False information

We purchased a timeshare at Sheraton Broadway Plantation in September 2014 and have been trapped in a contract based on false promises ever since.

In October 2022, at ages 69 and 72, we attended a sales presentation hoping to EXIT our contract due to retirement and the need to reduce expenses. Instead, salesperson Johnny Bryant and his supervisor Josh Poole pressured us into an upgrade during a presentation that lasted over four hours.

Mr. Poole made two explicit promises that convinced us to sign: First, he stated we could cancel the contract after one year by simply calling the office. Second, when I specifically asked to protect myself and our children from liability, he agreed to place the contract solely in my husband's name.

Both promises were lies.

After more than a year, my husband called to cancel as promised. He was told no such option existed. We now realize this was a deliberate deception to secure the upgrade sale.

We continued making payments in good faith until February 2025, when we finally stopped the automatic withdrawals. We're still receiving bills for maintenance fees and membership dues.

For over a decade, we've endured constant pressure to attend sales presentations during every visit.

We were misled by your representatives who made false commitments they had no intention of honoring. This is not how legitimate businesses operate.

We strongly advise others to avoid Marriott Vacation Club timeshares and scrutinize any verbal promises made during sales presentations. Get everything in writing, though based on our experience, even that may not protect you.

DON'T BUY! Not worth $$!

DON'T BUY! LIES! You've heard this said a million times TIMESHARES ARE RIP OFF, I'm hear to agree and PROVE IT. We researched 20+ timeshares before buying MARRIOT TIMESHARE. I'm hear to tell you, even the BIG ONES LIE! They sell you this TRAVEL THE WORLD package. We owned for almost 10 years and I'm here to tell you DON'T BUY INTO THE LIES! We (family of 4) have traveled many places around the WORLD before we bought so I know how traveling on CASH can cost.
The SALES PITCH is save with us! NO! LIES! I had 10 Years in and no matter what they kept adding to the portfolio NOTHING SAVED US $$! Let's take trading resort to BONVOY points....50 per 1 yep sounds great...BUT how many BONVOY points get you 1 night in a HOTEL 25,000-150,000 for just their lower to middle class. Ritz was 300,000+ LAMENS TERMS your giving up WEEK at 2/2 resort with full living space for HOTEL ROOM FOR 2-3 NIGHTS. You say FLIGHTS! OK let's run those #s too because I DID. You give up $6000 annual fees in points(7000) for DOMESTIC FLIGHT $300-400 value in flight points. You get where this is going? I even ran cruise ship exchange too $7000 for $3000. DON'T BUY TIMESHARE EVER!

There are many misleading details they provide to get you to join
It’s a horrible value

BUYER BEWARE

BUYER BEWARE! Stay away from MVC! I was badly injured on their property by a serious infestation of bed bugs, which I was severely allergic to. The management refused to speak to me and their insurance company stalled to try to use up the statute of limitations, and, then they ghosted me. Their Customer Advocacy department is your enemy as an owner. Luckily I filed a lawsuit in time and requested a jury trial. I can’t wait for my day in court because when the jury learns how negligent MVC was, how badly they treated me and how I was injured, I expect to be properly awarded. My advice to anyone dealing with MVC- if you are experiencing any issues whatsoever, hire a lawyer!! The legal system is the only way to deal with this despicable company. If you are on their property and experience any problem, call the Police and get a police report and have the authorities get involved. It doesn’t matter how many points you own, even if you are Chairman level, they will do everything in their power to avoid your issue- big or small. They definitely need to be investigated by the government and eventually, I think that their sketchy business practices will be exposed. Don’t sit back and accept what they tell you: file a lawsuit against them because it is the only way to deal with them! For anyone who is considering buying, I suggest you save your money. Instead of paying MVC, it’s quite easy to go on Redweek, Koala, Airbnb or VRBO to rent someone’s week or even buy a resale for very cheap.

Intended to keep consumers from being taken advantage of!

In response to Marriotts comment regarding my review I made 6 days ago my review is based on experience and I've spoken to not one but three members of this organization whereas although they agreed with my experience being one who did not receive full information during my initial promotional spill. There was nothing that they could do regarding the lack of full transparency with the truth about this timeshare scam. The only thing that this company can do for me is to cancel my contract based on the lack of full transparency during my initial promotional meeting or with the team.
As I indicated before and I will continue and that is to keep others from being taken by this company whose objective in my opinion to take advantage of people by not telling them the full truth because they know if they do no one would buy into this scam.

Our experience with Marriott Vacation…

Our experience with Marriott Vacation Club has been extremely disappointing. We made our initial purchase in Aruba in February 2020 and were persuaded to upgrade in Florida in April 2023, spending approximately $45,000 in total. The sales representatives—including Heather Pascoe, Rich King, Simon Neas, and Brian Simon—made numerous promises that ultimately proved to be false. We were assured that this was not a traditional timeshare, but rather a flexible investment that we could easily resell to Marriott or on the open market at any time. Rich King even personally promised to help us sell weeks to cover our mortgage and maintenance fees. They also claimed the 2023 upgrade would resolve all our booking issues and guarantee us access to any Marriott, Westin, or Sheraton resort whenever we wanted to travel. None of these assurances turned out to be true.

Despite the costly upgrade, we still cannot book the resorts, dates, or unit sizes we need. We have never been able to sell our ownership despite multiple attempts. In five years, we have only managed 25 nights of actual use and had to spend an additional $4,000 on Encore packages because the points system they promised would work simply does not. The sales presentations lasted over four hours, with persistent pressure from sales representatives. During the 2020 presentation, our driver’s licenses were actually confiscated and we were not permitted to leave, leaving our young daughter unsupervised at the pool, where she suffered a severe sunburn. After the 2023 purchase, we tried to rescind the contract twice; although we were told a case would be opened, no one ever followed up.

This has been a devastating financial mistake. We strongly caution anyone considering Marriott Vacation Club to think very carefully before signing anything.

I purchased a Sheraton Flex timeshare…

I purchased a Sheraton Flex timeshare during our family vacation in Florida after attending what was promised as a 60-90 minute presentation. Instead, we endured a exhausting 3-hour high-pressure sales pitch where multiple representatives tag-teamed us, refused to accept our repeated statements that we couldn't afford their packages, and even confiscated our IDs upon check-in to make it harder to leave. They manipulated our stated $300 monthly budget by restructuring payments and downplaying the true costs, glossing over finance charges and maintenance fees. Most concerning, a salesperson privately told us we could rent out reservations for profit to cover our costs but instructed us never to mention this strategy to anyone because "corporate doesn't like us talking about making money." After three hours of pressure, we were rushed through signing a 38-page contract in just 10 minutes while being told we'd lose bonus points if we didn't sign immediately.
The reality has been a nightmare. The actual monthly cost far exceeds what was quoted once maintenance fees are included, and those fees have already increased beyond the original contract amount before we even used the ownership. We've spent nearly $14,000 and have only successfully booked one vacation, as most desirable options require far more points than we own. The promised benefits and Abound wristbands offered minimal discounts available to any hotel guest. This program has provided zero value to our family and feels like nothing more than a financial trap secured through deceptive practices and deliberate omission of material facts. I strongly urge anyone considering a timeshare purchase to walk away.

Do NOT purchase with Marriott Vacation…

Do NOT purchase with Marriott Vacation Club!! Don’t do it! Remember, they are sales people and more than likely have quotas and will tell you anything. It’s all wonderful and positive until you buy, then it all falls apart. Almost everything they tell you is not accurate and by the time you realize you can’t utilize the ownership how you thought you could, the 10 day return period is up and you’re stuck! And trust me, they don’t care if you’re happy after that because you already paid, getting out after that 10 days just costs you more money and is a hassle. Your little bit of deeded ownership isn’t anything they care about because they just keep on selling everyday. You have to keep up with the fees or ruin your credit by walking away and losing it. This is why most people just let Marriott take it back. Their resale is joke, they don’t help you get rid of your ownership. They make everything sound so easy and practical but you really truly don’t get what they claim to be selling. Run and don’t look back! Marriott should be ashamed to be selling these with their aggressive, untruthful tactics. I honestly had more faith in the company and that makes it easy to fall for their lies.
Oh, and if you do end up ignoring all these warnings, make sure you ask what year you can start using your points! You may come to find out that you can’t use it for an entire year after paying all of that money!!! Ask for a full date including the year!!!
***In response to Marriott’s reply to this review, I’ve already spoke to Marriott before I wrote the review, you can’t help anyone after the first 10 days as per your refund policy. It’s either lose all the money paid or keep the purchase. No one wants to lose that kind of money. You weren’t honest and forthcoming about a lot of things but the start year is most egregious. And most of that info comes after the 10 days. So typing a standard reply to a bad review really doesn’t do anything except make future buyers checking reviews think you might care. ***

Constantly ignores paying customers

MVC does not care about treating customers with respect. It starts with how they don’t care about being honest to potential customers during the sales process. Then it goes into how they are willing to sell to people who don’t have any business buying a timeshare. Then they hide how much the timeshare actually costs. Then they NEVER answer you when you reach out about your problems. They have no problems cashing checks, but they can’t bother to give you the time of day. It’s awful. There is no excuse for it. These people are the worst when it comes to taking care of folks.

Do Not buy into anything Marriott Vacation Club offers

My friend who is a member of Bonvoy received an invitation to stay at Marriott’s Shadow Ridge in Palm Springs. Their sales team promised to accommodate 4 people with two queen size beds and a kitchen. When we arrived, we found one king size bed in our room and no kitchen. We called the club and complained and asked to be properly accommodated. Instead of helping us, they called us bullies, lied to us, called security om us and refused to help us. I would never recommend anyone to buy their time shares. It's all a lie, whatever is being promised. Horrible customer service, lack of compassion. All they want is your money. Please don't be ignorant and stupid and allow them to take advantage of you

First this has turned into a big time…

First this has turned into a big time Ponzi scheme. They keep increasing the number of points needed to book premium locations. The condition of the Kauai Beach Cub for example have deteriorated and the fees at the resort have increased dramatically.
I’m trying to terminate my membership with them and paid up front $800 in fees. Now they want me to pay next year’s maintenance fees which I can’t afford and had high additional assessments. They delayed the paperwork so they could try to upsell and insulted me when I refused.
It’s impossible to speak to a live person. The great name of Marriott’s is going down hill rapidly and the vacation division appears to be run by con men and charlatans. I will not pay their fees and they can try to sue me.

Me and my wife have been marriott…

Me and my wife have been marriott vacation club owners about 13 years, and it use to be pretty easy to book a place to go on vacation until about 5 or 6 years ago. Now they are over selling to everyone that owns other properties they have purchased, we can't even go places now in a year advance cause their completely booked up. If you wanna pay with a credit card, then they have rooms available. They lie about a buy back program. Which they will. Ot buy back your points. You can't use your points cause you can't ever book a room unless it's during hurricane season. They charge around $22.00 a point and you can easily book 2 vacations a year paying for it yourself, cause your maintenance fees are more than the 2 vacations cost you if you pay for them. The quality of the resorts of marriott have really went downhill since they started purchasing other brands out. I strongly suggest and urge to never ever purchase this scam, cause you ll come out way ahead if you go a different route

Unable to use resort credit

Subject: Formal Complaint Regarding Inaccurate Information Provided by Representatives and Abrupt Change in Resort Credit Policy at Marriott's Canyon Villas (Reservation # [Your Reservation Number])
Dear Owner Services Management Team,
We are writing to formally express our profound disappointment and frustration regarding a recent experience at Marriott’s Canyon Villas in Phoenix, Arizona, from November 18–20, 2025, and November 23–24, 2025.
We are long-standing owners with the Marriott Vacation Club and expect a high level of service and reliable information from your representatives. Unfortunately, the service we received led to the disruption and cancellation of our anticipated vacation.
Timeline of Events and Misinformation:
Early September 2025: A representative informed us we had expiring points and confirmed we could use Club Points for resort credits covering spa treatments, golf, and dining at Marriott’s Canyon Villas.
September 17, 2025: We booked two separate villa reservations specifically based on the confirmation that these amenities were redeemable via Club Points.
October 2025 (Date approximate): We called MVC Owner Services again to book specific activities (spa, golf, dining). The representative reconfirmed all activities were eligible for resort credits at the value of 325 points for $110 USD. We were advised to finalize the point transfer with the on-site concierge upon arrival.
November 18, 2025: Upon check-in at Marriott’s Canyon Villas, the concierge abruptly informed us that a "new policy change effective November 1st" meant resort credits could no longer be used for spa, golf, or restaurant charges.
The Impact of This Failure in Communication:
We flew from Chicago to Phoenix specifically for this vacation, having made extensive plans based entirely on the information provided repeatedly by your Owner Services team. The resort amenities were the primary reason for choosing this location. Discovering upon check-in that these services were suddenly unavailable via the agreed-upon payment method was unacceptable.
The situation was exacerbated when a supervisor suggested we should have checked the Marriott Vacation Club website for updates, a website that is notoriously difficult to navigate, slow, and poorly laid out (a widely held sentiment among owners). It is the responsibility of MVC to communicate significant policy changes clearly to owners, especially when actively providing owners with information over the phone.
Desired Resolution:
We request the following actions to address this service failure:
Reimbursement of All Points: Please return all Club Points used for both reservations (Nov 18–20 and Nov 23–24) to our account immediately, given we were forced to cancel our stay due to this misinformation.
Formal Apology: We require a formal acknowledgment and apology for the misinformation provided by your staff and the failure to communicate a critical policy change, which resulted in significant inconvenience, wasted travel expenses, and a ruined vacation.
Compensation for Travel Disruption: We incurred travel costs (flights from Chicago) and significant stress based on the reliability of the information provided by MVC staff. We request a goodwill gesture in recognition of the substantial disruption to our plans.
We trust that Marriott Vacation Club values its members and will take this matter seriously. We look forward to a prompt and fair resolution. You may contact us at the details provided

JAN 8TH- Contacted by Marriott Vacation Club. They apologised and put my club points back in service until next Dec. 31st 2026- I am happy with the resolution.

She responded dismissively and blamed me for not reading all the fine print in our contract when we were being rushed through the signing up process. She didn't care that the sales rep failed to mention any of the things we were concerned about and she decided then that she was done with us and closed our file. No effort was made to even attempt to make things right. Most companies would rush to apologize and try to make things right. but not MVC. Her responses to my concerns were cold and uncaring. MVC is without a doubt the single most sinister company I've ever dealt with. Their customer service teams treat customers like their enemy.

We purchased our first timeshare from…

We purchased our first timeshare from Marriott Vacations in 2016, enticed by claims of a resort "inside Disney." We later learned it was simply near the Disney entrance, a significant misrepresentation that should have been our warning.
The problems escalated from there. One year later, we attended what was advertised as an "owners' meeting" in Orlando, which turned out to be another high-pressure sales presentation. We were convinced to upgrade with promises of more vacation time and space. Our annual maintenance fees skyrocketed from $1,000 to $2,500, an increase never clearly disclosed during the upgrade process.
When we attempted to address this financial burden at a subsequent meeting, we explicitly stated our concern about maintenance fees and requested to explore reverting to our original plan. Instead, we were led to believe we were signing a new contract with the same monthly payment but lower maintenance fees. Months later, we discovered we had TWO separate mortgages and TWO maintenance fee obligations, the exact opposite of what we understood we were agreeing to.
After another attempt to resolve this nightmare, we were told the only solution was to consolidate everything under one mortgage. We now pay over $12,000 annually in mortgage payments plus $4,200+ in maintenance fees, yet we can barely afford one vacation per year.
Adding insult to injury, we were repeatedly assured these were member-only properties and "excellent investments." We've since found identical accommodations on Priceline, Travelocity, and Expedia at deeply discounted nightly rates.
We've been consistently misled with deceptive sales tactics, hidden fee increases, and contracts that bear no resemblance to what was verbally promised. If you're considering buying from Marriott Vacations, run the other way.>

The Marriott Vacation Club unjustly…

The Marriott Vacation Club unjustly foreclosed on my timeshare. Despite paying it in full and having all my mail forwarded, I never received the maintenance fee invoice. They didn't even bother to email me. This constitutes a fraudulent practice within the industry.

Lack of customer service or compassion.

Lack of customer service, paid $1000 for an encore package and was unable to use within the expiration date due to a family medical emergency in the last 2 months and they could not offer a refund or extension on the package date. I called 4 business days past the expiration date and they refused to offer any flexibility. Poor customer care.
