Skeptical to Deals

Before Land Academy I had zero real estate experience, just a full time job and a lot of skepticism after watching other gurus online.

I joined in January and closed my first deal in week nine: a five acre parcel I bought for $4,500 and sold for $13,900. Six months in, I’ve done four deals for about $31k net, all part time.

The difference was the data. Pricing an entire county in an afternoon meant I stopped guessing. The weekly member calls saved me from a rookie mistake on deal two, and when I found a property too big to fund myself, deal funding covered it. I’ve already sent two coworkers here. If you actually send the mail and follow the process, it works…

Thanks to Land Academy

Thanks to Land Academy I was able to pull my kids out of public school and send them to a private homeschool program. We are a single income household with four young kids and some fairly substantial student debt left to pay off. Aiming to have my land business pay off the rest of the student debt by the end of the year and to go full-time in land asap. Anyways, we could not have done this for our kids without the information and support of this program and group. A relatively small financial milestone, but a massive one for my family! Thank you!

$8,000+ Missing and Total Communication Blackout

I am writing this as a warning to fellow land investors based on my direct business experience. While Land Academy has a good community, their backend operations are a significant risk to your business capital. My company currently has over $8,000 tied up in failed mailer services due to technical errors dating back to June 2025. Despite admitted mistakes and a "review" that was supposed to be simple, I have been met with a complete communication blackout. They were quick to cancel my membership, yet they have ghosted me for months regarding the return of my funds. In this business, cash flow is everything, and you cannot trust a provider that goes silent for nearly a year while holding onto thousands of dollars of your capital. I paid for thousands of mailers that were never delivered. They did not care that I was a member for over a year. They gladly ghosted me and have no intention of making me whole. I strongly advise against working with this group.

Burned by Land Academy

I'll be honest — I'm one of the people who got burned by O2O which is a family company of Land Academy. I was a member of LA since 2020 and also a Career Path alumni.

Since November 2025 I've spent over $30,000 with O2O and received zero leads and zero calls. Not one. In 76+ campaigns that has never happened. We all know it's impossible to not get at least one hate call — I didn't even get that.

When I dug into my account here's what I found: one campaign showed 'MAILED' in DealComplete (another family company of LA) for 68 days straight and was never sent. I caught it myself. O2O's supervisor later confirmed and tried to mitigate. O2O then sent an Excel file claiming to be USPS documentation that looked like anyone could have created it — and even that showed a massive amount of letters undelivered after months. Multiple campaigns were verbally confirmed sent with zero real USPS documentation to back it up. And I have nearly 7,000 credits I cannot account for anywhere in my credit history.

I've been chasing answers for months and nothing has been resolved. Not one phone call or text from Jack or Jill — which is frankly disrespectful after years of membership and the money I spent with them. I reached out to them directly, felt forced to threaten litigation, which genuinely breaks my heart because I have a lot of respect for what they built. Still no response.

I'm currently in limbo, still looking for an attorney I trust to take this forward.

If you're using O2O or DealComplete, audit your account. Pull your USPS tracking exports. Verify every campaign showing 'MAILED' was actually sent. I wish someone had warned me sooner of the sudden changes in the company. Safe to say I am no longer a member.

They PROMISE you the world and NEVER deliver.

They PROMISE you the world and NEVER deliver. Sloppy Management, poor leadership, no accountability, they lie to customers. They say service will be done this week and it is NEVER done, even months later. We spent over $10K on their services and have received nothing.
