Very disappointing experience.

Communication has been consistently poor, from reception through to senior management. Calls are not returned, emails go unanswered for long periods, and when responses do come, they often fail to address the actual questions raised.
There appears to be a pattern of deflecting responsibility rather than resolving issues, alongside a lack of accountability and follow-through. The overall experience has felt disorganised and unprofessional.
Based on my experience, I would not recommend.

Shockingly bad

Shockingly bad. That’s really the only way to describe Ian Gibbs Estate Management. Their service is unprofessional, unresponsive, and completely lacking in accountability. Communication is practically nonexistent. You can chase them for weeks and either get ignored or fobbed off with empty promises.
Issues that should be handled quickly and competently are either delayed indefinitely or not dealt with at all. The level of disregard for residents is staggering. It feels as though they exist to collect their fees without offering anything resembling proper management in return.
The sheer lack of organisation, follow through, and basic customer care is appalling. If you value your time, money, and sanity, avoid Ian Gibbs Estate Management at all costs. There are plenty of property management companies out there. Do yourself a favour and choose literally anyone else.

Outstanding service in urgent situation

I am very grateful to my letting agents and to Katie for their quick and efficient response. I had an urgent problem with My washing machine , which I rely on daily for my linen and especially for my 5 years old daughter ,within just one day , they arranged for an engineer/plumber to come and fix it.
The whole process was handled with Care and urgency ,which made a big difference for us.
It Is reassuring to know that they take tenants needs seriously and act so promptly.

Shocking Managing Agents

Lazy, incompetent managing agents covering the Enfield area. The managing agents at Ian Gibbs never answer their phones, expect residents to email them photos of complaints and on the rare occasion a site visit is made, much needed repairs go unnoticed. Prior to Ian Gibbs managing the building, our previous managing agents were helpful, proactive and did an amazing job. The communal areas were spotless, repairs were done and rubbish wasn't left for weeks without being removed.

Useless Property Manager

Absolutely zero communication from them. We are in a new block, the building WhatsApp group is alive with owners saying no response to emails to the property manager (Claire). I am not actually sure what they are doing for the considerable fees that they collect.

I strongly suspect that we will need to invoke RTM and sack them if this is their standard of management. Not impressed.

New tenancy

I moved into my rented flat within the agreed 2 weeks. Debbie was professional from the moment I made my enquiry till this day forward. She has all the answers to my tenancy queries. The landlord and landlady had not used Ian Gibbs before either, but they are wonderful. They even left me a nice bottle of bubbly and a moving in card. They brought back a mattress for me as I had previously said to dump it, but I had not secured a new one in time and they truly did not want me to go without. The next day I had trouble with a lock on the door, but Ian Gibbs maintenance team, Alberto, came to the rescue within 10 minutes and helped me out. Elaine, on Inventories has pictured almost everything in this property reassuring the landlords and I that everything works and is spotless. I could not be more thankful for all the support from all of the Ian Gibbs team. I thoroughly recommend using this estate agent. Thanks.

Would give less if I could

Quick at responding to emails, but only to talk to you like an idiot and fob you off, and when you ask follow up questions they cherry pick what to respond to to suit their narrative or just outright ignore you entirely to avoid having to get off of their backsides and actually do any real work.

Not just based off this latest experience, although this is definitely one of the most outrageous

If I could give no stars I would

If I could give no stars I would. The annual bill has arrived of which they charge our estate a cool £38646 for absolutely nothing. You have to applaud a company that can get away with doing the bare minimum whilst charging an absolute premium for it. Really really begrudge paying this charge. They are absolutely diabolical.

I have worked with Ian Gibbs for many years. However I have to now say they are not at all efficient. Alexis has become really unfriendly and no longer efficient. It's a shame as she let's the company down

Management Failure

Our property is managed by Ian Gibbs. One of the selling point for property is there is a Main Gate. But Ian Gibbs claims the gates keeping opening and closing causing easy failure and need to change the motor. Without checking with house owner, this company confirm us the gate need to open and closed during night hours. They never tell us how much the cost is higher but simply sacrifice our security. Never imagine why Fairview choose this management with such poor service.
