The Team at LGI Homes were awesome!

The Team at LGI Homes were awesome! They had all of the answers I needed on the spot, and if there was something they didn’t have an answer for immediately, it was just a quick phone call and they had it. I definitely recommend them to anyone purchasing there home!

LGI Homes doesn't care about their customers

LGI homes had many misteps during my recent sales process. I'm an out state virtual buyer.
It took LGI 14 days after closing to finally mail me my keys. During this 2 weeks they ( Danielle Welch/ and mgr CJ Johnson) kept giving me the run around.

I tried to escalate this issue with the COO Mike Snider, but after several emails, texts, and calls to his work cell phone he did not attempt to reply. Mike's blatant unresponsivness proves that LGI homes doesn't care about their customers.

I've also left voicemail messages on LGIs corporate phone (281-362-8998). No matter how many extension you try, no live person answers either. And my last voicemail was never returned with a call.

Super frustrating and agrivating process with LGI. I hope nobody else goes through what I have.
Home buying is already stressful without the added ineptness from various people at LGI Homes.

Buying a home with LGI has been a…

Buying a home with LGI has been a nightmare. There were so many things in the home that needed to be completed, work orders that needed attention. But LGI kept marking them complete without even addressing the issue. They don't answer calls or return calls. This has been so frustrating for me. It's been over 6 months and they have not completed the work orders.

We bought an LGI house as the second…

We bought an LGI house as the second owners so I can't tell you how they are to "buy" from, but I can tell you that they cut corners and it seems like they use building codes more as guidelines than minimum requirements.

Put more thought into designing your homes.

The shower stall is so small it excludes handicapped and elderly persons who need to use a bench seat. I would gladly give up some closet space so my brother, who is paralyzed, can take a shower. The architect needs to keep in mind not all home buyers are able-bodied.
The living room window is a fixed window and can not be opened for a nice cross breeze. I have never lived in a house where main windows could not be opened. It seems not much thought was put into the designing of some of these homes. When installing sewer lines, plumbing straight across the middle of the back yard is very inconvenient for people wanting to put in underground pools.

LGI Homes did an AWESOME job!

LGI Homes did an AWESOME job of building our new home! Unlike many other builders in the area, LGI Homes did not charge us any more money even as the house appreciated in value and their costs increased due to inflation and supply chain issues,. Eric Brotz, our salesman, kept us informed every step of the way, and after we closed on the house, Mimi, our construction manager, made sure every detail on the house had been taken care of. The warranty ticket process is easy and LGI Homes has been very responsive. My wife and I are grateful that we can begin our retirement years in such a beautiful new home. Finally, I am grateful for our real estate agent Analise Pavlisin, who found LGI Homes for us in the first place. Originally, we had been looking for older homes, but she discovered that a brand new LGI Home didn't cost much more! Forget about those negative reviews because LGI Homes is the real deal!

Still Happy After 1 Year

Just wanted to give a 1 year update. After being in my home for a year now I just wanted to say that I still love my new home. No major problems arrived during my first year. Only issues were minor cosmetics and the Post Construction manager Sam Johns took care of all issues. I had a minor issue with armyworms in my yard and Sam not only told me what would get rid of them but he brought me the pesticides to get rid of the pest. You can submit a claim via the customer portal but to be honest any time I had to text Sam he was always there and responded promptly. He was always approachable and just a good guy that I would always vouch for. I took precaution and got my home inspected before the year warranty was up and nothing was found which made me very happy. I'm .happy with my home and more than happy with LGI customer service

I've been in my new home for a little under a month and I just wanted to take time and say that my agent Brandon Mulenburg did everything he said he would do. He was with me every step of the way and provided answers when things got confusing with the mortgage process. He is a man of his word and very trustworthy. After moving in Cameron King the construction manager is very helpful and nice. Even though he has a lot on his plate, no matter when you reach out with questions or concerns he will respond back with an answer. He will make sure your home is perfect. If I had to do the entire process over again I would go still go with LGI Oak Ridge. My family and myself love the beautiful community and our Dream Home.

The worst home buying experience I have ever had....

If I could give 0 stars, I would... the entire process of purchasing my LGI home was a nightmare. I felt bullied the ENTIRE time. The first red flag was the fact that they expected me to go 45 minutes out of my way on several different occassions (to submit an offer, to meet with their lender - even though I had my own, and to close on the house). The second red flag was when I was told that I had to meet with their preferred lender within 4 days of submitting my offer. After my realtor told them that I was not willing to drive 45 minutes to their office, they made an exception and let me drive 20 minutes to their other location. When I arrived, I was put on a video meeting with their lender who is out of state. I could have stayed home and saved my paid time off from work to have this video meeting. I asked several times if I was "required" to use their lender and they never answered me... The third red flag was after I told them that I was sticking with my lender since I had a better interest rate and I was already pre-approved. They then called my lender, talked badly about my realtor and gave unrealistic deadlines. The best part was when LGIs new home consultant told my lender that if he didn't meet their deadlines, they would back out of the agreement and keep my earnest money. The home didn't appraise. When we asked LGI to drop the price $6K to the appraised value, they said no immediately. The bottom line is that they do not care about their home buyers at all. They care about money and im sure they get plenty of it by scaring people in to doing whatever they want. I will never buy an LGI home again after this experience.

Horrible customer service and follow up…

Horrible customer service and follow up on warranty issues. I filed a warranty claim in June 2021 for the AC unit on my brand new home. It is May 2022 and the warrant work order has not been completed. In addition, the construction managers and warranty supervisor refuse to communicate through any other means than a phone call. They do not answer their phones and their voicemails leave zero information, making it impossible to get anything scheduled. Incredibly unprofessional.

LGI Homes 5th Plain Creek

My family bought an LGI home in the 5th plain creek neighborhood for our very first home. The process was pretty much what we expected. Knowing that we were working with a sales team and not a buyers agent, we made sure to do our homework and compare what we were getting to what else was available on the market. The warranty that came with the house was a big part of why we decided to move here. Working with LGI and their loan partner was a pretty good experience. Some of the final numbers weren't quite what was originally discussed. This was frustrating but not much worse than negotiating with a traditional seller, and from what I understand, a pretty standard part of buying a home. We probably could have gotten a slightly better rate going with a different lender, but it was worth it to us to go this route so they would cover our closing costs. Really the only problems we have are things that were overlooked by the construction team. There are a number of floorboards that feel almost like a sponge when you step on them (both downstairs and upstairs). Because they move when you step on them, the boards creak. We were told that the creak would go away and that was just because the house was settling. Maybe some of the noise is from the house settling, but the floorboards are uneven/spongy in several spots and I have a feeling this is something that isn't going away. There were pre-drilled holes for the wire shelving in our bathroom that were too short for the shelves that were used, so we have a number of holes in the drywall that were left after they installed the shelving. We noticed after about a week that a lot of our paint inside was cracking in the corners, not a huge deal but that mixed with some of the cracks in the drywall and the floor issues, it feels like the building process was rushed. It doesn't feel like there was as much attention to detail as what you'd expect for a brand new home. We've also noticed a lot of ants now that we've been here for a month or so. This probably has nothing to do with the builders but we will need to have someone come spray because they are all over. We didn't realize the post our gate was attached to had a crack in the middle of it. Our nephew tried to "ride" the gate, and it ripped off the post basically splitting it in half. All in all, we love our house. We wish there was more attention to detail for what we paid and for this being brand new, but we are excited to really make this house our own and make memories for years to come.

Absolutely horribly built homes

Absolutely horribly built homes. We couldn’t even plug in any electronics because the electrical work was so bad. They take forever to help you, and get an attitude when they have to help. The executive builder Aaron Jordan is the rudest person you will ever speak to and knows these houses are cheaply made, but makes it seems like it’s your fault somehow.

We just recently purchased our home and…

We just recently purchased our home and everything went great up until we moved in. Their is still a lot of issues with our house from A/C to the water pump, brand new house with all these issues. They build these houses so fast that their main focus is production and not making sure everything is done right. I would not recommend buying there houses.

Wish I could give them a no star rating…

Wish I could give LGI homes in Fredrick Co. a no star rating we have bad credit due to my identity being stolen and when husband lost job due to injury and surgery being out of work for almost a year we lost our van so that hurt us too when our lease was up we left our horrible apt.complex due to how they treated us ended up in hotel with 3 kids found lgis add on apts com and was so excited it stated we work with all credit types no credit bad credit no problem no money down no problem it was like a blessing had been sent called they gut named Dustin said they didn't have anything available to help us right then but call back in about a month and they should have something in the area we needed so we did but need up having to meet with a guy named Brad and he was just DUMB and somewhat RUDE he didn't give us any info and basically turned us down said we didn't qualify and when we got our credit score up we would meet the qualifications for that community so about a month later we are still in hotel see Dustin's add in zillow with his ext and no monet down all credit accepted big weekend called got some lady set appt. Went and actually met Dustin he gave us some info but once again was turned down because we had bad credit and no money to put down if we had 10,000 qe could forgive the bad credit or if we had a family or friend with good credit who would be willing to cosign but we were told no then last week I see Dustin's ext. on add saying Bad or no credit but $1000 down gets you into any home so I want someone to contact me and tell me what the hell is up with this company are you just scamers or do you really help people do you work with people who have no credit bad credit and no money down and what is with the $1000 down because that was never brought up to us

They’re very kind, that you will sign your life away! Be careful, and buy smart!

The guy my sister and I dealt with was very kind and sweet that we neglected all signs. The Sales Professional ( Abel Castillo) rushed my sister (28 yrs old) and I (26 yrs old) into buying $1000 money order from Walmart (he took me and stood there while I bought it and took it from me). We told him that our maximum monthly mortgage payment is $1300 and he agreed, and he assured us that we will get our money back if we don’t find anything that we like. All the houses were high, but we had the understanding that he was respecting our wishes. He had us to sign documents while telling us what it’s and we believed him and signed away. Later on, Abel hit us with our monthly mortgage being $1800 and was convincing us that we could do it. My sister and I buckled down and told him “no” but we appreciated him for trying for us. Abel later told us to come and retrieve our $1000 money order. He later told us that the manger would be waiting. We drove to their office twice ( 6 hours total) and no one was there to give us our money order. Later, we called Abel and that was when he finally told us the truth. He stopped picking up our calls and messaged us that his manager said that we could not get our money back because he showed us multiple houses and they did their part. I was heart broken because as a social worker, that’s a lot of money for me. It takes me working hard to make $1000 and it was just taken away from me just like that. I tried calling Walmart, but they could not help and I tried my bank and they could not help because I successfully purchased my money order from Walmart. Smh, I pray that God deals with all parties involved in taking advantage of the less privileged!

Beware!!

Contracted with them end of February for completion to be end of June, early July. Went with them because they Promised 3 month completion. They never said "from receiving permit". They said yes to everything we needed during sales PITCH. I called palm bay city to see status of permit and was told they had nothing and they were caught up..no back up. LGI kept telling us permit would be there any day (during May). I believe They were not being truthful from the day we signed. We needed to have a house to move into by July. Had to cancel contract and they would not return our $1000 deposit. Beware!!

Sad about our first home Ruined experience

At this point we have just come to terms with selling as soon as we can and finding a different builder. Really saddening for our first time buying. As soon as problems came around, Sales and Construction stopped communicating, when I attend the Facebook community page, almost every new home buyer here in chisolm Springs North TX is having issues.

Poor customer service

Poor customer service. The sales agent Manny Jauriqui was nice, at first, but when things got ugly, he started ignoring my calls. Totally unprofessional. I tried to backout of the deal, and I explained my situation to their "preferred" lender. I told them that purchasing a home could cause me financial difficulties down the road, but ultimately, they still deemed that I'm financially "qualified". They refused to return my 1K deposit. So they made a quick easy 1K out of me!

Overall, BUYER BEWARE.
