Bunch of scammers!

Bunch of scammers who treat tenants' security deposits as their own!

*** Faced Issue In Receiving Back My Security Deposit ***

I gave 1 star for majorly for this one issue which happened only after I vacated their property.

For a total of almost one year and ten months, I stayed in two of their properties. Although they replied immediately to my queries and any requests I made for repairs to the house (which is why I chose them twice!), they showed their different side when it came to return my security deposit. They attempted to take a significant portion of my deposit when I left the second property. Throughout the two months of the notice period, one of their employees kept commenting on how well I maintained the property and how I didn't need to worry about any more cleaning. However, numerous concerns were mentioned later in the ROD (Return Of Deposit) form.

After repeatedly asking for my deposit money, they gave me the ROD form 18 days after I vacated the property! They also implied that they would charge me a minimum of £495 (in addition!) if I didn't agree to what issues they mentioned in the ROD form and would rather want to go for further investigation. The nerve they have!

The "certificate for the deposit protection scheme" was not even provided by them when I moved into their properties. When I requested this document during this ROD form discussion, they suddenly had a change of heart and said that I had been a "model tenant" and that, "as an ex gratia decision" they would return my FULL deposit! I later contacted the Deposit Protection Scheme provider only to get to know that my security deposit was protected with them for a few months and later it was taken out even though I was staying in the property. I think they do that to all of their tenants, or at the very least, to the vulnerable ones like students or people who are stranger to this country's rules.

My suggestion is to completely avoid this letting agency fully and report them to Deposit Protection Service if you have also faced similar issues.

Disgusting people

Asian landlord with over 180 properties-old, disgusting tiny dirty flats with pre-historic electric wiring that cuts out, heaters that blow up, poor maintenance and the landlord and his agents are bullies. They let primarily to foreigners that don't understand British laws (which the landlord doesn't want to follow). I had the misfortune of renting a property from them and they allowed an old foreign couple to run a radio station from their flat, right underneath my bedroom, . When I complained-one of the the agents stated that the landlord's response was "the previous tenant didn't have a problem with it". I have the proof of all the conversations in regards to everything.
Extremely rude people and I am 100% sure that this review will receive a nasty sarcastic response (as that is their way of dealing with things, they want to have the last word). Go ahead "Sam"-the landlord, Ian, or Louise-have a go, you're good at that.
Avoid at all costs and go elsewhere, anywhere! Trust me they need to pay tenants to live in their properties, not the other way around.
