COMPLETE SCAM OF A COMPANY
Orchard Homes is partnered with Homeward Title, a company that has scammed countless homeowners. They lure you in with three options: a low cash offer, a “quick sale,” or their “amazing program” through Homeward Title where they advance part of your equity so you can move out while they sell your home for top value. It sounds perfect, but it’s absolutely not.
They immediately increased the “repair funds” they set aside, claiming I’d get most of it back later. After the first closing, both companies ghosted me and even my Orchard realtor, who was supposed to represent Homeward Title for the second closing. They lied to him repeatedly, kept him out of the loop, and told him the house was ready to list—only for him to find it in far worse condition, leaving the house now with things in a complete a mess, which they were not before. The house was left in embarrassing condition, nowhere near ready to list, yet they still sent him out as if it were.
After constant pressure they finally sent a random spreadsheet with vague items and unexplained charges. They refused to provide invoices or proof of how they spent my funds. They charged a 19% fee and pocketed around $17k of my “repair funds” with zero documentation. Even after involving a lawyer, they dismissed all requests for proof. Homeward Title has a long history of doing this to homeowners, and Orchard continues to promote them, making them complicit.
My Orchard realtor repeatedly reported the issues, and Orchard ignored everything. When he pushed too hard, they replaced him to silence him, costing him the commission he rightfully earned.
Orchard knowingly partners with a company that scams homeowners, ignores contract obligations, and mistreats everyone involved. Stay far away from Orchard Homes and Homeward Title. Save yourself the money, stress, and lies. Whatever you do, stay FAR AWAY from Orchard Homes, and most certainly Homeward Title. Save your money, the stress, the headache and all the lies that will continue to be fed your way.
In response to their reply: so basically you guys can make up any amount as the “final charge” since you don’t provide any accurate factual invoices with amounts and proof of what the funds are used for. Just SELLERS BEWARE: be prepared to give them all your money and not see any return. And it’s crazy you say all your customers have positive reviews and experiences.. the BBB seems to strongly suggest otherwise.

Underwriting drove me crazy with all the redundant information they asked us to provide. I think most underwriting departments in all mortgage company's act the same way. It's the process that is uncomfortable not necessarily the underwriters themselves.
