not use a bag of sugar for the coffee? The reply was, we are not allowed, i usually spend £30+ in there everyday before work only to find i need to go to another shop to get what Morrisons dont have in stock, its absolutely degrading by management from Morrisons to limit the stock availability, I must refrain from using that store again

Professional, friendly & supportive

My review is in relation to the Westbury office. I used the two years ago to sell my late Mum’s house and again now to agree a sale on my own home. They have all been wonderful. Kerri had dealt with the lion’s share of viewings. Unfortunately we had two buyers who lost their buyers. Kerri has been so helpful. Tanya, Kieran and Kim have also all been amazing in providing support during what has been an interesting journey.
I particularly like the fact that they answer their phone within 3 rings, unlike other agents in Warminster. I also love their videos.
I have had the pleasure of meeting David too, who is an absolute gent and an integral part of their lovely team. Lewis the office manager has also been in contact of late and provided detailed updates.
Thanks guys for everything. Keep being fantastic! I’d have no hesitation in recommending you at all.

Awful experience

Awful experience. The staff is a pest and very nasty. Completely different when they were in Kirkcaldy. That company in Cupar will go to hell soon. It’s a pity how Martin&Co changed. Once they moved to Cupar. In Kirkcaldy they were extremely efficient and friendly. Now they are going from bad to worse.

Long distance property search. Met expectations

Long distance property search.
Staff answered questions over the phone demonstrating a good knowledge of the area and an understanding of my needs. This was confirmed when I visited.
Liam was on time for the viewing and was very patient with me while I looked and asked questions about the properties and talked to people who lived in the vicinity.

I booked a valuation appointment with…

I booked a valuation appointment with them for selling my home. Someone came to visit, but instead of clearly explaining the process, they kept talking about how quickly the house would sell. Even though I had the original written valuation in hand, they mentioned a completely different price, which was very confusing. I'm honestly glad I didn’t go ahead with them. I wouldn’t recommend their service.

This company is to be avoided if you…

This company is to be avoided if you are a tenant of the St Annes office.
They are not trustworthy and are simply out to rip off tenants by charging extortionate fees for replacing locks etc. Do not trust these people to be a fair agent. They just want your money.

The Absolute WORST group of people…

The Absolute WORST group of people ever. Always so aggressive and rude for no reason. You call them on the phone and they immediately start raising their voice without bothering to listen to you. They just say what they feel like and hang up on you. If you have a choice, don’t do business with these guys. There’s something terribly wrong with the culture of the organisation. My experience was with the Cardiff Office. I sincerely hope the problem is localised and not a general issue.
In the winter of 2022/23, December to January, the 15 year old boiler in the apartment broke down and they kept putting off the boiler replacement for almost 2 months. Leaving us in the cold, literally, in the peak of winter. They only finally replaced the boiler when I threatened to report to the authorities. I cannot even begin to list my experiences here, too numerous and that’s for someone like me who has a thick skin.
If I could give a zero or negative star, that’s what they would get.

Martin & Co Rental Property

I have always found the staff at Martin & Co in Banbury to be very positive, constructive and helpful. Technically they are very knowledgeable and up-to-date about the property rental market. Thank you.

I wouldn’t even give this company 0 stars.
They don’t care about you all they care about is your money and will do what ever that they can to keep your deposit, I struggled to get hold off them for days, things where promised that didn’t happen, please be careful.
It’s sad to see Uk letting agents be like this, this is also no one will ever have there own house hold.

They don’t respond.

I got sent a video viewing and half an hour later I replied saying my friend and I are very interested and then asked about the move in date and they never replied. It’s been nearly a week and during that time I’ve emailed - no response, my friend has phoned multiple times and it’s gone straight to voicemail. I’ve then sent an enquiry on their website where it says someone will get back to me and they never have. I then saw the property was not available anymore which was really disappointing. If they weren’t going to let me rent it, they could’ve at least let me know it had gone and replied to at least one of the ways I contacted them!!

Extra bad experience:

Bad experience:
No matter how clean I have clean
The room, they always charge an expensive cleaning service.
Actually, I clean up the carpet and room without rubbish left. And the landlord should pay for cleaning service for the next tenant. I guess no matter how clean the room finally, they will charge for cleaning free.
So bad , that's why everyone left one star without thinking.

I could give zero stars if I could!

I could give zero stars if I could!

Martin & Co Leamington Spa attempted to deduct 90% from my tenancy deposit based on fabricated and dishonest claims — including a "hole in the wall" that didn’t exist, carpet stains that were clearly documented as pre-existing, and a cleaning charge despite the check-out report stating the property was “cleaned well, my favourite was £175 for gardening for 'half of days work' to the 3m2 back garden where grass was cut week before we moved out. What type of gardener do they use which charge 175 for HALF of days work?!

They ignored emails for weeks, then suddenly invented these claims after I escalated the dispute to the Deposit Protection Service (DPS which meant I need to get Solicitor involved).

Funny thing is that the day after we moved out, their own 3rd party company came and did inspection, produced a report that literally said 'property is cleaned well'. 3 weeks later I found out that there is hole in the wall, stained carpets and other major damages that suddenly appeared and their greedy landlord wants most of my deposit.

When asked to provide evidence, they submitted nothing — and the DPS refunded me full amount by default because Martin & Co couldn’t back up a single claim.

Their actions caused unnecessary stress, delays, and legal hassle — all in an attempt to exploit the deposit process and intimidate me into accepting false deductions.

This was not a mistake — it was a calculated abuse of the system. Tenancy in Warwick ended 28th of April 2025 and only today 15/07/2025 I got my deposit money back

I’ve filed formal complaints with The Property Ombudsman, Propertymark, and Trading Standards, and I will encourage other tenants to do the same.

If you’re thinking of renting through Martin & Co Leamington Spa — document everything, expect dishonesty, and prepare to fight for your rights.

Avoid them at all costs. I saw there on Google that they play stupid and reply to 1 star reviews that they have no record of tenancy. Well we lived in Warwick, CV34 area for 1 year Serena Nun was the property manager, Lieann Robinson their administrator that we mostly contacted with during tenancy which were also unhelpful. If anything breaks, good luck trying to get it to sort it out.

I will be taking this further to property ombudsman.
Don't rent through them unless you absolutely have to.

Lack accountability and responsibility for issues they have caused!

My partner and I moved into our flat in April 2025 and this has been our first tenancy experience. It's fair to say that during our short time with Martin & Co, we understand why there are so many negative reviews as they are not helpful whatsoever!

Our property manager Shanti over at the Harborne Office has not been supportive whatsoever. We pay a decent amount for where we live including a parking space in underground parking yet received several PCNs from the third party management team over not displaying a permit. A permit which Shanti NOR her team informed us about when we moved it and failed to disclose that the previous permit had been taking by the previous tenant (which we found out from another member of staff). Shanti had told us several times she will sort it yet we had to continue to chase her as nothing was getting resolved. In the end she advised US to appeal the fines which were not fault of our own as she said we shouldn't have received anymore after she ordered a new permit.

We lost the appeal and now expecting to pay £300 yet Shanti is saying Martin&Co are not liable nor are they willing to waive this from the rent. We visited one of their local offices and a member of staff agreed it was no fault of our own and it is not reasonable for us to pay yet Shanti has no compassion.

As new tenants who have only been there a few months this has completely ruined our first flat experience together and caused nothing but stress chasing fines because they didn't simply inform us of the permit at the start. Martin&Co have a real issue with taking accountability and responsibility for their own actions and poor service

What a terrible experience

What a terrible experience. Free management fee for 3 months didn't disguise the fact that at every opportunity the Aberdeen office wanted to add charges. 1. Needed a fixed heating system which was purchased and as per the law should be fixed wired. Electrician just hooked the 3 heaters up to the wall and plugged them in 168 quid for hanging 3 heaters. 2. Deep Clean before tenants moved in (not that it needed it) 158 quid. Tenants left before end of 1st month (other offer elsewhere) left the place dirty Martin and Co said we couldn't deduct it from deposit to dep clean again. Martin and Co also took the set up fee which was not a small amount of money then because tenants left after 30 days said we would have to pay another start up for the next tenants. I calculated that this business model I'd lose around 3 grand a year and not make a penny on the rental. To top it all despite an inventory check prior to occupance and one after (which we were charged for ) when we got the keys back one didn't work and some sidelights were missing. Really shoddy experience I'm now just going to leave the apartment empty it's cheaper.

Excellent and Professional

Kerri was fantastic on my first viewing and arranged a second viewing really quickly when requested. Kerri was very professional throughout.

Louis is also amazing when facing some complications with the purchase he got straight on it and put me in contact with relevant people.

Fingers crossed the purchase will go through quickly now.
