Johns & Co failed for months to fix serious faults with the heating and cooling system the flat I rented.
One fault - a uncontrollably freezing cold flat - made me ill and cost me nearly £700 in energy bills and other costs. Johns & Co suggested to me at least once that it wasn't broken, suggested that I couldn't read a thermostat, and took months to get the manufacturer in to fix it. They kept changing property managers and completely ignored me at times, obfuscating through a confusing app system.
The lift in our building also kept breaking down. One resident told me they had to climb out of it midway through a breakdown. Dangerous.
The agency and landlord never compensated me for the excess bills or illness. They also charged me for a fault that had existed even before I moved in, and which I had already pointed out.
I left the property and moved elsewhere, in a place with no major problems, for less rent and with much more accommodating property management.

Charlie carter from the Nine Elms office has been extremely slow with replies with an urgent situation, and when he does respond it addresses none of my issues. This agency did not inform the implications of the new Renters Right act on existing leases and contracts and denies the legality of how one year leases signed the year before should stand. Absolutely dreadful service as of yet.

They are professional, responsive, and always willing to assist with any issues or queries.

Poor experience with the Canary Wharf office. The person I dealt with was rude over the phone and was almost impossible to contact when I needed a tenancy reference during my move.
At the end of the tenancy, I paid around £400 for cleaning through their cleaning provider, yet they still attempted to claim almost £300 in further cleaning-related deductions from the deposit.
The whole move-out and deposit process felt unnecessarily difficult and poorly managed.

Wai Yau is very professional and always patient in answering my questions, and provide to me clear guidance on the risk and protection I need being the landlord. Thank you for his excellent service provided.

Do not rent from this agency if you expect basic maintenance or tenant safety to be taken seriously.
Ignored Safety Hazards: Urgent repairs affecting tenant safety have been left completely outstanding for over 8 weeks.
Unresponsive Maintenance Systems: Fixflo tickets and follow-up questions are routinely ignored without resolution or communication.
Refusal to Take Responsibility: The management team prioritises avoiding liability over resolving serious
property issues or protecting residents.
Prospective tenants should be aware that once the lease is signed, communication stops and reported hazards are left unaddressed. Look elsewhere for responsible housing management.

I had a really good experience with Johns & Co, and a big thank you to Candice, Nicholas and Skye for all their help.
As a first-time landlord, I was a little unsure about the process, but they made everything so easy and stress-free. They managed to get my flat rented and all the paperwork sorted within just a week, which was amazing.
Everyone was really professional, helpful and quick to respond whenever I had a question. I’m really pleased with how smoothly everything went. Thank you again, Candice, Nicholas and Skye!

Mansoor was absolutely astounding from the showing all the way through lease negotiations and execution. He was professional and knowledgeable and I would recommend Mansoor and John’s & Co for anyone making a move to or within London.

I would strongly recommend avoiding Johns&Co. Our experience with them was extremely frustrating from the moment we moved in until the day we left.
When we first moved into our property, there was no welcome pack, nobody met us at the property to explain anything, and they had even given us fobs that didn’t work. The water was also turned off when we moved in because a complicated flood detection system had been activated. This made it very difficult to turn the water back on, and it would have been helpful to know about the system beforehand. There was no information about it in the property and no support from Johns&Co to help us resolve the issue. The only person who helped us was a neighbour at 2am.
They never come to you and always expect you to go to them at their awkwardly situated offices. The staff we dealt with were often completely clueless and rude, and regularly seemed to have no idea what they were talking about.
When you report a problem, they seem to fob you off and still manage to get things wrong. For example, when we moved in, two of our freezer drawers were cracked. We specifically told them that two were broken, yet they sent us one replacement. Our ventilation system filters were also never replaced, and our vents eventually started smelling awful, making the whole building smell. Despite reporting this, they never sent anyone out to properly investigate it.
They also provided very little help with utility suppliers when we first moved in and didn’t help with meter readings either.
The payment situation was another major issue. During our first year, they wouldn’t let us pay anything other than a full year up front. After we had proved that we were reliable tenants, they still required us to pay six months up front, followed by another six months.
Whenever we tried to contact our landlord, we were simply told “he lives in China”, as if that was a different planet and meant there was nothing they could do to help.
When we first moved in, they also put the flat on the market for sale without telling us. When viewings were eventually arranged, we were often given incredibly short notice, which was very frustrating.
Moving out was another nightmare. Johns&Co held onto the remaining rent from our year-up-front payment and wouldn’t return it because the landlord couldn’t provide the funds. Eventually, they paid us back in instalments from his other investments, but the fact that we had to go through this at all was disgraceful.
Repairs were also painfully slow. It took around a month to get our dishwasher fixed, and when someone was eventually sent out, they arrived thinking they were there to fix a washing machine.
There was also an awful amount of staff turnover. We had around six different property managers during our time there, and the only way we would find out that we had a new property manager was when we called. We were never properly updated or introduced to the new person managing our property.
Overall, the communication, customer service and management were extremely poor. Problems were regularly ignored, things were repeatedly got wrong, and we were often left feeling like we had to chase them for everything.
I would seriously think twice before renting or buying through Johns&Co. Based on our experience, I would not recommend this company to anyone.

Graham Cooper in Brentford has been showing me properties and helping me with my first-time buy, and he has been extremely helpful and friendly. He’s also very patient, which is great for a first-time buyer like me. Interacting with Graham has been amazing, and I hope other sales associates are just like him.

Nicole Wright is proactive and handled well on the refund of deposit. The procedure is smooth, even though one of vendors keeps delaying the process. A flexible approach has been arranged.

I started engaging Johns&Co for letting in May/June 2025. Lara has been very helpful, responsive & supportive to my tenancy requirements / expectations. 1 year on, still happy to make her my trusted primary contact for new tenancy. She made it again within a short turnaround time!!
