Unfortunately, our experience with this letting agent and the property was extremely disappointing. We found the letting agent to be unprofessional, particularly in their communication towards the end of the tenancy. Based on our experience, we would strongly advise others to think twice before renting through them.

When we moved into the property, we were bitten all over and discovered a flea infestation. On top of this, the standard of cleaning was extremely poor. Despite being told that the property had been professionally cleaned, we found cat sick in the cubby holes of the built-in storage, fur all over the curtains and carpets, mould in the bedroom, en-suite and washing machine, as well as a dirty fridge. We were very disappointed that the property had clearly not been properly cleaned or prepared before our arrival.

The communication towards the end of the tenancy was particularly frustrating. After we had moved out, we were repeatedly asked to “be honest” about when we had last accessed the property, despite having clearly explained that we had not returned since moving out. We were told that the CCTV would be checked, which we welcomed, and requested an apology once the footage had been reviewed. However, no apology was ever received. We found the agent’s approach unnecessarily accusatory and felt that our honesty and integrity were being questioned despite having been clear and consistent throughout.

To make matters worse, the letting agent/landlord initially attempted to withhold £975 from our deposit. Following the TDS dispute resolution process, this was reduced to £120, which speaks for itself.

Overall, our experience was extremely disappointing, both in terms of the condition of the property when we moved in and the way we were treated when leaving. We found the letting agent’s conduct and communication unprofessional and would be very reluctant to recommend them. We would also strongly encourage anyone renting through them to keep thorough records, take photographs and make sure they use the TDS process if they encounter difficulties recovering their deposit.

Highly recommend Simon and team. Their personal attention and genuine care shows in their communication and managing of the property. I would pick them to manage any of my future properties. Great people, great service and a human touch.

We moved our letting to Hills 4 months ago. Simon is very well organised and responds promptly to any issues. We cant wait for our tenants in our other apartment to give notice to leave so that we can move this one to Hill!

Hill lettings have been managing my property since July and the experience has been amazing. I was able to get a good deal on signing up for one years management as a new customer and their service has not disappointed, so much that I intend to stay with them for the long run. They are easy to communicate with and have a portal which is simple to use. I cannot fault them at all!

I contacted them for a viewing of a rental property through openrent. They reminded me of the viewing twice, which is good. Nobody met me for the viewing and when I contacted the agent through openrent it took 40min for them to respond, by which time I was nearly home.

As a first time landlord, Simon has been great. We were able to get the property photographed, listed and leased within 5 days. We got above asking, and Simon made the process very easy. The whole team were great. We have had some issues with the Tenants, but this isn't something Hills can prevent, however until the point Hills have helped manage them effectively.

I am a first time landlord, and was looking to arrange to rent my own flat out to a trustworthy tenant. As it was my first time I compared all the different costs charged by the normal high street agents and discovered how expensive this was.

Hills lettings not only massively undercut them and made this an affordable venture for me, but have given the individual and personal touch lacking at the national and even local estate agents.

From the get-go they have been massively helpful in guiding me through the process and answering all questions (and anticipating others) but they were able to process the rental application and tenant checks in rapid time - I think I broke a record from the point of showing the flat to the Tenants for the first time, and their request to move in barely a week later! (I have only just recovered from the effort!)

Throughout that period (just before xmas) they were there for me every step of the way and I cannot stress enough how good they were.

Whilst tenants need to find the flat to live in, prospective landlords need to find a good tenant, have the checks done quickly and efficiently and not overpay for the service. Because Hills lettings are independent, they dont carry the costs of their other departments or less successful branches, so can offer amazing value to the landlord.
