Very disappointing experience

Very disappointing experience. A lot of back and forth communication over several weeks, but basic information such as trading figures was never provided. Responses were slow and the process felt unnecessarily drawn out.
Serious operators need transparent information to make decisions, and unfortunately that wasn’t the case here. Felt like a complete waste of time.

Very dissapointed in Kalmar's letting service

I instructed Kalmars to mark put my nicely presented apartment in Jan 2025. The rent asked was fair and the apartment in good condition.

My first indication that all was not well was the poor pictures uses on the online portals. The pictures made the apartment look tiny, whereas it is over 900 sqft. This was accepted by Kalmars - and they promised to change them. This did not happen.

The flat was marketted by Kalmars for about 1 month. Despite reducing the price, I didn't receive a single offer.

When my contract period with Kalmars finished, I instructed a different agency and received 3 offers the next day.

I would not recommend Kalmars or use them again!!

I am extremely disappointed with my…

I am extremely disappointed with my experience involving Kalmars Estate Agents. After purchasing a flat in a non-smoking building managed by PA Housing Association at Colorama House due to my severe allergy to tobacco smoke, I was distressed to find that Kalmars rented the adjacent flat to a tenant who smokes heavily.

Since the new tenant moved in on 26 October 2024, there has been constant smoking on the small enclosed shared balcony next to mine. The smoke infiltrates my flat through the shared space and the ventilation system, which draws air from the balcony. This has severely impacted my health, causing serious respiratory issues like bronchospasm, wheezing, and exacerbation of asthma, as well as skin problems due to my tobacco smoke hypersensitivity.

Despite the building's strict no-smoking policy, it appears that Kalmars did not adequately ensure that the tenant would comply with this crucial rule. This oversight has not only violated the building's regulations but has also put my health at significant risk.

I expected a higher level of diligence and professionalism from Kalmars in adhering to the building's policies, especially those that affect residents' health and well-being. Their failure to enforce the non-smoking requirement has led to a deeply distressing situation for me.

I hope Kalmars will take this feedback seriously and improve their tenant vetting processes to prevent similar issues for other residents in the future.

Know the South London market inside out.

Having done business with two generations of the Kalmars family there is no outfit better placed to understand the South London market and to help you achieve optimum values than these guys. Top service .

Property assistance

I first contacted Kalmars to undertake some residential valuations for our portfolio in South East London. They sent out a sales and lettings agent who were able to provide accurate prices and also discussed site development potential.

I met with Sebastian who looked at our project and was able to look at viability and suggest suitable architects for our project size. Kalmars wholistic understanding of the property market is invaluable and I am very grateful for their support.

Unprofessional agents trying to scam…

Unprofessional agents trying to scam your deposit. We put down a £400 holding deposit for a flat and provided all the documents for referencing. Over a month has passed and Kalmars agents did nothing. We asked the agent to return our deposit which they denied. We immediately knew that this was a scam since they do not have the rights to hold our deposit more than 15 days. We then reported the scam attempt to the property redress scheme and got our £400 back in 2 weeks. Everyone beware of the scam attempt by these con agents. They told us many lies and false information. When in doubt please check Property Redress Scheme website and stay away from this agency.

What is this?

I am not sure what they were about. It seemed as if they were working for the buyers, not us. They kept us hanging on for months. We finally said that we had another interested party and they did not even bother to come back to us. Never met a less interested agent. So pleased to have ended this relationship and wish we had done that much earlier.

“Kalmars were the first property agents…

“Kalmars were the first property agents In Docklands when it all began back in the 80’s.
All the big West End agents used to defer to Kalmars to value anything in Docklands.

I’ve worked with three generations of the Kalmar family over the last 26 years and found their advise and services invaluable.
They are part of Dockland’s history.

Their letting department is headed by the wonderful Francesca. She has handled the letting of all my riverside flats for over five years. She has particular talent and insight in matching the right tenant to the right flat. My average tenant stays over four years so her expertise speaks for itself.

Rude and unresponsive

The agents at the Kalmars Shad Thames office are terribly rude and unresponsive. I have been trying to arrange a viewing of a commercial property and enquired by email directly to the agent in charge. After several follow-ups and a phone call, the conversation with the agent was as follows:

Kalmars agent: "As you can understand, we are very busy but I will look at your email shortly"

Me: "I have been waiting for a reply for three weeks now"

Kalmars agent: "I said that I was very busy.". *Hang up*

Scott @ Kalmars

We were fortunate enough to engage with Kalmars at Shad Thames to help us lease our business, which we have had in the family for 70 years. We were appointed a gentleman named Scott Bennington who, as it turns out, doubled up as our agent, and our sympathiser. Scott showed immense sensitivity to our change in circumstances and assisted in offering support and confidence throughout. He was highly professional and would provide us with regular updates, even during quiet periods within the market. I would highly recommend Kalmars for their expertise and professionalism AND WOULD MOST DEFINITELY recommend Scott for being a true professional salesman with the added gift of also being personable. Greg Giessen from Kalmars and his invaluable service

Greg Giessen from Kalmars helped me to find a tenant for our commercial premises. Unfortunately we had many set backs in different areas of tenant, legal and other matters. However, Greg helped us through on all these matters and kept giving his patient support. Would highly recommend everyone to work with Kalmars, due to their competence and ability to help you in all aspects of your property business.

Rude & Unprofessional Service

Incredibly rude and unprofessional - serious customer service training needed. Emailed the specified Agent listed on their website, regarding a commercial property listed as available. A day and a half later there had been no reply, so I phoned. Eventually reached the named agent at Kalmars, who was audibly completely disinterested and unapologetic for not getting back to me - "oh yeah, I got that email, I just didn't reply." He advised that the particular property has 4 offers on it with one accepted (hence I suspect him not having the courtesy to even bother replying to my enquiry.). Didn't seem to think that listing the property as 'Let' on their website was a reasonable suggestion. Then seemed to want me to still view the property anyway. When I didn't show interest in doing this given the mixed messages, the tone was even ruder. Really unimpressed with this agent, there is no need for poor service and rudeness to potential customers.
