100% Reliance on a bot

100% Reliance on a bot - with inability to make human based decisions.

Have wasted 2 weeks of time on trying to get a property. For referencing, they rely 100% on a simplistic bot service from a company called Goodlord. This bot asks for ever increasing amounts of personal information, and for income, if all of your Employer name, the name on your payslip, the name on the bank receipt into your account, and your employers payroll scheme with HMRC do not match up 100%, then it will refuse you (and since most banks will shorten long company names on your statement - that means a very high refusal rate)

Now, logically, with this obvious shortcoming, a human would step in and look at the rest of the income evidence (payslips matching the money coming into the bank etc) - but with Leaf Living it is not the case - it does not matter who you speak to, nor how much money is coming into your bank account - you could have £1 million per month coming in, but if the bot says no, then they will refuse you (in our case we had net income of more than double the amount needed - still was no use).

My recommendation? don't bother with them. It is simply not worth the waste of time, effort and stress

Oh and I'll add another peice of advice… when speaking to an agent about a property, ask if they use Goodlord for referencing… if they say yes, don't bother applying.
