I had an encounter with one of the…

I had an encounter with one of the person that works for this company. He was driving SW74AVP. No manners and totally ignored any of the road safety rules. I would never deal with these if they do not employ respectful and secure people who follows UK road rules. Almost tried to go over my car by cutting off from a wrong lane.

I have recently considered the purchase of an apartment at County Hall in Kingston upon Thames and had the pleasure to deal with the sales team there, in particular Katie, who was extremely accommodating and pleasant throughout the whole transaction!

Water leaks, water leaks and even more water leaks

It is indeed the company that makes the difference - just not the way you want.
London Square is very good at selling you the image of the dream home, and admittedly they are quite good at adding those little features that make their developments quite desirable. Kitchen? Looks fancy and comes with an integrated hot water tab. The ceiling of course not without integrated loudspeakers... Their show apartments are nice and fancy and their shiny brochures leave nothing to be desired.

The whole picture changes once you move in and issues start to appear, that first little drop of water. The site in Bermondsey has water leaks like it's going out of fashion. London Square is quite responsive when it comes to making little things right at the beginning. Door handle needs replacing? Not a problem. Paint in one of the rooms looks a bit shoddy? Not a problem. You will find leaflets in the post asking for positive reviews in those first few weeks when you are happy that you have your own home and that the shoddy paint work has been fixed. And at some point the issues start and you'll find that any issue that needs dedication, a bit of an attention span and quite frankly a bit of work and London quare will deny and ignore.

The customer service is ignorant, incompetent and blocks any attempt for constructive cooperation and you will probably be forced to become quite hands on to fix defective workmanship that they probably should sort out.

In summary, purchasing from London Square comes with a high risk for frustration and I would never by from them again. Ever.

Bad quality building work

Bad quality building work, poor customer service, same as other reviewers : drainage problems, hot water problems , everything and anything they did is appalling! We found greggs wrapping paper and lots of construction mess under bath when removed panel.

If you want to suffer from being…

If you want to suffer from being discriminated on receiving aftersales follow up within the first 2 year’s builder warranty period, you may consider buying their development.

They will help some house owners on fixing floor problems but rejected to help you.

Very disappointed! Customer service team head will not relate your problems, and what can you expect from the team?

Rip off

Oh where to begin?

When we started buying the apartment, all the way through to close, we had nothing but amazing things to say about London Square. We're talking red carpet treatment and nearly daily updates. Champagne and other treats made us feel warm and fuzzy inside.

Since the sale has been closed, the residents and I feel so incredibly let down. Construction was promised to be completed a long time ago, yet the work drips on and on. The communications are aweful, and when we do get communication, the emails are somewhat curt and almost never offer concrete expected completion dates. Where dates are provided, they are always missed, without exception.

The construction is disruptive. Some of us are still homeworking since COVID days, and construction can be quite noisey. Little effort is made to reduce the noise.

Our windows are filthy from the construction, and they have NEVER been cleaned (external parts). London Square will say that is the responsibility of the services company, but that is another sore point that I will cover shortly.

A number of residents are living with outstanding snags, including living with perpetual smell of sewage, hot water outage, and heating problems.

And we have real security concerns too. The bin room doesn't lock and has become a homeless shelter.. Needless to say, some residents are quite frightened. We have had unauthorised access to the building and parcel theft. Naturally the CCTV wasn't retained and so the police cannot investigate. While there is access control on doors from the stairway, the lift is free for all, so anybody that makes it past the reception has free roam. Non-residents have access to our premises, despite being marketed as secure and private.

And who knows how they landed on the managed services company. Certainly no due process or due dillgence was carried out. Clearly there is some relationship going on between London Square and the services company. What little is known of them on the web, the information is outright negative. Looking at their company, it seems so very likely that they do not have the resources/capacity to manage this site. The services company don't appear to have any responsibility to report on their actual performance / service levels, yet residents have to pay and may not challenge the amounts paid.

The list of issues are endless, and a number of us have complained to London Square, some quite routinely. The residents are fed up and starting to probe complaints procedures and regulators. We feel let down, unsafe and frankly, ripped-off.

Don't be fooled by London Squares marketting and sales fluff. Don't be drawn in by their architrectural awards. Rather spend a little less and buy something from Ballymore. At least then you spent less and you can expect bad service.
